I just bought a plot with a colleague and intend putting up a 4bedroom duplex

1 big ante room with visitors toilet
1 visitors room
1 big sitting room
Dinnig area
Big kitchen with store and laundry


Upstairs
2 big rooms ensuite
1 big masters room with veranda....big toilet and big walk in closet...and nice view
Small family living room

I intend taking the plot in front....will appreciate if you can give me what I asked for...complete with 3car parking space.

@ Hajji, don't really understand what you mean by 'same half plot?' The building is on a full plot which is transversely divided so that there is are 2 buildings on the site. There is access for the back building beside the one posted.
The building meets the planning requirements of 6 meters in front and a minimum of 3 meters on the other sides.

OK. Got it now. No.. I was just thinking the building is on half plot..
With the two buildings on same plot now, we can say half plot is used for each.
But in summary just two buildings on same one full plot. Very good sir.

I have been involved in/handled quite a number of projects and come to the conclusion that the two major reasons why projects result in waste of resources and have poor quality(common within Nigeria) are:

1. Improper planning.
2. Not using professionals/experienced hands.

There are many other factors but they can be broadly categorized within these two.

Thanks... That's less than half a plot. Please advice on the length and width of the site and I will give you a response.If its rectangular(9mx25m) it will be somewhat tight. If the plot is square it may work depending on your spatial requirements.
