Empiree: EgunMogaji: Roofing first. Then Pre-plastering work in following order: Plumbing/Mechanical Pipe work Electrical pipe work Wiring Aluminum Windows or Subframes Doors or Subframes (depending on what applies) Plumbing pressure test for leakage Then Plastering. 4 Likes 2 Shares |

@ Empiree and Egunmogaji You may want to ask why Windows and doors during the pre-plastering stage. It's good you have them ready in order to save cost on plastering. Many people don't know that you drive up construction cost by additional 2% installing Windows and doors at a different time from when the building was actually rendered. The first excuse you hear is that they may get dirty during installation. Should that be a concern, then I always suggest installation of subframes during plastering stage especially when the doors are wooden doors. 1 Like |

mufutau55: Though I cannot forget when I had to do it the other way round for a client on this same platform. Pre-plastering, plastering and then roofing. The result was woeful and there was a very serious complain against works we weren't commisioned to do. On one bright sunny day while plastering a house without a roof, rain just came from nowhere to wash away all the plastering. And the plumber who happened to be the most experienced in the whole community engaged by the client messed up big time. Maybe it's safe to thank God that I fired the community electrician recommended at the inception of the project. #talking about jobs that we shouldn't post online. |

kolnel: Nice one Kolnel. That's why I said we are too used to conventional construction practices in Naija. Such a house shouldn't have bothered much about earth fills. A good design/plan will have introduce step down levels in the guest zones and still achieve 10' - 11' ceilings. When I see such terrain, I consider them as mixed blessings and take the challenge to my advantage. If tiling hasn't been done, consider excavating some part of the floor in the house to gain more headroom. For the external part, consider installing drains with gentle slope on the longest side of the building. |
