I believe he stated the plan included underground parking not ground floor parking. If in fact the plan is to build underground parking I think the decision not to build in the lekki/ajah environment is a very wise one. There is a lot of risk involved and if it is the first time endeavouring into this kind of project I beleive one would like the odds to be in their favour. Even if not the first time doing such a project. Building underground parking in a waterlogged area, though not impossible would not be cheap. And sometimes the amount of money that would be spent in such is not cost-effective at all. But also from a business standpoint? Is it necessary? As it's most likely going to be a rental property. Why spend so much to build underground in lekki? How will you recover the cost and how long will it take? There is only so much you can charge people in yearly rent before they decide to choose another property that fits thier budget. Though it would be interesting to see someone showcase the journey of building an underground parking area in waterlogged area. I would love to see the process. But in this case. 55Degrees: I don't do Lagos but one day my car hire from the airport took me through the Ijebu Ode route to Ibadan (something about Reddem Camp holdup on the regular Lagos-Ibadan expressway), I was blown the frap way with the beautiful structures that I saw along the road there. |

Memejem: EgunMogaji: I just like the ground floor parking idea. I personally don't care for multi-story structures as they take away from the environment. Okay, I see the issue now. When I said underground I didn't mean subterranean. I meant the first visible floor that is parallel to the surface could be the used for parking. 1 Like |

Oh ok. Thanks for clarifying. I understand what you're trying to say now. For residential single family homes I think the ground floor parking is a great idea for the lekki environs. It will aid to solve a lot of thier water issues if implemented appropriately. But as for me, I'm not a rich person. I still cannot afford to implement such in a land that shares the characteristics of lekki and Co. And if I ever happened to get land there I wouldn't waste my time building a structure that wouldn't stand the test of time. I know that at least for now I will build on dry land because dangote isn't sharing his tomato paste and cement money with me oooo EgunMogaji: |

Who zip code help? Is it not lekki that buildings are collapsing up and down? I want to build in uyo oooo. It's not everyone that must build in lagos. I'm sure lekki is probably sinking sef just like California. But it'll take hundreds of years to actualize I wish someone builds in uyo and posts on naira land so I can learn more about the environment and building practice there if different from other areas in nigeria. Oga Spyder880, you are the only one, as far as I know, that shows us lightning arrestors, though I suspect that others do it too. Which trade (bricklayer, electrician or plumber) is responsible for that and when do I get it done? Or it's only for certain areas of the country? Thank you Sir. PS: I do have the attached schedule in my mechanical drawing.

Tho I don't have the millions to buy property in lekki but it remains the last place I will invest my money in when it comes to properties. EgunMogaji: Done on my kobo-kobo project too.... after I learnt this from Oga Spyder, of course... I will recommend it anywhere rain fall especially on Duplex high buildings.. EgunMogaji: The Electrician... at the roofing stage.. because he has to nail the arrestor to the top of the wood when they are doing the aluminium covering. He will run the flat copper wire under the wooden carcass to the top of the roof. Hajji M. 1 Like |

EgunMogaji: It is the work of your electrician. Most likely before installation of roofing sheet. It is placed at the highest point or elevation of the roof. You will need the following materials 1. Lightning arrestor 2. Pure copper tape( you can know using magnetic test). 3. Industrial salt 4. Industrial charcoal 5. One earth rode (can't really remember the name) 6. Black and red wire of required diameter specify by the electrical engineer.... I think that should be all 2 Likes |

EgunMogaji: mufutau55: Most times its the electrician that knows the science of thunder arrestor installation. But that part that stays above the roof, (the pointer). I let the carpenter mount it on the top king post at the roofing sheets installation stage. ( I don't wanna hear stories of electrician falling from a 20 foot roofing king post) We just did this last week in Owerri. Pictures later. The rest of the materials are handled by the electrician. The tape from the roof till the ground, and the "earthing" process. 1 Like |

abdulwastecx: Nice and impressive! Permit me to "humbly" add that the Arrestor is not necessarily ALWAYS placed on the ROOF! There are times when other "objects" or part of a building are higher than the Roof! For example, some buildings have this Water tank area "embeded" within the roofing area (but open to the sky) that are higher than the roof itself. What we need to bear in mind is that thunder will strike THE HIGHEST "CONDUCTING" POINT of any object. We just need to look and determine that point Below is a summary of required expenses... though inflation would have made nonsense of it....... just use it as a guide. One Unit of Thunder Spike iapproximately @ #9,500 7 lengths of original Earth rod approximately @ #4.500/Length 8 units of Earth coupler approximately @ #600 each Less than 20M of Copper Tape @approximately #1700 One unit of Earth clamp approximately @ #1,320 A few "Copper Tape-to-Wall" Clips @approximately #200 each One Bag of Industrial salt (called Marconite) approximately @ #7,000 2Bags of Charcoal approximately @ #700/Bag to be spread into an "Earth Pit Basket" of about 3ft X 3ft and 4ft deep of About 30M Earth cable approximately @ #7,800 Lastpage! Thanks Hajj. Okay my Spyder880 and Abdul, I haven't had an electrician onsite yet and the roofer never brought it up on the single slope roof. Is it something that I can retrofit since I've now done the slope roof? Thanks. PS: I will be more cognizance of this on the main house which will have cross-hipped roof. |

EgunMogaji: It can be done on the single roofed house easily provided the ceiling or pop has not been done. Pass it across the wooden fascial (inside the eave projection ceiling, nailed it to the wall and pass it down as described above by sir lastpage. 1 Like |

You can do so by hooking the Arrestor's Spike to a non-conductive material so as to elevate it above the Roof a bit, then lock it to the highest point on your roof (l assume the Upper most part of the slope) Lastpage! Even if the Ceiling and POP has been done, can he not hook it up and pass the Copper Cable over the roof, encased in a PVC pipe (insulation to prevent contact with Roof) and over the side of the Walls, down to the base of building and then ground? IMO, l think it need not pass through the Centre of the Building itself.... since the whole idea of "Earthing" is to get a path-way for charges from thunder, to be discharged to the ground instead of unto the Building itself. The above is an alternative but it needs to be done properly not to make it so obvious (aesthetics) Lastpage! |

abdulwastecx: In the light of EgunMogaji''s build, I think he should just wait, incorporate the Arrestor into his big build (that's where all the expensive stuff will be) since he's not planning to live in the garage apartment or Nigeria as a whole, FOR NOW. Also, the big build will have a cross hipped roof which of course will be higher than the garage roof. A single Arrestor can serve his 2 builds. Glad to see Hajji spent 75k for his Arrestor.
