HI,
That's why it is fraudulent. why not let people buy immediately? Those buying will like to develop as soon as giving the chance and therefore, the place will develop naturally. But what i suspect is the guys are going to take money and use that funds for developing infrastructure in certain area, then take it up themselves while throwing those that have paid in the back, where they don't plan to develop soon. That's what makes it fraud to me. Im sure they will give allocation, but it will be for my Grandkids!!!

We the citizen must stand united against such sharp practices

Sorry, the land is actually on Lagos - Ibadan Expressway. About 100ft to the 6 lanes newly built. Very nice if the they can remove the Fraud and let it develop naturally.I will upload some pic. i have the video but too big to attach

I was hoping by showing the will to pay upfront, i will get immediate allocation. And depending on how close to the already built, i can make it a playground for the kids to go play in when we are on ground for vacation.

If I'm to advice you, get into installmental payment with OPIC. Or get something from PropertyMart "The Cranbel" also inside the proposed Makun City.

The design looks so good on paper but like you rightly assume it's not going to be ready anytime soon.

They (OPIC) should have adopted a model where people gets allocation on paper and are asked to pay certain amount of money to get physical allocation and pay the balance over certain period of time. They'll get more subscribers using that approach.

The guys are trying to do something but I don't think they've got the capacity to manage such a big project yet unless there is reincarnation of the OPIC of the 80s.
Even go through OPIC website, you'll see that you're very unfair to take them too serious.

If it's "buy and tie down money" investment you're planning to do, then it's a good place to invest.

Note: The Makun City will make more meaning if it has alternative access roads apart from the expressway. I'll ask about that before I pay kobo o!

For me I'll be looking at having something around Iperu, Ilishan-Babcock and Sagamu-Benin Expressway as those areas are going to witness exponential growth pretty soon.

There's a big shopping mall planned in the key cities in Ogun state (Mowe, Sagamu, Ijebu Ode, Abeokuta)

The place is nice for people from Remo Land in IJEBU. And Beside, i will like to invest in my home-state to help it develop too

I can see lafarge buildings. Those house are constructed with lightweight steel.

Not bad if you can get allocation very near to development and not far inside. Think security!

I'm actually buying the land for my sister that is married to a foreigner. I want her to have something to her name and that will keep her coming home too.

I have a place like that too. Though not in government estate but in a little community I helped shaped to my taste and for now the kids love it.

PS: and we're talking about average joes here because we'll hear elaborate stories of hired assassins not regular opportunistic midnight robbers.

PPS: and for those who have never left Nigeria or did on short vacations but consider themselves expert on foreign countries, we do have home invasion robberies, kidnapping, gang hits, etc here too.

You're doing too much to secure your property. It's not long that 150db alarm was discussed here. Bro, those thing work like magic. Also dogs with their gritting teeth have a lot to do. And don't estimate the power of signage. It gets them confused.
i don't like dogs, only my daughter do. I was forced to buy her one years ago when her wahala too much. Tho she accused the dog of biting her last year so that she can follow me grin

there is no fixed price sir... it all depends on the grade and personality of the architect.

renowned architects will definitely charge more than graduate architect.

with seal, it can range from 50k to 550k. these are the ones i have seen. it could be less or higher.

My small 40db alarm sef dey make annoying sounds let alone having 150db.

Cute baby girl! Make we shake hands na... Na boys hostel I get for here and it's always a "why" discussion everyday.

But to the security issue, I remain resolute not to have burglar bars in the guest areas and the first floor. The other means I've explored more than enough for now.

One often overlooked lapses that burglar take advantage of is rooms closer to noisy generators, dark spots, narrow paths and overgrown shrubs.

I don't take chances in those areas. In fact the fence security lights is on 24/7 backup power.
And the final one, I strategically choose the plots at end of the block so no one can pass the front of my house unless he's a guest, workman or family member. There's no thoroughfare. It's a dead end with cul de sac.

Before I use to think "eni ti o je gbin o le ku gbi" (i stand to be corrected) but the case isnt the same these days cos a mr no trouble can still face security palava.
