Good evening room, I am about to start the construction of a three bedroom flat for a a nairalander in Port Harcourt. I find it interesting to share the cost analysis, some small structural design procedure and construction process so that other prospective building owner can contributes and also learn from the job

element: preliminary: these involve the setting up things that will help smooth running and construction of the building. Things like source of water( bore hole, well or water vendor etc). source of work tools like wheel barrow, shovel, head pan etc.

1. 1 wheel barrow @ N1500/nr = N15,000
2. 5 head pan and shovel @ N800/nr = N10,000
3. Builders square, lines, bucket etc = N6,000
Total = N31,000

sinking of bore hole may be capital intensive depending on the location of the building. Here in south south ( Rivers), the water table in shallow nd hand drilling can be employed. A depth of about 10m will guarantee adequate supply of water for the project.
Drilling done manually = N30,000
Sumo pump = N40,000
Gp tank of 1500ltrs capacity = N25,000
small plumbing work, hose and other miscellaneous = N15,000
Total = N110,000

Note that the bore hole will be useful after the completion of the house since only an overhead tank will be required

Element 2: Setting out of the foundation using profile board
Area of building = 13.2m x 10.2m
perimeter = (2 x 13.2) + (10.2 x 2) = 46.8m

Number of pegs assuming spacing of 1.2m c/c = 46.8/1.2 = 39pegs ( use 45pegs)
since 1 bundle has 24pegs, you need 2 bundle of peg @ N1,000/peg = N2,000

Profile board using a profile of 2" x 2" x 11' ( soft 2 x 2 wood) = 47/3 =17nr @ N200 = N3,400
Others miscellaneous = N5,000
Workmanship of one carpenter and one labor = N 6,000
Total = N16,400

Length of excavation = 130m ( addition of all the partition walls)
depth of excavation = 750mm
Rate of excavation @ N500/m = N65,00
some other miscellaneous = N10,000
Total = N 75,000

carting away of excavated material: this involve the removal of the excavated earth away from foundation area up to 50m away to allow for easy movement of man and materials.
this can be done with less than N30,000

What should be the estimated cost of building a storey building with 4 flats of 3 bedrooms(room size 12sqm) moderate standard finishing, excluding the the land cost and other land and community settlement. Site location is Warri.

ELEMENT 3: Foundation concrete work
perimeter of foundation = 120m
width of strip footings = 0.675m
depth of foundation footing = 0.225m

Volume of concrete = 120 x 0.675 x 0.225 = 18.225m3
using a mix ratio of 1:3:6

part of cement = 1/9 x 18.225 x 1506/50 = 61bags ( 75bags) = N150,000

part sand = 3/9 x 18.225 x 1.6/10 = 0.972 ( 1 trip of four bucket sharp sand) = N30,000

part of gravel = 6/9 x 18.225 x 2.4/30 = 1 trip of 30tonnes 3/4 gravel = N220,000

workmanship = N60,000

Total = N460,000

nice cost analysis but you should have started by defining what is low cost, also a floor plan would be necessary, a three bedroom designed by some of our real estate companies would be remarkably smaller than one designed specifically for a client. are the rooms en suit? pls let's see the floor plan

No of course = 5 courses ( 1.2m)
No of blocks = 120/0.45 x 5 = 1300 blocks (1,500blocks)

225mm (9") block @ N155/nr = N232,500
number of bag of cement required to lay the blocks, assuming 50blocks /bag of cement = 30bags = N60,00

workmanship @ N60/nr = N 120,000
Total = N 412,500

Low cost building is a building that can built comfortably by middle income class with a minimal budget of say 4 - 7million in a city like port harcourt with all the structural features like strong concrete footings, adequate building level of sau 1.2m from the foundation, well compacted laterite filling, well laid DPM and oversite concrete, well vibrated, hollow sancrete block wall, adequate mortar mix of ( 1:6), well chain lintel with minimum reinforcement of Y10mm and concrete of mix (1:3:6), adequate headroom of 3m, adequate concrete head course of 225mm high with mild reiinforcement and with moderate finishing

Since the gravel is a bit expensive, only 15 tonne is use for the foundation footings while the remaining 15tonnes is used for the german floor but all other materials will only be for the concrete footings

thanks for the explanation but please i have a few more questions/suggestions (1) by 225mm headcourse, do you mean part of the walls that enters into the roof? does the mild reinforcement mean the iron tie rods used to hold the roof woodwork? (2) by concrete roofing do you mean foundation blinding? (3) do you mind if i give you what i consider to be low cost three bedroom floor plan and 3d and u will use it for a similar analysis in a new thread since i wouldn't want to derail this beautiful thread u have already started? ur gradually becoming another Spyder880, keep it up

225mm head course, means a 9" concrete beam place ontop of the building serving as the final course to receive the roofing truss ( tie beam and rafter).

Light reinforcement means Nominal reinforcement ( a minimum reinforcement of say 2Y10 down and 2Y12 up), though you need the 1/8 iron tie rods spaced @ 4ft (1.2m) center to tie the roof truss to the building.

Concrete foundation footing is what people commonly or mistakenly called blinding.
Blinding is a weak concrete no necessarily of the strength of the main structural member intended to protect, which help protect such member from the surface of the soil below.
Concrete strip footing can be define as a type of shallow foundation ( shallow foundation <= width or with depth < = 1.5m) which carries uniformly distributed load ( load from load bearing partition walls). we have normal strip and wide strip ( due too poorer soil and low bearing capacity),, wide strip requires reinforcement against shear stress.

from his area calculation above, it should be 10.2m by 13.2 m. that's roughly 33feet by 43 feet. very compact in my own thinking if you consider the large sizes of most rooms in the house.

guy, ur too good, you have memorized the entire building design and construction textbook off head. i like the part about the light reinforcement. it will tie the entire structure with the chain beams into solid mass capable of withstanding earth tremors and flash floods

the tiny space adjacent to the visitor's toilet is 600mm that is where the window is located
