n3xt: Again, you are showing your "Ijebu-gene"! Always "smelling Money from far-off"! l will invest in a ferry service (as in standard types, not the Canoe wanna-be ferry service without all the works) that will make driving unattractive for car owners who live in Ikorodu area and work in Ajah/Lekki/V.I axis.... or at least can take them long with their cars. I know a lot of people cant swim, (at least not in the Atlantic! ) and so, are scared of boarding a ferry (remember that Senatorial candidate who lost his life crossing the waters in Ikorodu, during the 2015 elections?) ... but when they see a standard ferry service that guarantees "minimum protection", l am sure they would opt for it, than driving all around through Ikorodu-Ketu-Mile12- Ojota-3rd mainland-Ikoyi-VI/Lekki/Ajah, back and forth. Can we have a consortium for this..... just like people come together, to fund estates? Lastpage! 1 Like

There's a two story container structure being built in Ibadan along Ring Road just past JoyceB roundabout. I haven't been able to stop and visit but will try to. What piqued my curiosity is that it's two stories. If someone beats me to it please take detailed pictures if allowed. |

lastpage: Silver or Gold, I have none but I can find the best deal you can ever imagine. I'm presently working on something BIG with the government of the day. It's a proposal that will employ 10,000s in those areas. Now, whether "Ijebu gene or not" or "going to bed with the money", the bottomline is the ROI. If I invested N15m in a rural area and I'm getting 50m after 3 years, I'll rather do more than invest 40m in the cities with lesser ROI. Baba, I wan tell you something. Eavesdropping "Ile Ijebu cheapu gan" As per the ferry service, that's one of the many areas to invest now but everyone thinks of building a house as the only thing in property investment. I'll rather invest in Bed & Breakfast service than cheap and very worrisome rental business. Even when I mentioned Epe, it's not just about building houses, but building resorts, amusement parks, schools, ferry service (like you suggested), cargo ports, hospitals, community facilities and lot more. The government can't or let me say won't do it all. So let's say it'll take 20 years for properties in those area to return a good number on investment. By that 20 years, my first born should be having babies and the cost of land in these areas would have skyrocketed. Even if he choose to act differently, the cheap land investment would have set him on right track in life. 1 Like |

EgunMogaji: Baba, that area (Ring Road - Oluyole Estate - Joyce B - Iyaganku Quarters) and Alalubosa GRA/Onireke Quarters are our own VI and Ikeja GRA in Ibadan. That's where you'll see the best of designs and architecture in Oyo state. How do I know? That's where I schooled in 90s. There's a house in Iyaganku quarters that I've not seen anywhere in Nigeria. It's completely an underground structure which unconfirmed sources claimed was owned by Late Femi Johnson (the owner of the best glass structure in Nigeria up till last decade "The Broking House" which was built in 1982 and designed by Design Group Nigeria). I saw it about 20 years ago and I cannot but marvel when green roof came a decade after. I was like I've seen this before in Ibadan. Anyway, I've asked my contact in that area to see if he can beat you to it. Let's see what the innovative ideas. 1 Like |

NL1960: Baba, may God give our govt a good vision to do what's right. Coastal road is the next big thing. It will cut you off the Sagamu/Ore/Benin expressway from Ilaje Ondo state. I've been privileged to get to the very end of the road on the Lagos side. You'll only take 80 minutes ride on motorbike to Ilaje, Ondo state. Bros, with the coastal road, Lekki/Epe expressway will be highly decongested and property value will shoot up as coastal properties attracts higher returns. But in the meantime, if I'm doing Benin-Lagos, I'll still dey manage the Ijebu Mushin-Itele-Epe-Ajah road pending when new roads are built or new discoveries made. I won't be surprised if you find out there's a road like that already in existence but abandoned. I've seen so many roads like that. But why do you wish to cut off Epe, you don't like seafoods? |

Most of you already chose sides....instead of u to call a spade a spade. Like Lastpage said, if this issue is not resolved amicably, there can be no peace. If Egun can mind his business and be atleast alil humane or shut his trap...we should start making a headway. And for Brabus who wants to play games of wits online..Acting MR know it all...why cant he use some of his intelligence to make real money so as to pay his debts (stop robbing the Peters to pay the Pauls) and stop issuing FAKE BUILDING APPROVALS.... n3xt: There are TWO problems with Coastal roads. 1.) Cost: Compared to roads in hiterlands, most of which are on solid soil, coastal roads tend to involve a lot of costs, to make it plyable and last long. If you fcator the Nigerian penchant for shoddy work into it, you can be sure that every Govt wants the shoddy road it does, to last longer than it could (Election things! ) Some of the Coastal roads will cost twice, per Kilometer, for same stretch on solid ground. After corruption has eaten its fair share of the allotted funds, what is left is barely enough to construct a Mainland road.... talk less of Coastal road 2.) Climatic instability: Coastal roads are also more susceptible to the vagaries of climatic change! Today the road is there and next tomorrow, the road is swept into the Atlantic! I recall that some years back, l used to go to Alpha Beach to relax and would drive all along the stretch of Coastal road (untared at that point) for tens of kilometers. today, its as if a road never passed that area! Even the "Coastal Houses" have been swallowed by Mammy-Water! With more dire predictions concerning the weather in the years to come, except we give the contract to reputable construction companies, as l have seen done in some foreign countries and ensure that those who are charged with project supervision/consultancy/inspection e.t.c, do their work as specified, l can bet you that the Atlantic ocean shows no mercy when it comes to swallowing things up, roads inclusive. Nothing beats driving on a coastal road, with the windows down and the breeze just caressing your face! On the balance of probabilities, l think the Govt will likely make a decision on Cost Vs. benefit Vs. Durability/manageability/Sustainability. But we all know most Political office holders these days are plebs, so your guess is as good as mine! Lastpage! |

^^^ True Dat Especially in Nigeria where the cost of roads per km is more than world bank's N238m benchmark. For instance, the contract for the 127km Lagos-Ibadan Expressway was fixed at N167bn or $1bn while the contract for the 1,028km Lagos-Abidjan road project connecting five major cities (Lagos, Cotonou, Lome, Accra, and Abidjan) was estimated to cost between N167bn and N240bn by the Economic Community of West African Countries. 1 Like |

If you have ever seen any of my post concerning Brabus, you will know without any iota of doubt that I'm not in agreement with his modus operandi. I can't deal with him and I'm pissed off every time a client of his comes on the forum to complain about his antics because I'm sure that if those clients did a due diligence about him, they would run a million miles from him. The trouble is that people don't bother to find out about Brabus' antecedents before dealing with him. |

Madam or Oga esoorita The Bromance is between Egun and Brabus. Nothing to do with you. Let me clear that one.... You know that when brabus first enter Lagos, he was Ok at the time, at least when I did my fence, i am sure he made some money but it was fair on both sides, what seemed to have happened is that from around 2012/2013 - till date, something seems to have gone horribly wrong. As for Egun, what can I say, his own started from pregnancy (9 months in the making). esoorita, one question for you.
