msogunro: This test definitely ranges between N100k and more. The N100k is just for borehole or trial pit and won't require heavy equipment and specialized laboratory report. This is one area to be extra careful because most geotechnic results are reprints of earlier results. A novice may not be able to interprete it. For real test that requires bringing rig to the site, it starts from N400k above. The deeper the more expensive it goes. Though a client did one at Akoka and she told me she did it for just N120k. I wasn't there to see so I can't ascertain what was done but in the end they recommended 24m deep piles for her foundation. I asked for the name of the laboratory and the company that carried out the test but didn't get any. I'm not making this up. The most important part of the test is the lab report. How authentic it is? It must carry the stamp of the lab where the samples were processed. Also, if you're physically present during the drilling you can see for yourself the various samples collected at every depth. You should also consider the accessibility of ground water, phcn over head lines and the last road expansion done. Groundwater because we all use boreholes. Will you able to sink a shallow borehole, or will it have to be an industrial one, or will you require a water treatment plant to use potable water? Water treatment equals continuos cost throughout your use of the building If your site is far from any PHCN line you will spend a lot extending the Line to your facility Last road expansion; if you are sited by a road, there is a risk that the govt may one day decide to expand or dualise the road . Op! Na only God go bless u for dis advice u dey give upcoming boys like us for free. E get on Small 1200sqm wey I buy way back to develop..Govment allocation directly behind Bwari law school in Abuja. Now this land is situated in a huge expanse of undeveloped flatland of about 100 hectares or more. It's been surveyed and beacons shoot everywhere from d ground. Typical of most abuja lands, dia's a stream that bisects the land in two.. 1. bad news is that my plot is just about 50m away from d stream. 2. Bad news, the first building besides d access road (the extreme end of the place) is a bungalow with a Raft foundation. 3. Bad News, my plot is situated at the junction between two roads in the layout( which we intend to open up eventually) 4.the thing slope small o 5. I'm determined to start developing that place dis year..even going to te extent of flinging some assets to raise funds to comit to this small project. But as u don mention these things now, na to drink Sniper dey hungry me because I just d dont have d bar for some of dis Remedial measures in dis economic meltdown. Thanks all the same....pls, d u know how much it may cost in Abuja to rent a bulldozer to open a road from the tarred road to about 200m inwards...mainly cassava and brushes, e be like say some guyz wan rip us off.. pls pardon my typos, my phone is a miniature Nigeria Have a nice day |

Such problem exist mainly in the swampy mangroove & fresh water regions of Nigeria. They are common in places like Lagos/parts Ogun state & also common in the Niger-delta. Such is rare in the SE except the issue of land having a lower altitude than the main road which is caused by continous piling & grading over the years that results in a higher elevation than the surrounding areas. While i agree with a number of things on this thread., i have to point out a few things. I will use my experience as a yardstick because i have built a house in a swampy area and i have built on a sloppy land just as i have built on other terrains. Many a time, it comes down to the budget, location and preference. I got an offer for a plot of land which is less than 5 minutes drive from a major expressway for a knock down price of 2million. That particular land was waterlogged as were a few others but those that were dry land wete going for 4-5million and above. After all analysis, it Was a good deal because whether it was waterlogged or dry land, the plan was for a storey buikding which would have required a raft foundation either way. The only difference is the pile foundation on the waterlogged land and when viewed vis a vis the difference in cost of land, it was a better deal 1 Like |

olumide4christ: A geologist has no business carrying out Geotechnical Investigations( Soil Test). Geotechnical Investigation is different from Geophysical Investigation, which is also different from Geological Investigations. Dont confuse things. Also, all propoerly trained Civil Engineers can Design for and Supervise Geotechnical Investigations to be carried out by the Geotechnical Specialist, also....a Structural Engineer HAS NO BUSINESS carrying out Geotechnical Investigations. We are all Civil Engineers, but we specialise at some stage in our carreers, some become Structural Engineers, some geotech engineers, some Transport Engineers, some Water engineers..etc...All are Civil Engineers who Can Supervise, but cannot Carry out work specialities of the different specializations. 2 Likes |

It has become increasingly important for prospective buyers of land to not hurriedly pay money for lands because they are cheap, but to ensure they do some due diligence to determine how economical it would be to build on such land Some people have said that if they see a plot of land which looks good on the surface, taking out time to carry out this due diligence might make them lose the land to another buyer, but let me say here that “it is better to be sure about a thing than to be sorry about it later.” This is the reason why some people have said that the rainy season is always the best time to source for and purchase land, as it shows the land in its actual physical state. MansaMoussa: T[b]hanks Bros for the compliments. Let me also let you know that there is a piece of land which I am currently developing in one of the estates in Abuja, close to a small stream. However, it all depends on the position of your plot along the course of the stream/river. If your plot is positioned at a point where the stream is still flowing further along its course on a steep gradient, you most likely won't have issues with flooding because water flows by gravity. You might only have issues where your plot is situated at the low level part of the stream OR where the stream flows through your plot. Very importantly, you would need to do a retaining wall along the part where your plot meets the stream and you would have to ensure your foundation is raised to an appreciable height (Mine was about 7 coaches at the highest point). As per the bulldozer, I'm not sure of the going rate in Abuja right now but here in Lagos, its about N80-100K per day for rentals. [/b] |
