Good Morning Fathers/Masters and Friends on This Thread...Pls I have short inquiry.....Do anyone have any idea of
1. the maximum percentage of site that can be developed and minimum setback that will pass approval.
2. if there are any reservations for areas around Agbowa in Epe LGA in respect to Setbacks and percentage of development.

cos I have a client asking for the impossible....65% development and approval. to the best of my knowledge 65% wont pass.
for setbacks I know of 6,3,3,3. Help needed Asap. Eshe awon egbon mi

More example of bad work, this time it's german floor that wasn't well compacted.

Now you see why I said I like natural compaction? Even excellent manual compaction can miss something.

The main house filling has been settling now since September 2015 with sporadic rains.

I'm budgeting three 7,000 liter water tanker for the final natural filling and then I'll rent a compactor when I'm on the ground.

That ought to do it grin

Hello!if I may get you right, you wish/want to know the required site analysis for a proposed project pending/going for Approval?
Okay,I stand to be corrected!
normal Setback for any proposed structure start from 3m up,
So from your site plan,measure the remaining space (east,west,north, south)make sure each setback start from 3m up,away from the proposed building.


for percentage! it varies.

I remember the Argument I had with Eghosa Johnny Regarding one of his Bungalow he didn't Put Iron reinforcement. This is what Happens.

I remembered the argument then.. . He was building a raft foundation according to him and he fail to put reinforcement in the dpc.

People always mistaken slab on grade as raft foundation. Slab on grade can be built on perimeter beam supported by piers. But raft foundation is mainly built to spread the load uniformly over a large contact area.

The major problem with that foundation type is not even settlement of dpc but shear failure and diffential settlement of the perimeter beams that are not properly connected by floor slab

This is structural failure as result of variety of problem like.
1. Poor compaction
2. Inadequate thickness of floor slab,
3. Poorly reinforced floor slab.

For sure my Oga.

This is why we're where we are for donkey years and counting. We do the right things, 8-5, pay our taxes, keep our white pickets fences clean, don't do yahoo yahoo, credit card scam things, steal/rob, etc

Many have come after us, taken the short cuts and were unceremoniously bundled in the dark of the night into waiting immigration buses and eventually shipped back to Lagos.

I always believe that if I do the right things that good things will find me. It hasn't failed me yet. This is why I get upset when folks cheat me.

Unfortunately he's not the one I'm using now. Not because of the english of course but someone else that I used before called with an offer that I can't refuse.
