@spyder880 Oga Spyder, I don't think the construction industry will take a direct hit from this dollar rise. The likely effect that will be felt might just be a demand for increase in wages, not prices of goods. If you have a legitimate business, dollar is being exchanged at the bank for 199.70 Forget parallel market price of 400 Naira. I was surprised too when I heard it but it's true. Besides, most of the building materials can be sourced locally. Except for people with high taste. If imported tiles are too expensive, do terrazzo. If gypsum boards are expensive, but asbestos. abdulwastecx: The system is more expensive since virtually all necessary materials are being imported. Even with that, it tends to be cost effective on the long run. Its advantages over any other building system can't be debated, and probably we do a face-off on the aesthetic part when we see in Anambra Polystyrene is only an alternative to 'block' since columns,lintels and every other features that makes a wet construction remains, and I surely won't sleep with my eyes closed under a "bamboo building" since fire can bring it down no matter how it's being packaged. Steel buildings remains our best bet in Nigeria. It's the most acceptable alternative system of building in the world. Most of these countries that cut the cost of building by almost 50% by adopting the use of steel don't even have both Iron ore and Gypsum. Now imagine all our materials being locally produced, how hard can it be? 3 Likes |

Dominionng: I agree with you Oga. The concept of our perceived high cost of building is just because of the economic situation of the country. I don't think cost of construction in Nigeria are overtly expensive compared to other countries with similar variables. I stand to be corrected. But it's a good thing to always be on the lookout for cheaper and better ways of doing things.. 2 Likes |

I made an enquiry and got a price for a DB, on getting there after the weekend the price had increased by almost 10,000 naira. Sir, I guessed that you haven't bought any aluminum roofing sheets for some time now or would you advise us to use asbestos. Dieumerci: Oga dieumerci, we are our own problems in the country. When our traders hear that dollar has increased, they immediately increase prices of goods in their store (which has been bought BEFORE the dollar hike). Just like petrol stations that hike price of petrol they bought cheaper when there's a scarcity.That is not fair. Are you going to say over the weekend, the vendor you met sold all the DBs in his store and imported new ones? Of course not. But he just increased the price because he heard dollar has increased. By the time businessmen know that they can get dollars in banks at 199.70, and they know that we know they got it at 199.70, they won't be able to use the excuse of "dorra (dollar) don cost now o" I hope you get my point 4 Likes |

Truly the dollar issue has cause a lot of increase in market. Recently I did a negotiation with a client and I confirmed the ABB distribution board price on that very day from where I normally buy original wholesale DB. The client said I should wait for the following week before we mobilize to site. On getting to the place the following week the price have increase with 8,000 each and the total number of DB on the project is 8. I have no choice than to buy them with new price and the client told me that the deal has sealed. I lost 64,000. There is no made in nigeria DB except you are ready to go for china ones 2 Likes |

KolaShangOne: No, they did not import new ones but when you sell for 25k and go to import next one, only to discover the new price from where you buy them is N38k, now, do you borrow more money to buy next batch or do you lock up the shop and start snail farming? Some of these traders are very well informed, some call the source at every morning to know prices before they sell off their stock, to avoid long stories. On average, a 2/3 bed room block of four flats, costs about #20M-#25Million, depending on finishing. if we add the cost of land, say another #5Million on the average. So, that gives a total price of Maximum #30Million (FOUR Flats of 2/3bedroom House, including cost of land) Now, that is about $75,000 ....but let us round it up to $100,000 (one hundred thousand Dollars, after adding $25,000 excess!) Question is: Are we aware that A SINGLE FLAT out of the Four Flats, will cost anyone no less than $180,000 (if not more, Brand New... I am not talking about Bankruptcy / Distress Sales here. Now, multiply that by FOUR...Which means same Flat will cost you no less than $700,000, in the United States, not to mention additional costs like Stamp Duty, Legal fees, e.t.c, that you MUST pay, to acquire your house. spyder880: True, the "system" is not perfect but "We Nigerians' are expert at EXPLOITING ourselves! Everyone, from Beans seller, Gari seller, even sachet "pure water" uses the Dollar exchange rate as an excuse to exploit their fellow Nigerians by arbitrarily increasing prices of their commodities, AT WILL. Now, tell me why a Landlord should not increase his own house rent "AT WILL", if he buys Cement at price that was increased "at will", Iron and Labour prices that were increased "at will", e.t.c But the question is: Did he just build the house when the rate of Dollar increased? Landlord then asks you the same question: Did you just plant the beans he buys, or the Garri he buys or the pure water he buys, when the rate of Dollar just increased? If the answer is "No", then why increase those prices "at will"? So, We Nigerians are greedy opportunists and the only language we understand is "Price Control". if the Government does not intervene by controlling prices at a reasonable level, we will end up causing "artificial inflation" and then turn around to blame the same Government, for our own GREED and Opportunism. lastpage: Since we are all aware that we are experts at exploiting ourselves, there should be a tighter control on monetary policies to regulate the system, so that we don't play into the hands of the same Nigerians who will seize every opportunity to exploit the situation to his favor. Or, does it even favor him? He is at the receiving end of things, losing every dime he earned by his hike to the pure water seller, the taxi driver, the meat seller and the almighty PHCN who will lay an ambush and collect his proceeds from his hike in prices. Or do you think he has a choice other than to increase his prices to keep pace with others? Did I hear you advocate any type of price control in this type of economy? Well, since we are in the property sector, I will give you a sample analysis of how it will will make the same landlords richer seven fold. A man withdraws his life savings and buys a land in the bush, sand-fills the road so he can drive in, build his own culvert and gutters, draws his own electric poles and wires from the nearest source, sinks his own borehole for water, provides his own security men to guard his materials, incurs exploitative transport costs moving materials to site, paying omo onile or Ogbo-na-eche-agu as the case may be, paying several community development levies, paying approval fees from at least 2 tiers of government, plus other ministries and hidden charges, but against all odds, he miraculously completes his 6 flats of 3 bedrooms, halleluya somebody! And then just as he moves to collect his rents, a government order announces some price control, telling him how much he can rent those flats! Haba, I didnt hear them control the cement and rod sellers, the town unions and omo oniles, nobody ordered anyone to build his roads or culverts, but price control will aim to control his rents? The effect of this is that the government must understand that investors are sacred, since they own their investment money, you cannot dictate to them. Before any type of price control, there should be a review of how people invest, and an attempt made to help them. If we force landlords and control prices for instance, they will simply refuse to build more houses since nobody likes to do a business if there will be no profits. Then the worst happens, landlords will move their funds somewhere else, and then, scarcity of houses! And scarcity has a way of forcing same prices up, if my elementary economics is right. People will be paying behind the back of the government to get houses at "black market prices", and landlords will be laughing to the banks 8 Likes |

lastpage:I think the notion that building in Nigeria is expensive is because of the discrepancy of costs in building. The huge gap that artisans quote for the same job or difference in costs of same material from one place to the other. On then other hand I do not believe it is helpful to compare building costs in Nigeria and USA... Income levels are different... Labour costs are expensive(even with the influx of immigrants that have taken over Americans jobs in the industry)material costs in USA are stable and prices are well known to everybody . 1 Like |

Price of 2X4 @ Home Lowes is the same in New York as it is in Idaho. When I am in Nigeria I spend like a Nigeria much to the chagrin of many. I've been accosted on here many times because I dare to bargain on something. |

They basically charge you based on how they ' size you up' People who are building should also make subcontractors bid for the jobs....let the carpenter or electrician know that he is competing with others for the job ....that will bring competitive prices to the table |

KolaShangOne: Exactly and why I'm being super nice to my builder. I built in a 10-20% gift into each completed stage. I like his quality of work and I can swallow his price. He's charging more than the N35 per block that is rumored on here but he hasn't given me any stories that touch. |
