REMEMBERING THE BLACK ⚫️ MONDAY
The day my magnificent 7-stocks portfolio lost $12,500.00 - August 5th, 2024, a day I won't forget in my investment journey. It started like any other beautiful day; I was busy during the 'End Bad Governance' protest. My office was locked, and the protest was intense in Kubwa. While analysing the situation, I was reading Yahoo news when I came across a report that Tokyo and other Asian stock exchanges had lost 10% in early trade due to the Japanese government increasing interest rates. This triggered a contagious effect on NYSE pre-market trading.
As an investor tutored by NSEMPA, I started praying for the red day to continue for 10 days so I could exchange Naira for dollars. However, the risk of going to my Forex exchanger in Gwagwalada outweighed the benefit. At 16:30, when the New York market opened, my portfolio was deeply in the red. I didn't panic; instead, I was ready to ride the bonanza offerings of the 7 great institutional investors.
1. *BlackRock*: The largest asset manager globally, with over $10 trillion in assets under management (AUM).

2. *Vanguard Group*: The second-largest asset manager, with over $7 trillion in AUM.

3. *State Street Global Advisors*: A leading asset manager with over $3.5 trillion in AUM.

4. *Fidelity Investments*: A major asset manager with over $3.5 trillion in AUM.

5. *Capital Group*: A global investment manager with over $2.5 trillion in AUM.

6. *JPMorgan Chase & Co.*: A multinational bank and financial services company with significant investment management capabilities.

7. *Goldman Sachs Asset Management*: A leading investment manager with over $2 trillion in AUM.

I told myself I wouldn't exit my position by jumping in and out.
Fast-forward to when NVIDIA, the jewel in my magnificent 7 portfolio, tested $80 twice at the peak of the downturn dubbed Black Monday. I remained resolute and focused, wishing the bonanza could continue for at least 2 weeks. By August 6th, the recovery started, and today my $12,500+ paper loss has turned into a paper gain in surplus.
The moral of this post is never to panic. Expect red days; no one can predict the exact date and time. Institutional investors' algorithms are pre-programmed to run the market against individual investors. The weak hands are being shaken off, and would struggle to renter the market at premium.
The principle of investment is simple: exercise patience, follow basic principles as taught by the gurus, and generational wealth can be created.

The current value of sunk costs including land is at least N400m given the recent inflation. As of today I need about N100m to N150m to complete it. It will fetch about N24m net in rent per year. I plan to complete in two years. Do you advice me to keep investing in it or abandon it and use the money in the capital market? For various reasons I can't sell the place. One of the reasons is that it will sell at huge discount as an uncomplicated building.

I undertook a self-directed research project to investigate the hype surrounding real estate, with Abuja as my case study. The results revealed that financial market returns surpass those of real estate. Furthermore, purchasing land with a Certificate of Occupancy (CofO) is a more prudent decision than embarking on a real estate project with expectations of liquidity returns. The stresses associated with building construction cannot be overstated. While it may have been a lucrative venture in the past, financial assets are now the primary objective. Indeed, had you invested the initial funds in financial assets, you could likely purchase a completed building using the proceeds from those investments.

Thanks. I agree 💯. But the reality now is that the building is there and a decision needs to be made on if it is wise to complete it.

Go complete it because you have gone far.If you leave it as abandoned building.You will be surprised in the next 10yrs you have not finished it.I am talking from expirence. I do relate to your situation. I also took some years to reach it's current stage and already some of the external features, such as the concrete facial roof design, are out of date. Thanks for the advice.

grin don't take it to heart bro but you know you bleeped/messed up cuz you were driven by selfishness and lack of empathy. Why didn't you do it in phases. Eg complete 4 flats start earning income, then do another 4 flats.


I will advise you to complete what you have started.

Next time it is always good to count the cost before embarking on a project.


There are a lot of uncompleted houses whose owners had to sell at giveaway prices.


It is very important to always consider cash flow and liquidity.

When building the maximum time frame should not exceed 2 years. My opinion though

A property of about N60 million was recently purchased from someone who will soon japa for N28 million.

Why? Because the buyer could make payment in less than 72 hours. The property was in the market for over 2 years

When the earning ability and income is enhanced and increased, personal finance expert believe the cost of our primary residence ie where we live should not be more than our income for 3 years


Meaning for someone whose annual income is N12 million, the maximum cost of his primary residence should not be more than N36 million.

If such a property does not befit him, the option is for him to increase his earning ability
