From Experience, I will advice Tilling first before installing doors but the Subframes should have be installed.

Some Tilers will want to take a Uniform Level and this will affect the doors because they might be of different level.

To save yourself stress, additional cost and also who is doing the door stress also.

You are talking from the perspective of wooden doors. For someone using iron doors, it is better to install the doors first before tiles. This is more so because the subframe and the door of metal doors do not come separately.

Someone using a metal door, can give a uniform allowance of either 2½ inches or more to allow the Tiler take level for the tiles and cement mix,

This method works for any door type. But you need a good tiler to help out becauseoat do shitty jobs

Good and very realistic rates, i don`t think it can be cheaper, you may only have some left overs from quoted quantity of Granite and sand.

Ordinarily the digging of the foundation will cost more than 70k. The pricing of all the items are reasonable.

For the water supply it will pay you in the long run if you dig a borehole right away although it cost more innitially instead of buying water.

doors before tiles. The tiler will take up every available space below the door to ensure that ants or whatever doesn't have space to move

This is what i have always known and applied.

Don't see why tiles should go first.

The project was timelined for 1 month but it's over 2 months now, i don't live close and my aged parents can't do much.

His balance remains a tiny bit, he keeps telling me he will go tomorrow to finish the job with no show.

The referral of artisan is important where possible.
It happened to me last month. I recommended the painter but the engineer who is a silent member here chose to pay him through me and the painter most likely used bulk of the money for his father's burial and wasn't mostly on site to supervise.
They messed things up while the guy gave me the impression they have finished except some stones with dispute on making me to send him almost the remainder of his money.
We spent 10 days sending one of the boys he used and later my staff trying to correct the mess with extra paints, payment for ladder, materials and worker from my own pocket to correct what he claims was finished without getting a refund.
I will advise a trusted person from the client or contractor to inspect level of work done also because sometimes the artisan may have multiple jobs at the same time and subcontract them to incompetent people or if there. Besides different people have different expectation of finishing that is easy to correct before they are paid off.
This guy works with my old painter for many years and separated from him and I thought to encourage him and increase the independent painters I use mainly as recommendation but I accepted responsibility for referring him.

I want to tile my 79sq/m area in Owerri.
29sq/m for parlour, 50sq/m for rooms, kitchen and passage.

I received two quotation for tiles.
First person quoted me 632000, saying it's 8000 for a sq/m

The other person quoted:
For parlour 8600 per carton for 21 cartons. 60x 60
For parlour 8400 per carton for 26 cartons. 40 x40.


Please which is more realistic and advice able to go for. I don't know much about building and really confused

1. Get a Bill of Quantity (BoQ). This will throw so much light on the cost structure of the project. Most homeowners in Nigeria build blindly - as the spirit led. This blind approach is what contractors and artisans take advantage of to defraud. B of Q also comes handy relating to budgeting and cashflow management. So when you call for quotes for example, you already know the quantity and type of the materials needed and price (subject to price increases) and all you are interested in is the labour charge. It is difficult for a contractor to inflate material quantities to defraud. Share the B of Q with the contractor or artisan so everyone is singing from the same page.

2. You said your area could be flood prone. So know that your foundation MUST BE HIGH, minimum four courses high. If you are doing BoQ, let the Bill guy know this to correctly calculate the right amount of sand for backfilling and filling. YOU MUST DO GERMAN FLOOR or else you risk damp issues in future.

3. Don't bank on digging your soakaway to fill your foundation. You will not save very much as there is the cost of shifting the sand from the soakaway to the foundation. In most cases, soakaway sand is better used to level the compound.

4. If you could achieve a borehole, do so immediately and build a protective structure around the borehole and use the structure for storage. The cost of water will bankrupt you in no time if you don't have a borehole. If borehole is not possible in your location, buy a GP tank to store water and then go on your knees and pray. A site without access to steady supply of water na wahala and gbese.

Good points about borehole. But won't a tank be needed to store the water after every pumping, otherwise he may need a source of light to pump everything he needs water.

Go to the market, choose any size and quality of tiles you like and can afford, buy the needed quantity.
Then call the tiler ( the one that you have seen and liked their previous work) and negotiate amount for labor only.
I am sure buying cement and soft sand in Owerri won’t be much of a problem.
You can start with one trip of sand and 20bags of cement.

Let me help you with some figures

1 trip of sand = 60k
20 bags of cement @10k = 200k
Labor 1500 per sqm x 79 = 118500
Subtotal = #378500.

Now you see that the #632000 they quoted for you can only give you #253500 for tiles.

The question now is, what type of tiles can this amount get to 79 sqm?

What you are looking at is 253500 divided by 79 = #3208 ( per sqm of tiles)
To be honest with you, no 60x60 tile sales for this amount even 30 x 60 Nigeria tiles is around 5-6k .
In all of these, transportation of materials could gulp another 40-50 k.

I don’t know about your agreement with the engineer, price of materials may vary depending on location and scarcity (everyone knows sharp sand is often more expensive during dry season). But what I’d advise is you buy materials yourself and try to be present for the process so you can monitor the usage yourself, nobody can accurately predict the amount of granite or cement that would be used.
So you can start by buying 2 trips each of the sand and granite, you can decide to pay for the entire cement and ask them to supply it in bits as the project progresses, other than that they’d use broken bottle to shave off your hair. From my little experience in dealing with people

This is a classical case why homeowners should build with a Bill of Quantity which will give you the quantity of ALL THE MATERIALS NEEDED AND THE PRICES. With a situation like this, you are at the mercy of the engineer's honesty or lack of it. This is building blindly.

For example, the quantity of sand needed for filling and backfilling is directly proportional to the HEIGHT OF THE FOUNDATION. The higher the foundation, the more sand you will need. Now the situation is open for a dishonest builder to quote and collect money for a four course high foundation (for example), but end up building a two course or even one course high foundation and pocket the rest. This is one example of how builders steal from homeowners.

So the quantity of granite, cement, block and sand needed are dependent on the type of foundation. To be honest, it is a struggle to critique the quote without knowing the type and structure of the foundation. All you will get is guess work which can bring confusion and suspicion. This is not good for anyone.
