I'm surprised that nairalanders still fall into the hands of the fraudster posing as a builder. I guess they don't do enough research despite all the information freely available on Nairaland. It's glaringly obvious who's who if one takes the time to go through the various building threads here. I'd advice anyone planning to build to tame the initial excitement and do extensive research on various builders before they commit their projects to the hands of one of them. Even when you do this, mistakes might still occur but they will be minimal. And you'll buy yourself much more peace of mind.

I've followed numerous building threads here for about 5 years and nobody has come forward to complain about Spyder880, Aventures, and Segcy.Moor. Brabus on the other hand has been the subject of numerous bitter complaints following which I don't remember seeing any very happy client. This is really sad, in his shoes I'd cover my face in shame.

May we not fall victim to wolves in sheeps' clothing.

I second Egun's comment for the very first time. The builders mentioned above fall into the category of the "Good". we have the bad and the ugly. that's the category Brabus Nexthome belong o

The good builders are always busy on site so as to avoid the kind of mistakes the ugly builders argue all day about here...Good builders are also busy breaking new ground every week and they hardly have time to come online to give lectures with internet pictures just to score cheap points. They really don't come online to do packaging or argue with previous clients and potential clients.....Their work speaks for them. if na lie ask oga Spyder880, AbdulWastecx, Skimaski and Aventures.

@Qc1, first and foremost I am sorry to read about this. It's so sad but believe me you will recover from this and smile at the end God willing.

I hope you can find a speedy and long lasting solution to this issue.

I don't even know where to begin with Brabus. It just never ends.

You can say all you like and advice all you like but if you did this foundation then you have no excuse here.

You knew about the terrain as you have claimed so you should have done all it took to ensure this did not happen or don't do the job at all.

A true professional will not touch a job unless they know the outcome will be positive. They will do all they can (even at a loss to them to make sure the job comes out well)

There is no point saying you advise this or advised that. If you foresee this happening then you should made it clear that this will happen and walked away and not touch it with a barge pole.

You had all these solutions from day one so they should have been implemented at all costs or not taken the job.

This work is still your hand work and reflects on your ability to do the right thing. And upon all you feel the need to gloat at your client's expense to seduce other clients.

That in my books is extremely unethical/unprofessional and says alot about your real intentions.

All those people saying that you should call Brabus back to your site. Please don't listen to them. Get a real professional to fix this issue.

Brabus may have his area of expertise (I am yet to find any) but please let the real people fix this issue once and for all.

It's called laziness. And as a victim I share some of that blame and have learnt from it.

I just hope the potential clients reading this take their time and make the right decisions.

I blamed myself for using Bosun Brabus of Nexthome on my project. Lesson learned: Never to get too excited and always do my DD.

For new entrants into the building arena, these are golden advices. At least when it comes to working with diasporans.

I told my builder that regardless of any kakamimi scheme that I come up with, that he is the professional and he needs to stand firm and be the professional guide on my journey.

@bra3g lol @ Enhanced DD. Trust me it's worth it, afterall these are buildings that are expected to still be standing when the owners are long gone.

@3strikes I think you are among the luckier of his clients. After all the reworks and other extra work you put into it, you ended up with a beautiful building with no horrible structural defects. Not many of his clients are in similar shoes as yours.

If his suggestion will cost u money and deal with the water once and for all, its better than spending millions yearly to control water.

Every time you guys tell him to visit the site what does he do? He stays away and try to point to an old post that he suggested a solution!

He claimed he was there last year to look at the progress of the house when I was about to roof it? Yes he was there but he started complaining the house should have been filled with sharp sand instead of the red filling sand, he then bla bla bla on how the red sand is no good and wrong for the site. That was where my wife got angry and asked him "If you know this, then why did you use the red sand?" and "where you not aware of this info when you where filling it with this sand?" With those questions my wife just felt disgusted with him and doesn't want to be around him anymore.

You see people all he does is throw solutions from his own mess from far distance. Just because my wife asked him those questions he ran away and never came back. I was going to let him roof the house then he refused to show up and sent a carpenter to do the roof wood work. Even though I paid him he ended up not showing up at all and the carpenter started messing up. I had to stop the carpenter and take down all he did and started afresh from the beginning again after translated the drawing in the plan to him.

After 10 days or so the carpenter refused to go further because he needed some money for his family to eat and his fellow trades men on site. Bosun still refused to show up. He and the carpenter had a fight on money issues. I had no choice but to come out of the pocket to pay the poor man. That was when my wife and I discovered that he charged me about N50,000 extra on the carpenter alone yet he refused to show up not even once. I just got tired of the drama and decided to Tower company office for the roofing in Oba AKran Ikeja, It was from there they sent out their employee to roof the house.


Bosun is a ghost that like to take your money and throw advise on the interment for his own mess.


How does a man that refused to show up would help?

His suggestion seems to work out to me. Will you try it? Pls ignore any negative comment an argument and focus on how to fix this problem once and for all. I know someone who abandon this kind of your house situation after spending millions to control water and the house kept sinking.

I am so sorry you are in this position...it breaks my heart to see people loose hard earned money in such ways. This is why I have been shouting up and dahn this forum about brabus and his fraudulent schemes especially for 1st time home builders and diaspora.

Please pay the extra and consult a civil engineer....to do soil test and a comprehensive overview...this does not look like a small thing to me.it does not look only like site water but water seeping from underneath the foundation(don't take my observation, just trying to stay that you need an engineer to find out what is really going on)

Sorry to hear about what happened in your site.
I was lucky I came up 12 months ago when my foundation was being done, I was under the impression and asked for 5 board, yet i got 4 board. The foundation was low as they dug the ground first which my neighbor didn't do and I understand ought not to have been done. Anyway moving on

But hey, I pray God gives you the strength to deal with this and find a lasting solution. Also, health is important oo, forget riches, so take it easy. You dont want to be having high BP, where the perpetrator Bosun is there making jest of you with others to prove a point, I wonder how many times he would have done same to me.

Engage professionals: Forget all these internet suggestions, take the good bit and have an open mind. Let someone visit site and ascertain what needs to be done. Cost it and let them do it.

It will cost you in the end, but its better to have piece of mind. I cannot start to tell you the list of things that I have fixed

The atrocities committed on my site are way too much for me to be listing here, I had to grab the bull by the horn and fix them one after the other. Clearly he's not a professional nor a builder, and those people who claim he has talent (I read one today), I was just shaking my head. What a bunch of naive sympathizers, the person claiming he has huge talent, I will ask him one question (Can you give him your project to build, or why have you not given him your project to build ?). The main talent is how to defraud you, simple. The rest na just google work and neat pictures.

I am counting down to 5 weeks now so that I can get the remaining of my money for the fake building plan, I have chosen to swallow the cost of fixing his mess. Let me ask everyone, do you guys think that brabus/ Bosun / Nexthome does this for the following reasons.

*Greedy
*Wickedness
*Complete lack of knowledge on building matters
*Proving a point on how good he is

I would like to know, I have my own mind made up, but it would be good to know what others think.

I have tried, they all want me to sue him. They all said the problem was the height level of the foundation need to be raised. As we speak,I did that already and I'm just waiting for the dray season to continue with tiling. main while, I'm observing the fix.

Sometimes, the best fix is not always the popular ones. You'll just feel like what haven't I done?

He's still the only client I've given my Christmas and my birthday. So there's nothing he can't take from me even till now.

Ask and you shall receive. But do Baba still believe in my judgement? Or mere gossips from those who profits from confusion that will make him loose focus on the main goal which is to find a lasting solution to protecting his investment?

Sad but truth is this is a regular pattern with Brabus.
Nothing you have said here will surprise anyone. Taking money and not paying workers? Na today?
The saddest bit as I still think he has the potential to do something great but his desire to take shortcuts and his lust/love for money will always cloud his judgement and constantly produce unhappy clients.

It is water from underneath. Why? because the so-called raft brabus did wasn't blinded and it sank. Secondly the height of the raft should have been 5 or 6 boards instead of 4. As is right now, i have no problem with the compound,that was fixed, just the underneath the inside floors. I've posted the fix to this too. I've been told to wait and see how things goes before moving to the next step.

I was lucky I came up 12 months ago when my foundation was being done, I was under the impression and asked for 5 board, yet i got 4 board. The foundation was low as they dug the ground first which my neighbor didn't do and I understand ought not to have been done. Anyway moving on

But hey, I pray God gives you the strength to deal with this and find a lasting solution. Also, health is important oo, forget riches, so take it easy. You dont want to be having high BP, where the perpetrator Bosun is there making jest of you with others to prove a point, I wonder how many times he would have done same to me.

Engage professionals: Forget all these internet suggestions, take the good bit and have an open mind. Let someone visit site and ascertain what needs to be done. Cost it and let them do it.

It will cost you in the end, but its better to have piece of mind. I cannot start to tell you the list of things that I have fixed

The atrocities committed on my site are way too much for me to be listing here, I had to grab the bull by the horn and fix them one after the other. Clearly he's not a professional nor a builder, and those people who claim he has talent (I read one today), I was just shaking my head. What a bunch of naive sympathizers, the person claiming he has huge talent, I will ask him one question (Can you give him your project to build, or why have you not given him your project to build ?). The main talent is how to defraud you, simple. The rest na just google work and neat pictures.

Can you believe Bosun Brabus have the gut to advise me that I can get away without raft foundation in Ajah o because my plot is not swampy..... I told him point Blank not to try it o. if not I for don dey walk around naked as Agarawu talk....BTW he promised me 5 boards raft too and I don't think I even got 4...

If you are reading this and still in doubt, please give your projects to Brabus o. We go all dey here waiting for stories that touches the heart......

@3strikes I think you are among the luckier of his clients. After all the reworks and other extra work you put into it, you ended up with a beautiful building with no horrible structural defects. Not many of his clients are in similar shoes as yours.

But to clear the air, I didn't throw any suggestion from distance. I tidied up my job since January 2014 and never had any backlog of work left undone except you have a contrary proof.

I didn't take money from you for any job and not do it. So apportioning blame to me for what we didn't agree on its cost is what I really don't know. I'm never keen about what comes in or out other than advice you on the best selection.

In sure you know I was just a builder on paid commission on the project and not a contractors and as such I'm limited in my capacity to make judgement for you sir. Neither do I make a unilateral decision.

A visit to the thread will show that I was upfront with all the site challenges right from the beginning of the project. And proposed all the known fixes to you right in the thread and on site. I never had to carry out any of the solution for you because you have your own way to do them. I can recollect how mumuni led a team of abokis to come and backfill the house with the laterite. I was just an observer and cannot do anything about it.

Bros, I'm sure you knew I even advised against using laterite for the Sandfilling of the house because it's not good for the terrain but before I got back to the site after completion of the raft, Sandfilling has been done. Even though I recommended getting rubbles from Julius Berger site at Ikorodu and the road construction. Your supplier and bro can attest to this. I didn't have to impose anything on you. The only time I suggested a supplier to you was a granite supplier who did just one trip and nothing more.

Bros, how am I a fraudster? For telling the problems and challenges faced on site that you visit everyday we were there but chose to take with a pinch of salt or allowing you to take a lead while watching your back and advising you on the challenges ahead.

When we found neighbors waste pipe as the main culprit in your compound, I asked that we do everything on our part to safe your structure forgetting what the neighbour should have done because we are at the receiving end. Did we do that?

I'm sure you'll agree I'm not a fraudster when I went to locate where govt drainage in the area and the affected buildings around so that we can plan a proper channelisation of water in that area. Has that been done? Because I know there was never a kobo credited to me over this.

Bro's lastly, when you called me back a year after for your roofing, and I got to know about the fence you did that fell, I told you that you need to fix the water issue ASAP and adviced against using stone coated roofing. I'm sure you'll remember we walk this same walk sometimes last year.

It's so painful but how I wish there's something I can do other than telling you what I know. The structure isn't the problem, the water is. The same water affecting everyone around you.

You just have to deal with problem and not the cosmetic effects.

I believe my mess didn't fall the fence you did by yourself. The water (lateral pressure) did. Neither did it do any damage to other structures affected in the neighbourhood but the uncontrolled flow of water did.
The earlier a combined effort is taken to fix this source, the better.

Beside, I'm not here to score cheap points. I just need to reiterate my points which remain unchanged since 2013.

Irrespective of how this may look, I believe all these statements were pure lies against me because I had no single dealings with you on the fence or drainage. Not even a kobo.

I'm sure you'll recollect that the roofing woodwork was a pure transaction between your bro, wale and the carpenter and I had no single dealings in it. So if any told you I collect a kobo, bro you need to know what to believe. You even said I charged you 50k extra. I would want to remind you that I stopped dealing cash with you after decking stage when the secondary school students took over the project. Even the boy (Orobo) who did your parapet wood work was paid off directly by you bro. You'll remember I adviced you to even leave parapet when you said there's no more fund to push the work further. I adviced you to concentrate on keeping water out of the property and we went to discuss this together in your bros hotel and no concrete agreement was reached and the Sunday after I met you working on the fence. When did I collect 300k from you?

I won't want to dwell on this anymore. I can only wish you the very best sir in your future endeavors and pray for a permanent stop to the issue.

It's just so painful that the problem was left for too long without an appropriate fix. All the time spent apportioning blames could have been used to tackle the issues.

It is water from underneath. Why? because the so-called raft brabus did wasn't blinded and it sank. Secondly the height of the raft should have been 5 or 6 boards instead of 4. As is right now, i have no problem with the compound,that was fixed, just the underneath the inside floors. I've posted the fix to this too. I've been told to wait and see how things goes before moving to the next step.



[b]Sir QC1, so sorry for this issue you are having on your site. I hope and pray you resolve it speedily and at the best possible cost.

For the sake of future construction endeavours for you and other Nairalanders, I want to say the following:

- I would want to believe you had a structural drawing for your project designed by an engineer who visited the site prior to producing the design. If you indeed had a structural drawing, it must have shown the height of the ground beams, whether 3 boards (900mm), 4 boards (1200mm/1.2metres), etc; also, the thickness of the blinding, usually 50mm.

The question is - did you ensure that Brabus followed what the structural drawing stated and not otherwise?
Did you also involve the structural engineer in supervision of your build?

Its a fact that if the structural engineer had been involved in the supervision of the project, all these issues would most likely have been avoided. Infact, you wouldn't have had to rely on the opinion of a builder to determine the best solution to your site challenges, but rather a registered construction professional - the structural engineer - which is what Fastshipping is suggesting to you now.

My final word to all Nairalanders - it may seem an additional cost to engage a professional consultant during your project construction, but 95% of the time, it pays you better in the long run. I have stated this many a time on my thread.

Dealing directly with a builder during your project construction is inherent with so many loopholes; you might even have a successful completion, but believe you me, you would have been ripped off in 1 or more ways. Consultants on your project help to reduce the risks and balance the equation. Its on Nairaland that I see a common trend of clients wanting to relate DIRECTLY AND ONLY WITH builders. In a lot of circles outside Nairaland, such is not the case. Really, I even have some contractor clients who would refer their potential clients to me to prepare proper documentation for the smooth running of the project, despite the fact that they are contractors/builders and could have gone ahead to strike a deal with the client unilaterally.
Like someone said above, lets all learn from these experiences.
