To me the best solution is to buy a ready made house. It might be more expensive but u'll save yourself a lot of headache and you will get your choice.

Hello,

This is what we do Exactly.

Building a house in Nigeria is a social status. We all want a permanent home address and the desire doesn’t end when we travel. Infact, a sizeable portion of the $25billion sent by diasporans to Nigeria last year must have gone into residential housing projects. If you are in the Diaspora and you are building in Nigeria, you must be familiar with these scenarios and you can learn from the solutions proffered.

No 1.

Sending Project Money:

With us, You do not send any project money to us, you only have to send the payment for agreed stages to a Trust Fund. This Trust Fund will be opened for you, and managed for you by FBN Trustees ( a Subsidiary of First Bank). FBN Trustees Ltd is a Strategic Partner to Artizanni Ltd for diaspora Projects Like This.

FBN Trustees will ONLY pay us, when YOU instruct THEM to pay us, AFTER they (FBN Trustees) have verified what we have done.

Apart from FBN trustees, Our Other Trustees Partners are Meristem Diaspora Trustees, and Diamond Securities Ltd.

You have a choice of selecting any one of them.

Scamming Relatives
Junior was one of your favourite brothers and you never hesitated about giving him the task of handling your home project. He kept sending you pictures of ‘your house’ in Ajah. The pictures always looked so great and were constantly updated. Though you noticed the picture hardly depicted the surrounding houses, but it didn’t matter to you. Eventually you had to be in Nigeria for an unscheduled visit and that was where problem started. First Junior claimed labourers were on strike, later he claimed the state government banned access to the site’s neighbourhood. You went ahead anyway to realise the site was as empty as the pot we keep in the kitchen cabinet. That was how your hard earned money turned into Junior’s allowee.

Scamming Relatives:

With us, there is nothing Like scamming Relatives: There are two levels for verifying what we do for you.

1. Our Fund Trustees: Our Fund Trustees, who are in charge of your money, will make sure that we did what we agreed to do because they are LIABLE if anything happens, or if it is discovered that we have been lying to you. FBN Trustees Ltd, Meristem Trustees, and Diamond Securities Ltd will NEVER ADVICE you to issue payment instruction to them to pay us until their consultants have VERIFIED what we have done. They will take pictures, videos, reports and communicate such directly to you.

2. Online Construction Management Portal: Immediately we commence a project for you, we will open an online construction management portal account for you and provide you with the login details, this gives you access to GEOSTAMPED project Pictures, Vidoes, files, drawings, schedules, daily reports, and plans. you can contribute to the project via these portal, raise issues that are automatically tracked etc.

3. Couriered REPORTS: Every Two weeks, we will send you detailed ( and I mean detailed) progress reports on your project in a format that is understandable.

4.Gurantees: We will not build houses that will collapse for you, or of poor aesthetic quality and finishing. To assure you that we really mean that, we are indeminfied by AXAmansard Insurance Plc. You know that means.

5. Cost: what about cost?, all these things we want to do for you, will it not mean that it will be very expensive for you?..No.
...and here is why.

a. Once you sign up with us, we discuss with you via Slack, whatsapp, fb,twitter, email, skype, google hangout ..to know exactly what you want us to do for you.

b. based on the outcome of (a), we will send you an initial FREE proposal, that will include plans, boqs, cost , schedules and duration of your project.

c. We follow best practices always, so Our BOQs are detailed, and we also include Material and Labour Schedules, so you know EXACTLY what we are talking about.

d. Our fee for all this and construction is just 15% of the total design and construction cost. This includes the fees for the Fund Trustees and our Own Profit.

‘Calamity ‘ supervision
It is not hard to know a staircase made by “proudly naija artisans”. For some part of the steps you don’t even need to lift your leg high enough to move to the next step, while some steps are so high you wonder if it was still a step and not a fence.
You need a professional to handle your project. You don’t want to sit down jeje in UK and you hear a building has collapsed in Lagos only to realise it is your site. Most times, the older brothers, uncles and aunts who are handling our home construction have acquired building practices that are unsafe overtime, and in a culture where respect for elders is paramount, you need someone with guts who would insist on the right thing.

CALAMITY SUPERVISION: This is very real, we have once been called upon by a UK based client to remedy a building in Ibadan that was DANGEROUSLY poorly built. It was like a time bomb waiting to explode.

Our Team is made up of professionals( Architects, Engineers, QSes, Builders, Master Masons and artisans) who understand the art of paying attention to DETAILS.......

We also have teams across the Country.

So, we can build for you in your village, or your City. your choice.

Slowly But Surely Projects
They started digging for the foundation in Nigeria when you were in winter in Canada, by spring -they were still digging; during autumn and summer the digging continued; and by the next winter they were still doing digging reloaded. You begin to wonder if they are digging for your foundation or they are trying to discover oil. Maybe it has been long since you left Naija, and it may sound cliché, but things still work extremely slowly in Nigeria. Most of our efforts in the building industry are manual. It doesn’t mean it should get as bad as digging for months though.

The Digging that NEVER ENDS.

1. This never happens on our projects for the following reasons (EXCEPT YOU HAVE OMO-ONILE ISSUES)

A. Our Project Management Team will calculate to a T, the actual time it will take to construct your project in a specific location based on the context, and our experience in that area.

B. Guranteed Payment: Once you pay into your Trust Fund, we are certain of getting paid as long as we deliver on time and to specifications, due to the economic fact of the time value of money, it is in our interest to deliver your project in time, following strict quality standards.

Hello,

1.Most certainly this Thread was not set up by us.

2.Also, while we have obviously been a bit over-interested to comment on the thread, it in no way reflects on the Personality of the Company, or the Company management.

3. The Op did not set this topic up to a restricted audience. The Topic is in the public domain, and since the OP stated the Problems, We stated the Solutions we have created that destroys these problems. Stating solutions to a set of problems that we have formed a Company to solve does not equate to marketing, If we want to market, we know how to advertise officially on nairaland.

4. Conscience: We have not solicited for money from the public, we have not criticized any SOLUTION the OP might have posted, and we most certainly have not asked the public to do business with us. The OP posted Problems, We posted Solutions. It is as simple as that, no thread was Hijacked.

5. It will most certainly be IDIOTIC for the public to Trust any body or Company with their hard earned money. The SMART thing to do is to check out the company, and checkout the SECURED gurantees the Company has put in place to Safeguard their money in a risk free manner, and deliver quality projects in time. We are not asking the public to TRUST us.

6. We do not have any history or reference on NAIRALAND because we are not trying to WIN the Business of Nairalanders. We have representatives in 8 Countries that do that directly for us. Client Confidentiality is CRUCIAL to how we do business, as such we will neither post pictures of Buildings under construction, without EXPRESS Client approval.

7. We are not new in this service, the quality of our strategic partners speak for us, we merely saw a topic, that FALLS into our EXACT business niche, and we thought it important to educate the public on Our Solutions, since the OP has educated them on the Problems.

8. The diaspora Real estate business is a 2.1 Billion Dollar/Year business in Nigeria, 1.8 Billion dollars/year in Botswana, and 1.2 Billion Dollar/year in Kenya, these are our next Target Markets, and so we most certainly are beyond guerrilla marketing..

Nice write up. It's better to involve a professional contractor to build your house and then tell your brothers to just visit the site, than allowing your brothers handle the whole project. Most think people think money grows on trees in US, not knowing that it's not as easy as they think.

True. A professional's involvement in your project rather than the family member allows you to be able to take objective discussions without worrying about how family relationships would be affected.

They both have their pros and cons.
By building your house you should spend less, you can build in phases, and also control the quality of your project. However you are faced with the unsavoury issues like omo-onile, contract disputes, delays etc
Buying your house may be expensive but it is faster and strips away a lot of bad experiences which happen during construction. However you are also faced with the possibility of poor quality of work, hidden terms and conditions which dont favor you, and more.

Hello euromillion,

Thanks for your views.

1. Artizanni is not a person, its a Company.

2. Folks behind Artizanni have actually contributed to solving problems in the Property Section via their personal monikers, it is bad practice to propose solutions that are tantamount to personal opinions that may fail in practice behind a corporate identity. the Operative word been ''may''.

3. Any writing you read from Artizanni is guaranteed and backed by our corporate identity, postulating solutions to problems in the property section on which we do not have certain data does not speak well to our competence, apart from the Legal consequences that may arise from such.

4. Again, we do not create Threads on the projects we are doing because we value Client Confidentiality, and also because certain aspects of what we do must be under wraps. An example is Saferoom design and Construction.

5. Trust Fund, or Escrow is set up for the Client by Our Strategic Fund Trustee Partners, we neither set this up, nor do we have any control over it.

6. We will create such threads, but 78% of our potential Clients are not even on nairaland. The Outstanding percentage is split between whatsapp groups, Linkedin, quora, facebook, nairaland and twitter.

7. Its unfortunate you have the impression that we are trying to derail the thread, which is actually far from our purpose. But its all well and good.

8. Thank you for expressing your opinion, apologies for creating the wrong impression.

Have a great weekend.

Cheers!

The case has been in court for years with her having to travel down to Nigeria multiple times a year because of continuous adjournments. In court the guy, her nephew o angry tendered receipts and documents showing only his name because he actually was the one who purchased everything in cash. It therefore made it difficult for her to prove she actually owns the house because everything he did from land purchase to building materials he did it in his name.

Well and good, but the lady in question is actually lucky because people in naija has the upper hand when it comes to hired agarawu boys,as a matter of fact many diasporians has died in the hands of wicked naija relations like that,I remembered a case of my church lady that was killed on her arrival to naija in 2004 she did not even reach home, she was taken out from the airport.sad but true.

Cribpark:
Take Away Tips To Consider when building from Diaspora
• Involve people you trust most and who have demonstrated financial discipline, and not necessarily people you love most.

• Do not send huge sums of money at once. Instead, send the money gradually.

• Ensure project updates include pictures, video, budget and other site activities

• Don’t walk alone. Join a housing group where you can share information about your project and ask questions.

• Buy land from estate developers who do a proper layout. Because most people buying the land are middle class like you, there is a better chance of having a posh neighbourhood.

• Dont hesitate to hire a professional. Registered professionals have a reputation, but sure they are more expensive. Your trusted persons can do oversight functions and manage the project.

• If you feel your project is moving way too slow, it may be a time to take caution. Stop the project temporarily and send another friend or family who has not been involved in the project to give an independent assessment.

• Don’t spend all your resources on your housing project if you have a thriving business at the moment which also needs more investment. You can design your house in a way that allows you to build in phases, so you have extra money to invest in your business.

• Please feel free to share your opinions on the above tips shared or add any more tips from your personal experiences on construction sites. Thanks.
