Chekitaut: The price a house is put in the market for, is not all about how much was used to build it. There is the issue of location and also "Demand and Supply" conditions. For sure, a 4 bed duplex in my village will not cost the same as a similar 4 bed duplex in Lagos, even you adjust for different costs of construction. Neither will rent in a 3 bed flat in be the same in all parts of Awka or damaturu etc. |

gabbytabby: It is not your regular 3-5 bedroom flat. This project can easily be converted into four flats with its size. We are talking about over 4000 sq ft+. Maybe I should have said fence included. The fence alone has cost in the region of 3.8 - 4 million Naira. 120ft by 120ft with concrete wall of 4ft, 5ft and 5ft+ in some areas because we had to go for massive retaining wall. After that, over 4000 9'' blocks, 1200 6'' and few 4" blocks to suit the design. |

I was pouring over pictures of my site today and saw this lady. Though I don't like physical labor like this for young women but it's better than doing runs or waiting for a husband to assist. There's dignity in labor.

Please I would like to seek counsel on a plot of land I intend to buy in Port harcourt. The said land has a foundation meant for a storey building on it. Since the seller couldn't proceed with the completion of the planned structure , he has put it for sale. My main concern is that, I would need to erect( build) a different structure on the land(a duplex). How easily can I dismantle the existing foundation DPC currently on the plot of land? Pls urgent advise needed. |

abdulwastecx: There's nothing technical about shoveling laterite into a pit or carrying bucket of caustic concrete though. But the other careers that you referenced are all suitable for any gender. |

So today marks the end of filling the foundation on my main house. With a final push today it was done after 400 tonnes of laterite at a cost of N283,000 for laterite and N74,000 for the people that did the filling to a total of N357,000 Do I win the award of most laterite used in a foundation? Oh the padlock chicken coop garage apartment also took an additional N84,000 for laterite and N24,000 for the people that did the filing. Total tonnage for that one was 120 tonnes. So for my project 520 tonnes at a cost of N465,000 Don't buy a sloppy land and if you do for the love of God design a building that can be stepped. Don't be like EgunMogaji AdekeJeje Jabi Esu

@ Chekitaut, FastShipping, I can't say much here! But, all I know is there are house and there are masterpiece. Trust me, in the same Ogun state, there are houses that cost more than what you see in Banana Island even without land reclamation, piling/raft foundation. Beside, OPIC can't or shouldn't do anything lower if they ever wanted to attract good investors. Remember, if it's too cheap like Laderin Workers Estate (which is 1m during OGD era), there'll always be a steal to it. This is something they (OPIC and Ogun Housing Corp) learnt from RealEstate Conferences of 2014 and 2015 where they came to exhibit their products. And I can see them already working in that direction as it won't be long that people will shift attention to Ogun state due to congestion and lack of planning in Lagos state. What investors need is good designs, good planning and attractive ROI which is the reason why people will prefer buying Lagos slums over buying Abeokuta hillside plots. Here's something to help out. An average bathroom (mid-range finishing) ranges between 30 - 50k per sqm. Now imagine, how much a house with 15sqm bathroom will cost. 1 Like

EgunMogaji: Congrats Baba. But, that quantity is nothing compared with what we use in Lagos, South West, Nigeria. Don't make us jealous o! Maverrick's project (330sqm) - Im sure he won't use anything less than 1000 tonnes (foundation and compound) Atlantic View (300sqm) - we went over 900 tonnes (foundation and compound) and we still need more. K-024 (450sqm) - over 650 tonnes of Black Sharp filling and we are yet to touch the massive compound. We still have almost 1,000sqm. 1 Like |

EgunMogaji: That is the problem with designs without seeing the land and understanding the topography. Actually, good architects love sloppy land because it allows them to play with a lot of things. If you now have a good structural engineer you are good to go. The worst thing to do is to buy a sloppy land in a water logged area! 1 Like |

GENIUS18: First, just assume you are buying a bare plot of land but factor in the cost of dismantling the foundation into your purchase cost. If the "all in" price is still okay with you for the land, then go ahead. After taking possesion, dismantle the foundation so that you have a greenfield project that you can tailor to your taste. |
