Even though I have sand-filled, when you dig up to 70cm, you will hit water and when it rains heavily, you need to only dig 30 cm and you will hit water. in this kind of case, of what use is a roof gutter? the main source of the water is not even water from your roof but the natural water level for the area. The street gutter is usually always with water. Mind you, on this house, I have roof water collector that is channeled to the street gutter but I had to sit down to ask myself that aside from aesthetics, what is this roof gutter really doing? But note that this is when the rain has fallen heavily for a long time. But on a normal day during rainy season it is about 70cm.

Substandard materials used. All the quotes you give here of just foundation alone for the lagos area is very very high. Not to talk of how on all your builds you add drains up and down to keep water away and fresh paint that hasn't been seen by anyone but you.

The profit margin of an uncompleted house that was built with not up to 10 million to sell for 55million is unheard of.

It is rubbish. Rubbish. That house will collapse. I feel sorry for the buyer.

Because next thing you'll start describing all the first-class materials you utilized and all the amenities the house has. There is no way 10 million will cover that. How it has features no other house in the whole of lagos that you built has.

I am aware that aside the "foundation," which will take about 30% - 35% of the budgeted amount, depending on "soil type", CARCASS is usually the cheapest part of a building.

The big costs will come when you are doing Aluminium Windows + Doors, Roofing, internal finishes like Plumbing, Electricals, e.t.c!
I have walked the walk and talked the talk a few times, so I KNOW!
