Hello my good people of this thread and all the lovers of good land investment, I can confirm to you that the negotiation process for these lands we are planning to buy has been concluded. The layout I have been trying to describe is owned by a quiet community in Nike, Enugu state. The name of the community is Ogbeke Nike. Ogbeke Nike is a developing community on the road to Ugwuogo, along the Nike-Opi Nsukka road and is just starting to witness gradual interest from property developers as well as land speculators interest as a result of their closeness to Enugu town. The layout we are describing is not yet built up, its a piece of virgin land just divided into plots as could be seen from my earlier pictures. The place is still bushy, but I think it has some good prospects going forward, a place where investors could buy in and hope for an accelerated development in the next few years. I have been negotiating prices with some members of this community, a group I heard have the authority to negotiate such and give final decisions. They are still insisting on selling each of these plots for N400,000, all my attempts this week has been to reduce the price to at least N350,000 but they refused. But in the end I think its a good price for such a location and title. But there are other costs to pay to make the transaction a one time success, removing the problem of coming back to process documents with the community later, which will surely bring additional cost and stress. If we say N400,000, this amount only covers the cost of the land. 1. We have not paid the surveyor that worked on these plots so he might not feel inclined to release his plans to us or even give us a mini drawing detailing our own portion from the whole layout drawing. 2. We have not paid the lawyers who will follow up on this deal and prepare the lease documentations to make it a legal transaction before we pay. 3. We have not paid the agents who led me to this land and through this negotiation. 4. We are supposed to get ready for the start of work in this land, and so we must think of money to hire a bulldozer and engage it in the clearing of the plots and creating roads through the portion of the layout we want to buy. We will pay this bulldozer charges with part of the money we are going to raise. 5. We are supposed to immediately commence the registration of the original title, money will also be paid. 6. We are supposed to commence the fencing of the whole lands we buy, this will further protect it from trespassing and convey the message that the portion is now owned by a body of individuals apart from the host community. I am not going to fence each individual plot, but a perimeter fencing round the whole plots with one or two entrances with gates. WHAT WANT IS TO GET THIS AREA VERY BUSY, PACK MANY MEN INTO THE BUSHES AND COMMENCE FENCING AND OTHER WORK AS SOON AS WE SECURE THE LANDS. I will be very honest with you, the cost of doing all these things I listed above could run into a few more hundred thousands to authenticate and secure the investment. I am thinking that this whole stuff will cost as much as N1,000,000.00. Sounds big for the location mentioned? This is what you get for the N1 million naira land. 1. A piece of land measuring 60ft x 100ft inside a gated community 2. A duly signed original land document as prepared by the lawyers bearing your name 3. Streets will be cleared and roads will link the lands so you can drive into your plot 4. A survey plan bearing your name specifying the dimensions of your own land 5. A free trip of sharp sand delivered on your plot (for the first 30 people to pay) 6. Free building advice, consultation and tips about the best use for your land 7. Free courier service to send your land documents to you or your relatives in any part of Nigeria (only within Nigeria) ONCE THE LAND DOCUMENTS ARE DELIVERED TO YOU, YOU TAKE RESPONSIBILTY TO CLEAR AND MAKE CHANGES TO IT. TIGERKENN WILL NOT BE RESPONSIBLE FOR; 1. Payment of development levies either from the youths, community or the government (unless discussed and agreed) 2. Preparation of building plans and approvals (unless discussed and agreed) 3. Registration of your title documents with the state lands registry (unless discussed and agreed) IT IS IMPORTANT THAT WE START SOMETHING SOON IN THIS ESTATE, ON MY OWN PLOTS I WILL IMMEDIATELY START DEVELOPING SMALL BOYS QUARTERS, AN ESTATE OFFICE, MOLDING LOTS OF BLOCKS WITH THE INTENTION TO SELL THEM AND OTHER BUSINESSES. WE HAVE TO LEAVE TWO PLOTS FOR 1 SCHOOL AND A SHOPPING PLAZA, ALL PART OF THE AMOUNT STATED ABOVE. I AM PROPOSING A TWO PHASE HOUSING UNIT WITH 49 LANDS PLANNED FOR BUNGALOWS WHILE 49 WILL BE PLANNED FOR DUPLEXES. achi4u: Ebonyi should have all the large scale processing industry, that is not limited to rice mill but extend to salt production, not limited to cement but extend to ceramics table tops etc. Ebonyi has the resources for this, even major oil refinery built in the east should be sited in Ebonyi as an industrial processing state for raw materials. Housing estate for workers will spring up and in no time u have an industrial city caved out of Ebonyi State. Anambra or no Anambra is not relevant here, dont care about states but interested in development becos once we head in the right direction all other trivial matters disappear, as they are born out of poverty. If Onitsha develops alongside the newyork model tomorrow, will Ebonyi be excluded from enterprise? I don't think so, becos the east is one with separate arms, legs and eyes but one body. As for Ibeto, the Ebonyi State Assembly should go and get him to revive that cement industry and create jobs with 50% allocation to Ebonyi indigence and the other 50% jobs allocated equally to the other southeast states. Ndiigbo should always try to negotiate and apply humour to ease the tension, we get way too serious with one another which sometimes can be scary. It is almost like becos alot of us can't speak igbo properly, we speak it with seriousness and no jokes, let us learn to talk to one another properly and even with humour. 2 Likes |

I am just laughing at those of you waiting for dangote to invest in the east Na by force to invest? Is dangote the only industrialist in Nigeria? What about some igbos that has their pharmaceutical industries and some other production industries at Ogun and Lagos? I don't think that dangote will ever invest in the east because I was told by one guy working for ACF that northerners are somehow afraid of Igbo people. The guy is from benue state but was employed by ACF to work for them because he serve as informant, his job is to travel to many different cities and towns where hausa and fulani people live to ask of their well being and their possible challenges or difficulties. The ACF normally recruit guys from middlebelt who knows how to speak at least three other nigerian language to work in that position, the person may not even be a muslim. With steady ethnic riots that normally happen at Aba and Onitsha, where Igbo rioters always lead by massob will be burning all the properties owned by northerners. The northern elites are always advise to build their companies at niger or chad republic instead of Eastern Nigeria So make una expect more of dangote's warehouse cos that warehouse also employ good number of workers Northerners may not be as daft as some of you think they are. asha80: On a serious note, why all these attacks on Ebonyi Satate for crying out loud. The point has been noted that there is an issue that needs to be addressed as regards the Nkalagu cement factory between Ebonyi State government and Ibeto. It was also noted that Emeka Ofor has been complicit in the delay of the take off of geometric power Aba belonging to a fellow Igbo man. Please why is that of Ebonyi being overstretched beyond limit? Can we let this matter lie for the sake of Igbo unity. We shouldn't act as if anyone is more important than the other in Igboland. Even if we drag the matter till eternity, it's not gonna change anything, instead it may even exacerbate the problem we are trying to solve through unrelenting criticism. |

abagworo and inyinyagbaoku two of you are right but the thing with we in the east is that at times we tend to overdo things....the low revenue allocation accruing to south east states is due to massobs thoughtless action during the last census that made the south east to be undercounted. |

Was it massob that made the east to be under counted in the previous censuses, even the ones done by the colonial masters? our govts can mobilize them, tell them where and when to act, and when not to. They do some of these nonsense because they are not guided by politicians . If they were, who are kogi militants to come to aguleri and claim anambra oil, kill some people? Good thing is that they are not bombing us. Our politicians are just acting more Nigerian than others, more Catholic than the pope. If anything happens now, those politicians will flee to USA and other comfort zones, is it these suit and tie wearing men that will do the fighting? Think about it. We shouldn't eliminate them, they need guidance simple. |

InyinyaAgbaOku: 100 billion likes man! The Massob guys simply need to be properly and discreetly directed to hit where they should and mellow when they have to. Look at OPC and Arewa youths. Their politicians encourage them to agitate when their region is perceived to be cheated. The Massob should be a net gain not a nuisance in the struggles we are faced with in Nigeria. Having said that, Massob need to have a strong leadership to control the excesses of a few thugs amongst them. Such groups often notice they are paid when they go on rampage and thus will senselessly always go on rampage to get paid. That is the big risk with such groups 1 Like |
