6. Blocks based on the partitions and 4 block height (1500 pcs) - 240k
7. Planks and Nails - 50k
8. Sandfilling - ??
9. Plumbing materials - ??
10. Miscellanous (DPM, etc) - ??

Please what if someone want to build 4 standard bedroom flat?

Cheap is expensive, that cost is not much, I took time to read many comments and I noticed a lot of quacks. Please sir I suggest u bargain with your engineer for a slash of 100k except you want him to do shoddy jobs for you. If u are in doubt of the cost, u can invovle ur family members who will buy the materials, pay the labourers den you pay ur engineer the supervision fee of 200k hw about that.

2m to foundation? u don't have a brother or nephew who can @ least get change frm d workmanship? this is more like a three day work, I wouldn't want 2 spoil my colleague contract but negotiate a bit, IT'S TOO much

From your write up,you do not have 100% confidence in your Engr to give you value for your money.In view of this, i will rather recommend that you consult any NIESV members company with your brief. They can get you property with C of O which can easily be verified.That we give you peace of mind than going through all the stages of construction.

Cost is 1.4m, and his supervision is 600K? shocked How can he be charging almost 50% for his supervision? So if you end up spending 10m on the house, you will give him 5m for supervision? It's not done anywhere abeg.

Materials won't cost more than 700-850k based on that plan. Workmanship varies according to location but for a place like Lagos which is the more expensive between the two cities I've experienced, it shouldn't cost more that 150-250k for 4-6 days of work.

brother, don't just jump into conclusion like that, u don't know the foundation type or thee section, all u see in the pic is excavation layout.... presenting handling a project like that now,although am nnot. in charge of material But with what we have use, nno be small thing

sir can u b more specific about the foundation type or the area So we can know the type. of foundation going down there..

and again d engineer suppose to give the breakdown of the material to buy ...

And u need a friend or family member to represent u onsite as client

just make sure u av a trustworthy person to be in charge since u are not in d country at d moment. avoid been use as ATM by d engineers. talking from experience

l am a registered surveyor, l am the one who surveyed your land at Ibadan and l did a nice job and you compensated me with several gifts, why not recommend me to handle this job, l will handle it very well at a cheaper cost grin

THE QUOTATION IS ALRIGHT I AM IN NIGERIA AND JUST SPENT 1.6M ON ONLY 5 BEDROOM DUPLEX GERMAN FLOOR
GUYS SAID EVERYTHING WILL BE 850K, BY THE TIME I STARTED BUY THIS BUY THAT, I SPENT 1.6M
THE GUYS QUOTING LESSER ARE NOT BUILDING, IN REAL PRACTICAL THE QUOTATION IS ALRIGHT.
HOWEVER YOU NEED SOMEBODY YOU CAN TRUST WHO WILL MAKE SURE THE ENGINEER BUY GOOD AND QUALITY MATERIALS.
