Someone recently asked me, "If a land has a Certificate of Occupancy (C of O) and I have verified its authenticity, do I still need to chart it?" My response was straightforward: Even before you verify the C of O, you should chart the land. Charting is the initial step. According to the law, the government can claim land for public use, regardless of its C of O status. Therefore, to ensure that the land is free from government interest at the time of purchase, it is essential to chart it first.
