@gabbytabby....I concur with you. For a carcass at that price, Lekki Gardens did the maths and it made sense to them. Thats why they floated the offer, it was greed that wrecked it. For a builder who does not have integrity and believes the customer is to be blamed, they too will one day have their day in court...its turn by turn. The moment you start sacrificing quality for profit then its just a matter of time, it's a ticking time bomb.

I simply do not understand this carcass business at all, not even sure why it's allowed really.

So say theres 40 units of carcass, then theoretically there can be 40 crews each working to finish each unit. Seems to be going to be a beehive of activity for a while. How can one possibly enjoy the pursuit of peace and happiness.

Happy hour used to be d time bars gave discounts on alcoholic beverages (bonanza) to encourage people to get high... until MTN Nigeria hijacked the term.

In d era of high call tariffs, MTN allowed free calls from 00h30 to 04h30 (called MTN happy hour AKA "midnight call" ). Less privileged boys used the talk time to practice toasting babes, while girls used the talk time to gossip boys & fashion. Hence it became synonymous with useless & senseless talk grin

No no not just so cos if lekki knowingly buys at a ridiculous price then the concept of stolen property will be applied if that item was discovered to be stolen or damaged.

Lekki gardens can sue the contractor but remember that they also employed consulants to supervise and certifiy that building is as specified and suitable for purpose. Concept of joint and severally liable comes to play.


Subscribers will hold Lekki Gardens. Then Lekki will hold the consultants and the builder. All those will be CIVIL suits.

However, for the case of manslaughter, Lekki Gardens, the consultant and the builder will all be charged. Each of them will have to demonstrate that they were not negligent. It should not be difficult for the prosecutors to prove that people were killed due to the negligence of those involved.

There's no point saying too much here. I'll suggest you visit LCC office and ask question about the kick off of the project and how they met stiff resistance from the residents at the inception.

As for the stakeholders meeting, I was in the IT then (working on The Palms, Lekki) and we are always connected with BIG projects. So, LCC was something on mind then. Looking at what we can do together so we were at the meeting to see what's on the blueprint and things that we can do for the concessionaire. I can tell over and over again. LCC never worked in isolation and they were very transparent.

Lot of awareness were created especially on meeting days. Lots of flyers and signs were shared during the construction. And I can make bold statement that we saw the blueprint frm the inception

For those who didn't know, they'll assume they shove Lekki Toll road down our throat. No! We were carried along.

Iam sure that before you built your chateau, you were in a rental property. Did you do any due diligence by way of looking at the structural drawings and others before you paid and packed in?. What of higher institution?. Did you get the structural documents and others before you enter the hostel you were saying or the off-campus accommodation if you were off campus. You are in Sagamu. Can you show us the stakeholders meeting you attended on the Lagos-Sagamu express road.

Since this LG issue came up brb has been everywhere forming holier thy thou attitude where as he is worse off than LG. He will not workers same as LG, he steals His clients materials from the same site he is supervising, How wicked can one be!

Lagos/Ibadan/Sagamu Express road was done by Julius Berger (Baba of Construction). They have their office at Sagamu Interchange and Equipment/Construction Yard 4km away. Meanwhile, the workers stays in the small city.

We knew what to expect from Julius Berger in terms of quality (so there's no need for background check) and funny enough grin grin I benefited largely from the scraped up asphalts from the road. The waterlogged part of the chateau was filled up with Lagos/Ibadan scraped up asphalt. In fact, I recommended it also to some of my friends building on Lagos/Ibadan expressway as at that time. Dem dey here dem no go fit talk (I mean the beneficiaries)

The rented apartment where I lived in Sagamu belongs to one of the richest in Remoland (who had over 50 buildings which none has failed structural integrity test) and you don't need a binocular to see the quality of work. The house was built in 1989 but far better than 2015 build of so many. I fit show picture sef if you want.

I didn't attend Julius Berger Stakeholders meeting because I was out of Sagamu when the project was awarded. But even though I wasn't around, I still benefited a bit.
The first job my dump truck did was supply of earth fills on that project before moving it to Lagos in January 2015.

You may want to come and check my backyard to confirm what I used to backfill it. Na Julius Berger deliver am.

Baba NL1960, pls don't ask me about my place of birth o cos I wouldn't know what to say. But what I do know is that the house where I celebrated my 1st birthday in Oke Bola, Ibadan is still standing strong till date. My church built over 4 decades ago has not failed structural integrity test. My primary school, secondary school .... Someone must have done DD on those because it doesn't cost him anything to do so.

What's that non sand filled area of your foundation? If I can remember, you said somewhere that your floor plan includes a "courtyard" or something. Is that the courtyard? Again if I can remember you also talked about an area in your building where you can come out at night to the sky and on a moonlit night but feel secure....Right? So is it like a panic area as in panic room?

What's the roof design for the mentioned area? Are you going to roof the area inline with the entire building or you are not going to roof it to access the sky at night and day? These questions throw a lot of implications and challenges that need careful thought and planning:

If the area is an island courtyard with no roof, did you include in your foundation water drainage from the area? What happens during the rainy seasons? Water accumulates in the void and sip into your foundation if there are no drains. Your foundation will be near permanently wet. A constantly wet foundation is a serious cause for concern. There is also the potential of algae growth on the walls.

If you are going to roof the area, it means the area will be constantly dark, dank and damp without natural sunlight and air circulation. And why did you elect not to sand fill the area? Even if it's a courtyard it has to be at same level with the rest of the house so one does not come out into a "hole".

Follow up.

So as stated, the stage to fill the courtyard has been reached and has been completed.

Next stage is the plumbing to provide a quick egress for the little moisture that will find it's way into the courtyard.

His former office (where we first met) was at the Old Liason office at VI before the Lagos State Model City Master Plan was unveiled and they were relocated to Ikota, Lagos. He was recommended to me by an Officer at Eti-Osa Local Government. I hope I've been able to help. grin grin
