What you need to know before you buy any land.And all the processes involved in the act of buying land

INTRODUCTION

In these series I will try and educate you on land acquisition, the processes involved,what you need to know about it,what you need to be-yes be these part has to do with your mind set,how you see investing on land and lost me.

Why you must build you team and have a team-who and who should you have in the team

Doing due diligence before you buy any land

The document you must have after you purchase a land

Why its not advisable to buy directly from omonile or family(from my perspective and perception) and who you should buy through(Real estate company,surveyors,property lawyers)

Need for perfecting your documents(for the land you purchased)

Why land acquisition or real estate investment is for me the best investment ever,why I love it,and how you can add value- how you can double,triple,quandrauple the value

There is a saying that investing is a team sport-buying a land or acquiring a land is an investment too,if it is I wonder why people most think they can do it alone.

Once they have the desire to own land they just move right it and do it on there own.and it because of these act that they are easily swindled off there money..

The need for an investment team cannot be over emphacised..

The savvy investors those that live and breath investment don't do it alone-they have a team,they take advise from.each member of there team are specialist in different areas of the whole that makes up or are to be considered when investing..

The questioned now is who should you have in your team when you want to buy or invest on Land? Before I give a list or possible lists I want you to know that,who you should have in your team depends on what you want to achieve with the Land-are you

Buying to build you personal residence
Buying low to seel hire later after its appreciated
Are you buying for agricultural purpose etc

But for these post its for acquiring the land first so the two must important people you should have in your team is a SURVEYOR,PROPERTY LAWYER these two are very important in your team-as a matter of fact you must have them in your team,if you don't you're not ready.

Note.... am sure some will say I don't have money...assembling team is easy-you only pay them when you engage there services..you can even make them your friend and ask them questions. you will be amazed at what you would learn from them.

What baffles me most is most people (rookies) who doesn't know anything about land acquisition pit falls and risks involved we say they don't need these professionals,that they can't pay money or spend extra money on these professionals surveyor and property lawyer.. And at the end when thing go sour,when they fall prey to predators (omonile,family,government) they start shouting and they spread there experience and paint land buying as one dangerous thing..to discourage people from acquiring Lands...

So if you don't have a team make sure you assemble one-so you don't fall prey to land predators..

In my next post I will talk about doing due diligence before you buy or acquire that land..

Less I forget...what a surveyor does for you is he educates you on the act of acquiring land-yes the act. Buying land is more than just seeing a land you like and paying for it......you need to know the status of the land,the history,the family or individual that owns the land,the document you must have when you buy a land from the seller,how to perfect you document....all these is what you must know and its your surveyor that will teach you or advice you on these......also they will educate you on the politics or game family or omonile plays when they are selling land....etc

And your property lawyer is there to help prepare document to protect you and you land against theft, against omonile and the government..

Doing your due diligence before you buy any land

These is where many people miss it,these process is what separate the sophisticated investor from the amateur, these process can make or break you,the ignorance of these process or the avoidance of the process exposes you,your investment,and money to fraudsters.......................its people that avoid these process and that are ignorant about it,that get swindled of there money and they are the once that makes the loudest noise and are fast to labelling and castigating real estate company,family they buy land from as bad and dubious people....am not saying been swindled is good or the people that swindled you did a good thing......what am trying to say is it would have been avoided if you did your due diligence and that you are to blame for your challenge,to blame for that bad experience you had........

Now we have establish the fact that OK you don't know about these due diligence,you're ignorant about it and am sure you want to know what the due diligence is that have been speaking so much about..well read on because am about to let you know what it is..

Due diligence explained
First an foremost any time you see a land you like or what to buy or a Land shown to you by the seller ask for the survey plan-make photocopy and give it to your team- property lawyer or surveyor to take to ministry of land and survey to chat it-to check the status of the the Land,if its excised(free and belongs to the community) or acquired(belongs to the government) etc....don't be moved by he sweet talk of the seller or the agent or the family that want to sell the land.make sure you do these anytime and every time you want to buy any land... these process alone will safe you from problems of fraud or buying a bad land.

My next post will be on the third aspect I promise to write about....at these point you can ask me any question-as these will encourage me to continue..

Mr shittu your mind should be at ease....the thread will be sustain and I will appreciate if people ask questions that way it will encouraged me to educate you people more and will help me know people area of concern to address...

And will help me bridge the gap between we the savvy about land acquisition and those that don't know a lot about it........

Must have document when you purchased, buy or acquire a land

Here I will least the document you must have when you purchase or after you have purchased any Land if you have them all congratulation but if you don't- WHAT?~"HOW COULD YOU"........got you isn't it.....well you just have to look for ways to get them for future purpose OK..and sorry if I startled you...

Well these are the list
1..... Receipt - duely signed by the seller

2...... Sales agreement - between you and the seller showing all the sales term,conditons,.....these is prepared by your property lawyer hence the importance of having a team and these member part of the team

3...... Dead of assignment duely signed by the head of family,secretary and two principal member-these will be prep aired by your property lawyer and will be taken to the family or seller to sign

4..... Survey PLAN these will be prepared by a surveyor usually the sellers surveyor.... But it advicable you perfect these by doing the red copy and lodge it in ministry of land in alausa



I stopped at survey document because i wrote these with assumption or with the motive to educate those buying from family or omonile....

Next post I will explain what a deed of assignment is,gazzete is, and what these different status of land means excision, acquisition etc

Deed of assignment-gazette-excision-goverment acquisition explained

First and foremost sorry I took so long to write these post which happen to be part of the series in my land acquisition 101 -all you need to know before you buy any land.....

Been busy lately doing semina,free consultation on land acquisiton and intense marketing to sell our lands in ibeju Lekki area,Lekki free trade zone and foul and ise community...and also and majorly been so busy completing the process of acquiring 520 plots of land at the Lekki free trade zone area..


So with that said back to business am sure the term bolded as the topic of these post is something one would have been hearing people say or talk about in real estate,in any land acquisition process.

Excision/excised and government acquisition is a term that one must know and understand its meaning and its importance.

During obasanjo regime sometime ago there was a law passed that all land belongs to government so government acquired all the lands by that act or law...any land own by the government is termed government acquisition....that the nature or status of the land..so any time you do your search and the surveyor general comes out with the result and it shows that the land falls under government acquisition it means its own by the government,it has been acquired by the government by law....

Follow on closely since government cannot use all lands acquired by the act passed during obasanjo regime and since families own there land that was taken from them and they feed from the sales of it and they need it for survival,government after taking the portion they need will now release the remaining to the community that owns them originally hence the term excision or excised the Lands released to the community after government has taken what they want is called an excised Land,it called or termed excision.

"For the purpose of these thread only buy land are excised not land that is under government acquisition"~ font buy because you love the land or location ok.


Keep checking these thread for my next post and please ask questions ok...with that i will know where to hammer on more..

If you don't know the process and you don't have a team and didn't seek advice or get education on the process and you went all in ignorantly to buy land from omonile friends you will be preyed upon. These people omonile and family they are smart and can sense id one is ignorant and will take advantage...

they will swindle you off your money and you know what there will be nothing you can do about it-at that stage because you didn't do proper search to know the status of the land,you didn't collect or demand for the neccesary document that will show proof of ownership,and you are not schooled in the act of land acquisition..

Let me let you in on something.
When we buy Land in bulk aside from doing our due diligence, when we make payment we go as far as do a video coverage showing when money changes hand,when the family signs receipt,deed of assignment etc...and we go with witnesses and our company property lawyer..

And when things go sour or when they try to play pranks with us we don't hesitate to deal with them-How do we do that we unleash legions of military personnel to deal with them and the situation...

Remember I spoke about your team well ours is inclusive of a military high rank personnel.

So with these I believe have been able to make you see reasons why you shouldnt by land form omonile or family if your ignorant of the process. If you must buy get education or go through a property lawyer,surveyors or real estate company because these folks have done the risky part of the process,they have absorb the pressures and shock that comes with the process

Before you buy or sell any land make sure to check land records on bhulekh up and jharbhoomi jharkhand land record websites for land information.
