Pleasant morning, Afternoon or evening to you all, depending on where you're located.

I pray this makes front page.

I'm squatting with a friend who has been a good friend, by God's grace. I've been here for over a month & we are cool. No qualms at all. After losing my job, I was unable to renew my rent, so I had to excuse the landlord from his apartment to avoid unnecessary Drama. I hate Embarrassment.
At my friend's place, there's a neighbor who occupies a room self-con. A woman who separated from her hubby for a few years. She packed in here about 10 months ago, and now she wants to go back to Lagos where she was, prior to separation from her hubby.
Just yesterday, she spoke to my friend and informed him of her decision to relocate back to Lagos from Abuja(our current location). She said she wants to pack out of same apartment by next week or month end. Her rent expires in February next year, so she wants someone who can occupy the apartment and pay her off for the three remaining months(December, Jan & Feb). Now, my friend has informed her that I need a place. And sincerely I have been looking for an apartment to rent so I can move out of my friends place, cos there are times my friend's babe would come and I will have to excuse him to pass the night somewhere else. It's not easy on me at all.
The issue now is, is it proper for me to pay her for the three remaining months and then start a fresh full year payment at the end of the three months?
Secondly, she wants the subsequent payment and renewal of the rent to pass through her. This means whenever it's time to renew the rent, I will pay through her before she in turn sends to the landlord, thereby giving the landlord the impression that she's still the legal occupant of the place.
If something goes wrong in the house tommorow, I won't be able to speak directly to the landlord cos he is not responsible to me and he has no recognition for me as his tenant.. if I need to fix anything or hear from the landlord, I'll have to pass through this woman.
Again, is it economically rational for me to pay her for the remaining three months and still renew the rent at expiration of the three months? Whether I pay her or not, it is certain that she's relocating by month end. The building is a new building and she's the first occupant. All the current tenants are the First to occupy the place, the facilities are still intact. Getting a house now is not easy. I don't have anything in hand, but I can get a loan to pay. If she gets someone else to pay her off, then I've lost the place. And if I want to talk directly with the landlord to notify him of my intentions to occupy his property, I am sure he won't rent the place out to me same amount as this woman. He would definitely raise mine.
I need your advice my people.

Like you said, the landlord will definitely raise the rent and are you ready to pay for the agency fee and other stuffs, if you prefer dealing with the landlord directly.

Don't you have mind of your own?

Pay the remaining 3 months to her and find out who she tells the landlord you are to her

If she refers to you as the brother, then just relax and continue the payment directly to the landlord after the expiration of the 3months

You should let landlord know the truth only after you have renewed the rent next year

If you transfer your rent money and she uses it for something else and tells you to hold on for a while.
What do you think the landlord would do?
Avoid that kind of runs?
Let her introduce you to the landlord after paying her for the three months left or she should forget the deal?

You are not stupid, and you already know this is a no no for reasons you've already stated.

Imagine she has financial challenges when your money arrives in her account. Do you think your rent will get paid? And what if she just decides to scam you?

Also, lets say she does pay your rent. What's to stop the landlord kicking illegal tenant you that he did not rent to out of his property?

Indeed take over her remaining 3 months, but find a way to pay the landlord directly for the renewal. If you treat his house well, he might be pleased to have you as his tenant.

How sure are you that when you send her the money she will pay the landlord next year?

If she is ready to claim you are her kid bro then she should introduce you to the landlord now so you can pay directly to him next year. I don't trust that her package atal and besides you both don't even know what the landlord might say about all this sef.

Do you actually think a grown up man like the landlord will fall for that?

You're her kid brother but you've never been seen to spend days with her in the apartment or have you?

Won't she move her things out like bed, furniture, etc and move yours in?

That was why she wanted the payment to go through her because otherwise it'll become too glaring even to the blind what's going on and what you guys are trying to do.

Don't miss this opportunity. This is a golden and cost saving opportunity. Because it will save you from agent commission, kolanut money and new rent price for new tenant.

Stop wasting time. Pay her for 3 months while in February if you want to renew the rent collect the landlord acct details from her or your friend and pay your rent indicating her name as a depositor. Don't pay renewal rent money to your her acct

I remember renting a self con sometimes ago under the condition similar to the one you stated here. The only difference here was that the family moving out infrmed the landlady. They have four months pending. But the landlady insistef I paid for one year together with agent fees and caution fees. It was the the landlady who refunded them and issued me a receipt.
If you accept the woman's proposition, it clearly showed you are not the legal tenat. If the landlord gets to know, you will be thrown out. The lady is not ready to end her tenancy just yet. She has a plan B.
By the way, why in a hurry to get your place when you haven't found another job just yet? How do you hope to repay the loan? Have you even discussed this issue with your friend?
