Work will commence soon. I had a meeting with the persons that will handle the planting of Royal palms in this land and got initial estimates. But we know we need to bring in a bulldozer to work before planting anything. I don't want the plants crushed.

Google images has a different way of connecting Orie Emene near the international airport with the location of this land, and names the location of the land as Amangwu road. But I can recognise the landmarks and am fairly sure that the location as I placed the marker is right.

According to Google earth images, it takes 12 minutes (9 kilometres) to get to this land from Orie Emene, but it takes me 15-17 due to the bad roads. They also have a different route to the land, I usually drive in from around upper room ministries roads, so while Google maps has their route marked in blue, I have edited the picture to use black in marking my entrance point.

The black loop is where Ugwuomu Nike villages are.

Payments are being completed, by those that paid advance for plots initially. Still expecting more payments, we still have about 12 plots of land for sale in the layout. Price is still pegged at N700,000.

I am still making arrangements for clearing the plots of land with a bulldozer for planting of royal palms to commence.

I think it would be better if we mind the language we use in a public forum, there are some words we should avoid when trying to air our opinions, however strongly we might feel. Our points and suggestions should be presented without any attempt to malign others.
I have an estate plan, and my plans are in stages, we are in the first stage which is the land acquisition stage;

1. I plan to collect deposits from interested buyers and pay for the land, then prepare their land documents, survey plans on their names and send to all of them after they complete all the payments stated above.

2. I plan to grade the roads with a bulldozer and create streets which will pass in front of each plot.

3. I plan to bring in electric poles and place in strategic points in the estate, ready for the provision of lights (note that there is no plan yet for a transformer as that is a service provided by EEDC.)

4. I plan to raise plants, especially royal palm trees for decorative purposes that will add beauty to the area.

5. I plan to reserve about 8 plots of land (already marked) for essential services like schools, health centre, a shopping centre, (this is subject to change, I suggested all these and asked for more suggestions on this page 3)

I have not started talking about roads, boreholes and drainages as this is for the future, it will be a major mistake to start making plans for building roads at this stage when we know the likely costs of doing so. This is what we should plan for in the second stage. If we add the cost of tarred roads, we might be asking for around N7million naira for each plot, who will pay? If we muddle everything up and start quoting prohibitive costs in a land in the outskirts of Enugu city like Ugwuomu, people may not take us serious. My father dropped this adage for me (Ana ebu uzo azota ana, tupu azoba ute) translation: You first win the fight for the land, before you start fighting for the mat. Let us secure the land first.

I have taken a look at too many estates in Nigeria, and love some of the concepts I see there. I took time to provide space for drainages, as some of the roads provided are up to 8mts, we even have major roads at 10mts. At the right time, the land owners in this estate will decide if we want to add walkways, these are all decisions for the second stage, we could get together in a meeting, meet online, vote on decisions and make suggestions for the good of the estate.

The problem with us Nigerians is that we make too many promises. I will rather promise little and over deliver than promise too much and under deliver.

Finally, I don’t need any early investors as my financing plan is already getting positive response from ready buyers. Thank you for your suggestions.

That's my take on this... Its been weeks we be been selling... Its time to start the real work ...


These remaining few plots are not the reason why I have not started working on the site. I am free to start any time from this weekend. But there are things to do before the start proper.

1. Creating an entrance road into the land
The stretch of road covering about 250 meters from the existing motor able road to this land does not belong to the families that sold this land to me. The family that owns it has been approached to give us the land and they are receptive of the ides since this estate will promote the value of their lands around. We have another meeting by this weekend to finalise, I am sure I will pay them some money for the access road, the amount is what we are debating.

2. Removal of some crops.
About 35% of this land has young crops on it. The rest of the land has no crops. We discussed this on the day I paid an advance, I told them I want to take possession of the land immediately and they told me to place a sign post to warn farmers to stop planting anything on this land. I know I will have to compensate some farmers for their crops which might be affected by the bulldozer when it comes to work.

3. I have also reached out to people who own and operate bulldozers, they have gone and seen the site and are we are talking prices and choosing an entrance point.

4. Arrangements for the planting of the royal palms will have to be delayed till the bulldozer works on this land.

5. Meanwhile a lot of people are still owing some money from among the people who had paid in advance. I understand the situation of those paying in instalments, but for those of us who are not paying in instalments, this is time to pay up or we will have to place your payment plan on instalment. Some had paid in only N200,000 and I am waiting for them to complete their payment. So you see, even if I come up with the additional amount for 11 plots remaining, others should complete their payment so we can have a smooth flow of operations.

An advance payment has just been made for Plots numbers 24,26,28 and 41. These plots had been reserved and has now been removed from the reserved list. I will update the estate layout to reflect this change later today.

We are almost there.

This culvert was built by other owners of lands near our planned estate at Ugwuomu Nike and it is used to cross this flood channel which passed along the road. We are going to build something like this, or better to allow vehicles drive into this estate. This same flood channel crosses in front of this land.

I will visit this site again today for a better assessment, but if the flow of water is too much, it might wash out the concrete if we work this rainy season. I Plan to spend a lot of time here today.

The flow of water is still much here, I have employed some villagers here to help me cut all the grass which has been growing wildly this rainy season. The grass is forming a bush around the entry point into this land. (every one now knows me in this village and they are eager to help in anything I ask of. Some approached me to give them contracts to supply sand and others want to bring in gravel with wheel barrows)

Meanwhile we continue to place beacons around the land but the work is being hindered by too much rains which mess up the access roads. I will work on this first culvert pictured to allow me and others drive through to the nearest point in this land where I usually park my car. I think 7 bags of cement will do the work. I have discussed this with some people in the village, they are going to supply gravel and sand while I bring in cement and labour. Water is free.

I am excited to be a part of this initiative, bro Spyder880.

I just love the prospect of venturing into an uncharted territory and dominate it. I got nothing but good vibes about this. By this coming Christmas, the activities here will be mind boggling. By then, the rains would have abated and serious work should be underway, and every brother subscriber at home and abroad will be available to inspect the progress of their respective projects.

I'm sure the village folks are already contemplating the conferment of a chieftain title on you cheesy

Since there's no rains this week, the flow of water has greatly reduced. ...... but I still have large pools where I can collect all the water I need to work.
