In the midst of all these "cries" about the economy and dollars, some are doing what they have never done before,wanted to do but dont have the money, .......NOW! Its the blessings of God that counts! Brighter days will soon show face but it is only those who are "expecting it... and are ready", that can take full advantage of it before every Jones try to catch-in as well, when the Horse has already bolted! Its like the Stock market, the Muguns who come later, will pay the price and lick their wounds! I assume you have the intention of using "Concrete Morta"r in that Steel, Parapet Mould you made? As a suggestion, why dont you "injection-mould" plastic or some other light weight materials into it and produce, light-weight, beautiful and cheap Parapet that everyone can buy..... and you make your money on the "Volume sales"? I just hate the additional weight of a concrete parapet.... and it is not even necessary to be that heavy! lastpage: As I type, I've sent the template of the Aluminium parapet I did in 2014 to China to produce a polycarbonate version which can just be bolted to the 2*2 noggin on the roofing woodwork. The aluminum is too expensive. We need a better and cheaper alternative so I want to explore the cost of using polycarbonate and fiber. You see you 2*2 stuff on my roof done in 2014. We hanged the parapets on them. The carcass of 2 unit of this house had an estimate of N20m from foundation to completion. That's what 20m can get you! And not a bungalow PM Seen. A majority dont put their financial hat on and get sentimental unecessarily. I am guilty of this but as I see how houses get treated by tenants the functional and necessary becomes a focus and keeping build cost down to well below 20m for a build of 6 units of 2 beds is now achievable. diordaves: 3 Likes |

gabbytabby: A good majority wanna impress. I'm sure owners of multi dwellings will have a lot to say in this crunch. Little to zero occupancy rate and tenants owing rent. However, it's just basic things will do and not the paparazzis. The Reserve by NextHome has made me to realize that property price are dependent largely on location and not the finishes. It's one of the cheapest build I've ever done. No window hood design, no special tiles, no ante, no expensive chandeliers, no special types of doors, no special roof, no special landscape - yet the landlord is getting almost $10,000 per unit multiply by 3. Yet some over designed structures struggle to get $1,500 with the most difficult tenants. |

EgunMogaji: No na! I love his points about the high roof but that is how I love it cause it's my house and am going to be living there myself, not rent. I would have loved to add another 600mm if I can to see the "halo" effect it gives me. For all my other projects, the client decides how high he wants his roof. I can give anyone a flat roof any day, if they ask for it. 4 Likes

gabbytabby: Sure, good points. The challenge we have is following what the client wants in order to impress him , it's their money. I had a friendly argument with one of my clients about adding a parapet to a commercial block of flats and in the end, he insisted that I do the parapet. I made it clear the parapet will add nothing to the rental value but he still insisted on it. I think it's still a decision of the owner. While some of us are so insistent on watching Costs to improve our ROI, some are in the property business for the beauty (as they will love to see it) I will not say this camp or that is correct, because you never know why he decided to build the house in the first place. Another thing I have learned in this business is to never insist too much in a choice from the client. I will only build the house, but he owns it and stays there forever. I will really hate to be blamed some years down the line with the words "I would have done a parapet but it was Spyder that said no" 6 Likes |

mufutau55: mufutau55 look at the pics below in terms of the quantity of mortar used and compare to what we use in Nigeria in setting blocks. The waste is a crying shame. look at the floor of the build, can you see any mortar waste on the floor as in Nigeria? look at the mortar used for binding.....

diordaves:The sand they use are smoother and machine mixed. Plus there is a tool used to remove the excess mortar at the edge to give it find finishing. If we did this in Nigeria it would be awesome |

spyder880: I trust you, baba! Money and pressure no let person explore all these cool ideas again. I know the container needs to be lightweight and strong to hold the mortars. Stainless steel plate and galvanized plates comes to mind. There also needs to be a rubber like squeegee at the pouring mouth to spread the mortar evenly. agarawu23:bro in slab both concrete and iron have their different functions,the concrete cater for compressive stress while the iron for tensile stress,i bet u bricks and block might not be able to do that for long. 2 Likes |

The Contemporary style house grew out of Modern architecture, which arose with the Industrial Revolution of the early 20th century.
