1. Identify you competitors. Other guest houses in your vicinity. Study them. Why will customers go to them rather than you. Is it quality of service or pricing. What there strength and weaknesses.
2. What is your customers perceived value. What are the things the customers that are available to you want. What is most important to them when they need a guest house at your area.
3. What are the strengths as per your guest house in relation to your top two competitors. What are your weaknesses. What are your resources capabilities. By resources.... Your human, capital, goodwill, structural, network resources compared to your main two competitors.
4. As you take time to ans these questions by actually thinking and writing them down begin to find a way to enhance or develop your weaknesses while exploiting the weaknesses of your competitors to gain competitive advantage.
5. Have you profiled your customers. Is there a segment in the market that you can target and hold. An example of this could be individuals that need a discrete environment to stay. I know cultural tendencies may support that in that area. Have you thought of creating loyal customer base from that segment. Have you thought of also be coming different from your competitors by making your guest house solely for the young. Game and sport based.
5. What is your unique value proposition. What is it that I'll be looking forward to when I have to come to your end. Is it a good price or a complementary break fast or chilled drinks.
6. What are you communicating to the market. Do you even communicate.. Advertise. Not necessarily big budget type. But are you communicating at all. Does the market know you exist as a choice.

Further more OP you could consider a cheap but deliberate CSR... Corporate social responsibility actions. It maybe to get your staff to clean up the street where you're located. Or a major adjourning Street. Of course you'd let everyone one know it xyz great house doing it.
What are your add ons. Complementing services. Discount weekend bonanza etc.
My job takes around quite a bit and you'd be shocked I know exactly where to stay in any town in approximately 20 States in Nigeria depending on my itinerary in that city or town. On a visit to Lagos that allows me a weekend I have a lovely hide out in lekki with a pool and the beach at proximity. While if I have long days I will choose another location that will make me avoid the mad annoying traffic in Lagos. So why will I or any one choose to come to your guest house. You must give me a value that your competitors can not easily imitate or your delivering it on another level.
Are your staff well trained. Are they into this annoying habit of hotel staff that never have change or you'd have to beg to get your change back. Are your security guys demanding tips from your guests. Are your staff doing their job with a smile as this friendly attitude alone can make a big mark on your revenue. What is the culture of your guest house. Is there a 60 second rule to power changes. Does your cable subscription expire to which you start apologizing to guests to bear with you. Are your rooms sparkling clean. White sheets. regularly changed blankets or do guests stumble into used condoms once in a while etc.
Are your plumbing systems tight. You'd be shocked how a dripping sink kept me awake one night and of course the management didn't like what I had to say that night. Do your toilets flush perfectly. Are your insect nets intact and clean. Are your curtains so dusty on opening that a gush of wind would send an asthma patient to an emergency ward.

Hi Op, for me there are many special ways of promoting guest house/hospitality. First, through "entertainment" this is the N01 key in hospitality promotion. People are looking for where its happening. place where they can have fun and get entertain. if there is no fun/entertainment in your guest house, even though you do all the whole advert in the whole world, people will come for the first time and will never return again, so you wount be able to keep your customers. That is the only sure way to keep your customers and win more throug
h your advert. I no this because we have been doing it for some hospitality.
