See my brother in this current Tinubu economy. Budget 3.5-4m minimum. Things have spoilt oh. I pumped about 13m on 4 units of room and palour selfcon, that was already roofed. And it has not been completed.

All of Una wey dey mention 1.5/2m, I no know if na steal Una wan steal materials oo.
Block na 500, cement 8k, roofing alone go take 800 to 1.2, abi e go buy wood without zince, or buy zince and leave abestos.

Well it depend on the location. Here in Bonny island.
1 trip of sand is 200,000
You need 2 trips to mould,
1 trip for foundation, dpc and lintel castings. Also for chucking
2 trips for filling (considering most areas are waterlogged) and plastering.
5 Trips = 1 Million Naira.
A bag of cement is 9k, moulding per bag is 1,500.
12mm is 15,000 and 16mm is 26,000
One bundle of Cameroon zinc is 450,000
2x2 = 800
2*3 = 1,300
2*4 = 1,500
Daily mason work is 16,000 for mason and helper
Just to mention few
Consider workmanship for roofing, iron bender, people to sandfilling etc

So 4 Million Naira no even too sure sef

Block 750 blocks × 550 = 412,500k

Cement for mass conc. Lintel, block wrk etc = 40bags * 8800= 352,000k

Wood and iron for lintel. 200,000k

Nails, banding wire, and roof accessories 300,000k

You showed the front without the sides

One needs to know how long it is to estimate the number of bedrooms in order to calculate how much block, cement, roofing etc would be needed

Also make sure the land you want to use has an approval for something like this so it doesn’t get demolished if it’s not according to plan

You can also build it as a BQ behind a big land so you’ll leave space for a bigger building in from for the future
