Question Two: Are subscribers buying plots of land planning on erecting structures there or planning on selling later to third parties when the price is right?
Question Three; Are subscribers who purchase more than one plot planning to build separately on each plot or are they planning on combining the plots to build a castle?

Also, since the sizes of the plots were not even in the first place. I am assuming that subscribers picked plots based on size and not really based on location (I know I did) and may not want to swap a bigger plot for a smaller one.

Let me answer the questions the best I can.

Question One: Are subscribers buying plots of land in the estate planning to live there, or is it for renting?
I believe anyone planning on buying lands anywhere plans to make use of it, and living there is the priority, however if the need arises, people can rent their houses either for economic reasons or if they don't live in the country. Please note that all renters will be bound by the same estate laws we agree on here.

Question Two: Are subscribers buying plots of land planning on erecting structures there or planning on selling later to third parties when the price is right?
Yes, we are all planning on erecting structures here, that is the number one reason because we don't want a situation where we have too many uncleared plots growing wild with grasses, which might make other people afraid to live here. Selling to third parties cannot be outlawed, but must follow due procedures we will agree here so that new people who didn't understand our objective do not come in to spoil our plans. I know an estate where everyone is urged to build as soon as possible, or pay a sum of N50,000 to the estate management at the end of every year so that we use the money to maintain your plot for you, cut your grasses and mow your lawns cheesy

Question Three; Are subscribers who purchase more than one plot planning to build separately on each plot or are they planning on combining the plots to build a castle?
What ever they want to build must conform to the overall estate plans as agreed here forthwith.

I hope you can use the answers to make more suggestions as we plan ahead.

Plans of work in this land this weekend.

1. We plan to create a 30 ft road to link this estate to the existing road as we have agreed with the villagers and owners of the access road (at a fee) to take their land and use same as the access point to the estate. Although there are crops at the planned access road now but I will see what I can do, either to clear the free portions or to pay for compensation for the crops, I need access as soon as possible to move materials in and out as I like.

2. Start the work on planting pillars in the whole land. (as at now there are only beacons at the perimeter of the land.) We need to work with the surveyor whom I plan to pay today to start buying and moving beacons into this land, placing them where the lands have individual boundaries with each other. This will make it possible to find every land on the ground, marking out clearly where the roads are.

The portion for the access road has been marked out. We are still working with the owners of the crops to see if they will remove the crops.

I paid an advance to the surveyor and he has started buying the beacons for this land. Meanwhile they have started to number the previous beacons they did for the perimeter of the land.

For all those that has reserved plots for later payment, please pay up before the week runs out. This is because I need to conclude the buying stage. We need to get the stage over by this weekend, as from next week we should be on another stage, the decision stage for the use of the plots, thereafter, the development. I stop selling and by the time others come up to buy, it might be on a higher cost still, things are not getting cheaper so we need to be on the move.

Those owing money on their plots should pay up too.

Ladies and gentlemen, let us gather here again to do something great as usual. Whatever that is worth doing, is worth doing well. I believe that investment in lands is one of the most stable forms of investments as it has never lost value, especially in our clime where population is growing at an exponential pace, necessitating the expansion of human habitation into hitherto rural locations.

The pace of development in Enugu is surprising, powered by a growing middle class and improving economy, housing estates are springing up everywhere in the city, but the cost is very high especially in city centers, this is why I have been looking for lands in developing locations where it will seem like the price is cheap today, then we can develop the land to meet our taste and as developments stretch into the location, we are already there.

I always emphasize on the safety of our investment, and that is why I take great pains to investigate, ask lots of questions and follow up on all information about a land I will like to acquire. This is because, a good name is better that gold, I will like to develop an estate where people will buy lands and have rest of mind. A place where you are sure you own the land, with full documentation signed by all concerned. A place I can live in peace and happiness.

I have seen a land I will like us to start paying for at Ugwuomu Nike, this land is a virgin land, never surveyed, never measured. The land is owned by a group of families and they all agree to sell to me at my price. We have been locked in negotiations since two weeks ago and now they have agreed to sell.

The distance from Orie Emene (behind the airport) is approximately 15 minutes on rough untarred road, I am sure by the time they rebuild the road, this plot will be just 5 minutes away, or less. I will want us to take positions before the road works may begin, this road can begin anytime because of the numerous institutions that the road leads to. This road leads to Caritas university, Adoration ministries (Fr. Mbaka's church), Godfrey Okoye university permanent site, the land we are going to be paying for is very near to Godfrey Okoye university permanent site.

I will list the prices and other conditions in my next posts.

People that have paid FULLY for their plots deserve to get their land documents asap and I recall Oga Syder said he will start that second week of July ie next week.

I understand you perfectly Oga Spygadgets, this should have taken a shorter time than this but I did not anticipate for the delays in completion of some payments. The delay in reaching a particular payment level was delaying my moves, and I normally move fast. Please recall that I have been issuing many warnings for those still owing us to pay up so we can move on.

Although the community has been very cooperative, I wasn't comfortable to start building or clearing this land when I am still owing them for the second instalment. How can I start issuing deeds to people who paid to me when I still don't have the final agreement signed from the community to prove I own the land?

The good news is that I have gotten enough deposit to now complete the final round of payment to the community that owns this land. This only happened yesterday evening after some people made last minute deposits.

The next step is to close down sales and start working on the documents, I have to make a decision, its either I give documents to those who paid completely and slowly work on the rest or continue with the move to pay the second instalment and move in.

The fact that I am quiet does not mean nothing is happening, I have spent some considerable time and money on his land this week. My surveyors are working on this land and I will go see them later today. They are doing the plot division and marking individual boundaries. The payment for the wider access road has been done on Thursday and I am expecting to clear that road soon.

I don't think there is any problem anywhere, land acquisition takes a lot of time and energy, this is a safe and clean title. Let us patiently follow it to conclusion.

Bro, your position is quite understandable.
Property matters takes a lot of patient and careful planning...especially with parties and clients from divers backgrounds involved.
As much as I would have loved the process to be rocket propelled and proceed at dizzying speed, I still think the time elapsed since this venture was initiated isn't that long, or has been wasted.

This is a property you're gonna own for life (or, at least, until you decide to sell) So, let Spyder880 painstakingly go at it. I haven't really given much thought to the time that had elapsed, for in the past, I have spent years waiting to get allocation for land I paid for. It is getting there. We will get there.

Not how far...it is how well.

As the voting pattern indicates, many of us might want to collect the land documents. I am still waiting, but if the majority persists we prepare the land documents and distribute same with this month.

Hello all, Even though I agree that the titles are due, I am more interested in the type of buildings that can be built on each plot. If spyder has completely paid for the land, then we have nothing to fear. I am of the opinion that we confirm our position on the layout first and then proceed with the title deeds. Since these deeds are are legal documents, I am not sure if plot swaps can take place after they have been signed. Cheers!
