I think the sum is okay just the sum for the oversite concrete will be about 600 k that you called german floor and the thickness won't be less than 1 50mm

I have spent 1.5million materials and labour for a similar project am doing. Please note that it is not a water logged area. Supervision cost should not be more that 250k

Forget that thing. If your mum or dad (not just family) cannot do the monitoring, forget.

Is there anybody who does not want money? People close to you might even persuade you that the quoted money is already low due to their negotiation skills.

Wetin person never see. You can only minimise the rip off.

I have been given a quote of 1800 for cement. When I told him where he can get it for 1400 from a seller I know for over a decade, he didn't want to hear, saying that price was impossible. Obviously he didn't care about saving me money, only his cut on top mattered.

Get multiple quotes. I don't like the idea of "the engineer handling it", don't let anybody have the impression that he will definitely do the work.

You can even change builder at the next stage. Keep them on their toes.

Pretend as if you are NOT desperate to do it and you have time to look around for options. It works.

The figure quoted is not too much for any type of foundation adopted.

Just find out if all the items mentioned below are included in the scope of work (assuming it's a strip foundation):

1. Setting out
2. Excavation
3. Blinding
4. Preparation of Column Base
5. Starter Bars reinforcement
6. Foundation blocks
7. Formwork for the starter bars
8. Sandfilling
9. Surface treatment (Compacting, Laying of Damproof Membrane, Blinding, Mesh reinforcement etc)
10. DPC formwork
11. Rough-in pipe work for mechanicals
12. Pouring of the DPC concrete.

I'm 100% confident that the estimate given is not for a raft foundation.

Also find out the height of the foundation because if it includes materials, labour and supervision, you need to be sure of what you're walking into.

No matter how much of compromise your contractor is willing to make on this build, he will definitely need to make provision for the following if not more:

1. Granite - 150k
2. Sand (4) - 160k
3. Iron rod (1 ton) - 130k
4. Rings and binding wires - 20k
5. Cement (180 bags) - 270k
6. Blocks based on the partitions and 4 block height (1500 pcs) - 240k
7. Planks and Nails - 50k
8. Sandfilling - ??
9. Plumbing materials - ??
10. Miscellanous (DPM, etc) - ??

You have really analysed well. This is based on a project I am handling now.
If its the engineer that will handle the workmanship from the setting out, to excavation till to the German floor. This will include the builders labour, the welder's labour, the carpenter in fact everything about labour etc. Then the workmanship is very reasonable.

Secondly, if he also the one to buy all the materials that will be needed. Hmmm I doubt of that amount will be enough o. Though he knows best.

In my opinion, the price is reasonable but I doubt if he Wont ask for more funds when you already neck deep into the project.

Mr op,base on that plan,I am very sure the building would be two or 3 storey building,so a pad foundation or the likes could b used (based on soil conditions ).so that boq is quite okay sir,but u can negotiate

Just went through the op's post again. The quotation is from foundation to German floor. This means the foundation is not included.
Renegotiate with him on the labour and supervision fee. For the materials cost, I cannot comment on it since I don't know what he is buying.

I will strongly advise you, if you will negotiate with the engineer, you must have seen or heard of his competency before you decide to use him. If he is of high reputation and professionality, then the price is fairly okay considering things like the location, soil capacity which determines the quality and quantity of materials to be used. Though you negotiation skills too might come into place.
Guess u negotiated to that 2m? If not, their is still room for negotiation.

op does it mean you don't have anybody that can monitor how things will be going for you? it is somehow dangerous to trust everything to your engineer


the figure quoted no matter how n where the land is is way too high, negotiate well with your engineer, even that of material is high too,,1.3 to 1.5m will give you a nice job only if someone is monitoring it

Materials won't cost more than 700-850k based on that plan. Workmanship varies according to location but for a place like Lagos which is the more expensive between the two cities I've experienced, it shouldn't cost more that 150-250k for 4-6 days of work.
Please how many projects have you handled to say materials with not cost more than 700k to finish the DPC for a double flat? Precisely tell us how many bags of cement will he enough, number of blocks and number of steel. leave wood and nails first.

hi op, pls note that some ppl out here are also looking for business, so dont fall prey to all this good will u think u seeing, if he is a professional then let him do his job, although as mentioned by the honest few, try and renegotiate the labour cost to 45%, its always expected...
try and keep some extra change cause thing might come up, if u have trusted family members , well if the understand what is to be done yes, but if they don't jus live them, cause if he's gonna steal from you, he will do so in a very professional manner with stealth, so you can hire another engineer as your spy without letting the other know his designation, that way u learn what to lookout for...

The type of foundation will determine the labour cost as a strip foundation will be cheaper than a raft in terms of labour cost and work to be done. Kindly clarify this and I might be able to make a judgement call because I do not disparage other colleagues cost based on incomplete information.

Kindly note you can always negotiate whatever cost is thrown at you as long as its fair to you and its fair to the engineer building. Cheers.

As you can see from the drawing he uploaded, the foundation type is pad footings and strip footing.

to be honest with you the column are too many, which shows your structural design is wrong.
with the drawing am seeing you will waste a lot of money in vain. am a structural engineer
and am telling you the truth.

For you to have engage an architect and structural engineer for such design, you should be able to involve a quantity surveyor (construction economics) to come up with a reasonable contract sum and give you value for your money.

I can understand ur concern for d costs, but I tell u brotha, dat is d least of ur troubles. Considering d fact dat u r not around to supervise & monitor d project, u shud be worried about d quality of materials & work. Whateve estimate d Engineer gives u is negotiable within reason but how can guarantee dat d building meets up to standard? I'd advise dat u find a way to ensure dat whoever Engineer in charge of d project doznt compromise on d quality of materials & work. Othawise, no matta how little it costs, it becomes a collossal waste of time, money & space

am a site supervisor...the amount given to you is very good.... cos the one am supervising now we have spent more than 2m and we have never cast yet.. cos we are using the best materials like tiger Rod cost 138k per ton cement also 500 bags.. and we are using four board... the charge is okay.. if is using the best not local materials

the truth of the matter is that the Said engineer is good and God fearing someone . The whole quotation is very much okay only that you can negotiate his supervision money.

Yeah! u are right, the estimate by the engineer is fair! In addition, money for Community boys/youths and other miscellaneous expenses that might arise in the cost of building. Buh the engineer shouldn't have stated #600k for supervision to the DPC, dat will sound outrageous to the client.
