Well said chief, that's a perspective we cannot ignore...people are blaming sellers/importers/suppliers for arbitrary hikes in price of goods that appear exploitative, but we sometimes fail to look at the big picture.
if it cost me N5million to import a container of X @200 per dollar, and i sell my stock at the same price; i'll need an extra N2.5m (@300) to N5million (@400) to import the same container, NO importer is going to take that risk, and once a price increase occurs from the importer's end, it starts a chain reaction, the price difference trickles down to the retailer.
the talk of ripping off arises when the margin is excessive.

No, they did not import new ones but when you sell for 25k and go to import next one, only to discover the new price from where you buy them is N38k, now, do you borrow more money to buy next batch or do you lock up the shop and start snail farming? cheesy cheesy

Some of these traders are very well informed, some call the source at every morning to know prices before they sell off their stock, to avoid long stories. I don't blame them for the increase, I blame the system.

I negotiate very hard but fairly. The bottom line is how do we define excessive which is bound to have a different meaning between seller and buyer.

The savvy businessman will also know how to continue to source goods at great deals and negotiate shopping deals.

its natural to always try to get a bargain, but under certain circumstances you dont have much of a choice, especially if you're within the shores.
Here's what i can tell you for sure..at least as far as the local electrical market is concerned.....Importers are afraid of running out of stock, importers are also afraid of sourcing at the prevailing fx prices, so two things are bound to happen, they either play the wait game and refuse to import ..which creates scarcity, or peg the prices at a point that gives them some amount of safety net if they decide to import and the dollar price falls significantly two or three months later, when their containers finally arrive and they have to sell

A man withdraws his life savings and buys a land in the bush, sand-fills the road so he can drive in, build his own culvert and gutters, draws his own electric poles and wires from the nearest source, sinks his own borehole for water, provides his own security men to guard his materials, incurs exploitative transport costs moving materials to site, paying omo onile or Ogbo-na-eche-agu as the case may be, paying several community development levies, paying approval fees from at least 2 tiers of government, plus other ministries and hidden charges, but against all odds, he miraculously completes his 6 flats of 3 bedrooms, halleluya somebody! grin grin

And then just as he moves to collect his rents, a government order announces some price control, telling him how much he can rent those flats! Haba, I didnt hear them control the cement and rod sellers, the town unions and omo oniles, nobody ordered anyone to build his roads or culverts, but price control will aim to control his rents? cheesy

The effect of this is that the government must understand that investors are sacred, since they own their investment money, you cannot dictate to them. Before any type of price control, there should be a review of how people invest, and an attempt made to help them. If we force landlords and control prices for instance, they will simply refuse to build more houses since nobody likes to do a business if there will be no profits. Then the worst happens, landlords will move their funds somewhere else, and then, scarcity of houses! And scarcity has a way of forcing same prices up, if my elementary economics is right.

People will be paying behind the back of the government to get houses at "black market prices", and landlords will be laughing to the banks grin grin grin

You are right on the things you wrote.
One of the "reasons" we have a Government, is to "act as an unbiased control" using its Civil servants and law enforcers.
A lot of things are WRONG in the Nigerian system.
The decay is "systemic", as in, it started a long time ago and it is "deep seated".


Even more worrisome, is the fact that Govt policies negates what the Govt essentially tries to achieve.

Using your example, Housing:
It is the duty of Govt to provide all those things you mentioned, once a land has been given Building Approval but here in Nigeria, Govt will abdicate its won responsibility!
Govt, by its ever increasing "dues and levies", have actually made building houses a very difficult task, less attractive.... and very costly too!

Citizens as well, will take a cue from Govt (seeing the body language of those in power) and EXPLOIT the situation!
if that Landlord has spent all that money to build his block of flats, there is a PERIOD for him to recoup his investment (ROI).
fact is, he cannot expect to get his investment back in the first three to five years but he has to spread it over say like thirty years, after that, it is profit.
But that Nigerian Landlord will want it back, everything within the first three years!
Even after that, he will keep citing "Dollar nii" as an excuse to increase the rent every year, like he just finished the building yesterday!
This is where "exploitation" sets in..... and Govt needs to step-in by saying: Hold Chief, over thirty years, your rent should not be more than x-amount, for you to recoup your investment, with a 30% profit margin!


We must also bear in mind that there are unfortunate Nigerians who are Salary earners, must rent a house while there salary hardly appreciates by 10% every five years! Such people cannot be left at the mercy of "speculative landlords"!

But like l said, if Govt wants to set-in, it does not need to introduce arbitrary controls, all the time.
Govt can control price by building Low cost houses for such people to rent, ...at "govt prices".
At that point, the law of Demand and Supply will set an Equilibrium price that is acceptable to all involved.

Bottom line is the "Nigerian System" has failed everyone and until we all resolve to make it work, be our brother's keeper and be less Greedy/exploitative, we are all in for a "long thing", as they say.

Heard dollar is now between 220-260 in the parallel market.. You will notice that some prices will not go down as it was before the dollar spike. That's the exploitative side of we Nigerians.

aluminum ruf 0.45gage 294.9 sqm. @ 1200 = 353,900, acesries15k, instalation 25k, areaboyz 5k. grand total #398,900.

You immediately realize it's Remote Management Problem. Using my IT wizadry, it can be any of the following and resolved:

* It's like you can't establish a connection to the remote server (your builder in this case). Check all the links. One will surely expose the point of failure.

* It must be that the remote server (your builder) is using a non-public IP address and exists on an entirely separate network or hiding behind a firewall, that you may not be able to directly connect to it unless you're given authorized access. (This means you may only see what they want you to see). You may have to implement a VPN (create a backdoor/operate in stealth mode) so you can manage the server from your remote office.

* Make sure adequate bandwidth ($$$) is available and the main server you want to manage is also not been remotely managed by the other remote users. Nothing wrong with a server having multiple remote users but you need to be on priority list.

* Check Group Policy setting and ensure you're registered active directory user. Ensure that your head still dey there with your builder. You may need a 3rd party to get that.

He actually got it, he told me 4 feet but it seemed adequate on paper. No intention of using that space.
