Hello Expert in building Technology,I need a professional advise and service on how to get a good Architectural Planning and Quantity Surveying cost of 2 units of Two-Bedroom bungalow to be constructed side by side on a single plot of land.I also want to have the cost implication of building this twin structures to enable me to decide on how to go about it ,either to start with one first or continue with the initial plan of two at the same time.

A little more details will be needed from you to get a close quote.
1) To determine the type of foundation, I will like to know what the nature of the land is
(swamp, dry land etc)
2) All rooms en-suite or not

The land in not swampy since it is not in anyway close to the river,also the normal foundation for a dry land is expected and the rooms is expected to be Master bedrooms all,but all these at minimal cost,the least cost range is being looked at here

To build one of the 2-bedrrom flat, here is the summary of bill of quantity

1. excavation/setting out = 30k
2. strip foundation/ workmanship = 50k
3. sub-structural work of foundation depth of 600mm (3 course ) ,500 blocks @ N220/block including cost of material = 100k
4. DPC using mix 1:3:6 and thickness of 75mm ( 3" plus workmanship = 150k
5. super structure using 15mm block, 3m headroom, 2000 blocks @ N250/block = 500k
6. lintel/ front arc, head course and other concrete work = 120k
7. roof truss/noggin material/workmanship = 250k
8. roofing sheet using long span affordable roofing sheet @ N1100/m2 for 130m2 plus workmanship = 170
9. doors finishes according to taste
10. windows finishes according to taste but will get you a good deal within port Harcourt
11.floor tiles finishes according to taste
12. painting both material and workmanship = N80k
13. ceiling using pvc plus workmanship = 80k
14. plastering inside and outside = N150k

= N1.68 million ( minus windows, doors, floor finishes)
Note:
1. roofing sheet price can be reduce if other cheaper alternative is used
2. roof truss amount can be reduce if gable/flat roof is used instead of the conventional roof

The 3 bedroom will have 3 toilets and 2 baths
• An entry porche

• A large living room with dinning (standard)

• A standard masters bedroom

• While the other two room shares the same toilet and bath

• A visitors toilet

• A lounge

• Kitchen and store

• An exit door with sit out at the kitchen area.

The one bedroom (mini flat) will also have a master’s bedroom but should not be too large

And a visitors toilet.
Dining kitchen and store should also be included but not so big.then an exit through the kitchen.

Note the land measures 120 by 60 ft.
I want this building to be setback so that I still have a large space at the front for future development.
