EgunMogaji: No sir. I was surprised my builder told me it was unnecessary to do German floors and bunch of pillars. He only doubled up the blocks for foundation on one side and the back side with four short pillars in the back, two high pillars on one side where there is a slight slope. Also did two pillars in the front. No chain lintel anywhere. He called it waste and unnecessary. The builder is here in property section and top two engineers here. He is part of nairaland first generation engineers. No one has done more Lekki construction in property section than him. I just gave you a hint. 1 Like |

EgunMogaji: Not necessary if you're not adding another floor or making a major remodel. This is Ibadan, Naija and not Washington DC, USA where you require permit for everything. Just use your church mind (if you're familiar with that term) to do what is right structurally. |

EgunMogaji: [b]@EgunMogaji, [b]After looking at the thread you found, I think I understand what you mean. However, as a professional, let me say that standards require you do a ground floor slab/bed (german floor as the laymen call it) before continuing your superstructural walls. NOTE: 1. From the method used in the thread you quoted above, there is no cost savings as the capping beam over the foundation walls is made of concrete, with waterproofing additives at that, you would still cast the ground floor within the room spaces later; thus no cost savings, just that you are casting the floor later. 2. The ground floor bed (german floor) ought to be cast as a monolithic element (that is without any break or construction joint); however, with the "no german floor" method, the floor within the room spaces are on their own (independent), while the capping beam on the foundation walls are on their own (independent). What this means is that if for any reason settlement takes place, of which it almost always does, your walls will settle at a different rate/pace, while your ground floor bed within the room spaces will settle at a different rate/pace, because the walls and floor are not monolithic. The end result - cracks at the edge of the floors in your rooms, which are not easily repairable. 3. If after all that has been said above, you still intend going the no german floor route, I would sincerely advise you to take a trip to the building mentioned in the above thread and see how the building is faring, 2 or more years after. It should be noted that these standards were designed by the white people to achieve certain things and have been c=scientifically proven, and so, they should be strictly adhered to, even though they might cost us a bit more. mufutau55: The land is dry. Only you know the person I'm talking about. I just stopped using him because he was always busy with his Lekki works. Two more Nairalanders worked there before too. Na Ijebu dey do me somehow but the footprint of the building is exactly 25 feet by 25 feet and won't break the bank to do it from the get to. Maybe my very good friend KolaShangOne can avail me his mixer and a specific Engineer to get it done quickly |

brabus: Of course I change people easily. A builder has to leave when he is instructed to do something the way I want it done and he turns around and do something else or brings up "we can't do that here in Nigeria" or tells me "this is not obodo oyinbo". There is nothing special about artisans that are in Germany, UK or USA. The only difference between artisans in the western world is their ability to be professional with the way they handle things. They make sure things are done right, timely and perfectly. They are calm when working. The perfect outcome is what they are after before getting paid. On the other hand, Nigerian artisans make it look like they are doing you a favor. They are not always professionals. They are mostly not open to new ideas. @Fastshipping, I told one of my client I'll win "Grammy" (don't correct me, I'm not drunk) with my ongoing builds. My prayer is God should give all of my contemporary clients the fund to complete to taste! Opon Ise Ile kiko ti sun. Construction don pass "na so we dey do am" But here, our people call it packaging (as if I care). There's no special difference between a "Four Flat" and a "MultiDwelling Apartment", the difference are the people who built them. One was conceptualized and constructed by the people who live in the moment while the other is constructed by people stucked in old way of doing things. 1 Like |

Both houses below are constructed by different builder and budget is almost the same. Which one will you choose? Which one do you think will attract the best tenant if built in the same location? Which will give best ROI? Which will have higher occupancy rate? Building is not just knowing how to put walls together, it's everything up to recovery of your invested fund. Use your church mind mark the script after answering the questions. Ask yourself this honest question, am I doing it right? If I was given the opportunity to own one of the buildings below, which will I have chosen? Even Hajji Ayinde Barrister sang it in one of his song "To ba je pe saje lo l'aiye, e je ka jo maa ko" meaning "Whatever is trending, let's follow suit" 2 Likes 1 Share

brabus: That is one of my points. The engineer who was doing my thing from the beginning is fantastic when it comes to doing good structures but he is inept when it comes to doing new designs (contemporaries and modern). The guy understands good and solid structure but design wise, he is poor. Imagine someone still stuck in the past and went ahead to erect round columns in front of my sun room after I instructed him to give me rectangular or square columns. Imagine building an arch in my dining entrance and one ugly bar with arch when there was no place in my floor plan calling for bar. Such nonsense are not meant to go with contemporary designs. Some lintels were built as arch ways. I got a nairalander to correct the craps but the person I gave the work to for correction was even worse. He created a window somewhere without a lintel. I was screaming at him the moment he sent me pictures of what he thought were good work. It cost me some dough to breakdown the anomalies. Nairaland is blessed with riffraff and professionals as well. 4 Likes |

FastShipping: And it's not always builder, in my case so far it's been suppliers. I hate dishonesty and folks not walking the talk. I carve out anyone from my site that doesn't bring positive value to the building process. I have 3 buckets I place them into. Grade A - always welcome, they've demonstrated a consummate professionalism. Grade B - luke warmish. They can come back but require supervision and holding their hands to the fire. Too much work managing them but they ultimately deliver. Grade C - he!! no, no way they'll ever step foot on my site ever again. Not even if the service is free, they are non existent from my point of view. |
