Hello guys. I am about to do the roofing in this house but I’m scared if the front won’t collapse after sometime owing to the fact that there is no supporting pillars and with the weight of the wood work and the Gerald roof resting on it. He assured me he used enough 16mm rods with good reinforcement. What do you guys think? 1 Share

With well reinforced beam, you have no problem there with the cantilever. However,I can't see any beam there presently n it's beam needs to be connected with the other beam coming from the walls. Celepope: 1 Like |

Build a twin detached duplex in Nigeria for rent (southeast) or use the money to purchase more lands or hold the money in a mutual fund while determining the economic and security situation of the country. Let’s learn something new. So, I just bought this particular Truck of Granite for 194,500 full 15 tonnes. They call this Truck Julius Berger when delivering and buying Granite. Usually, when you ask for 15 tonnes, they cheat you by using a smaller Truck which will only contain 10 tonnes of Granite and call it 15 tonnes for you. So, Whenever you want to buy your Granite, instead of saying you want to buy 15 tonnes of Granite, just tell them you want 15 tonnes of Julius Berger. The Julius Berger Truck is what will give you your Full complete 15 tonnes of Granite. The Julius Berger Truck is almost double the size of the Truck they will bring to you as 15 tonnes which is not 15 tonnes but 10 tonnes. I have attached the image of the Julius Berger Truck and amount of Granite that was delivered to my site. 5 Likes

Obinnau:In the East, 4 flats instead of detached twin duplex will be more money if you are considering rental. Mutual fund might return up to 7-10% annually. Let’s do the calculation with $100k (#155M). Foreign mutual fund ( in dollars) is better to avoid devaluation of naira. 10% of #155M is #15 less tax #12M Rent for 4 flats in developing area in Enugu or Owerri is an average of #700k yearly x 4 = .#2.8M Land is not predictable. But averagely you must hold it up to 2 to 3 years to see significant return of about 30 -50 percent. In every investment, there is always the risk of loss of money. 3 Likes |

It is possible to have such design without any fear of collapse, if it is properly designed by a structural engineer and also constructed as designed cos the weight of the roof members: trusses and covering would have been taken into consideration during the design stage. For such cantilever beams, the size and position/placement of the reinforcement bar is very important in order to adequately support the load it would be subjected to without any deflection or failure. Obinnau: But don’t forget that your property value is also increasing over time. That is also capital gain. Right now, in the US there are some banks offering up to 5 % on CD ( certificate or fixed deposit). This option is almost zero risk but the returns as you can see is quite low. 1 Like |
