My land has been cleared (2 plots) and is now ready for fencing. My neighbor on my left has already started building his structure, but did not build a fence. My neighbor's behind me and to my right have not yet cleared the land.

How have you negotiated with your neighbors to build a fence? I feel like they should be contributing since they will have 1/4 of their fencing completed if I fence my land.

Am i wasting my time if I ask them to contribute?

Trust me in my case it was a complete waste of time. I asked my neighbours for over 4 months and they kept posting me. After that they stopped picking their phones and it nearly resulted in full on insults so I had to bite the bullet and do the fence myself.

Most Nigerians never contribute to anything unless it is directly impacting them in a way that they cant avoid. if not it wont happen.

Just look at all the beautiful houses in some nice areas and then check out the roads they reside on and you see where I am coming from.

Somehow-somehow, "l think" l have a knack for smelling "inherently good people" from a distance (l said "inherently".... because at times, they may not even be in my 'good books' at that moment). You are one of those people that l decided, will be a good and reliable supplier/contractor

The funniest part of your comment is that you dont even know l have bought electrical lightings from you in the past.... and will be doing so too, again, this year once my current build gets to that level.

I want to confirm that statement of yours about "respecting customer's privacy".

Its always my own personal policy, to give others a "level playing field", especially up-starters.
(Some will flunk it..... while others like you and me will take it with both hands and make a success of it.)

Maybe it has to do with my own "life experiences" as my first opportunity/break in life came because someone was not insisting on "track record or some powerful recommendation" otherwise l wont be whom l am today.

Before we can know where rectangular beam occur in a structure, we need to know what is a rectangular beam?

A rectangular beam is a beam with either a square section or rectangular section, where the slab doesn't act as part of the beam in a slab-beam monolithic construction. This normally happen to beam in hogging (negative moments), most especially along the support of a continuous beam or encasted beam.

Rectangular beam occur to a section of a support reactions of continuous beam.

L and T beam are flanged beam that occur at the mid span of monolithic slab-beam construction, where some portion of the slab act together with the beam undergoing sagging.
L beam occurs at edge beam with only one slab while T beam occurs on a beam carrying two opposite slab.

Normal rule of thumb is to design the beam at the support as rectangular and at the span as a flanged beam

Unless you live in a well established estate, where there are some rules and people might be inclined to follow it, its usually a case of "who need am pass". So I will say if you feel you need the fence, you could still try talking to your neighbor, but dont let that hold you back.
I once lived in an area where there were different classes of houses, and when we asked the residents to contribute towards a street gate, they said they dont have anything that thief can steal, the man said his Tv set is over 20 yrs old, and if a thief wants it they can come and get it.

I lived in another estate whereby the residents are all middle class Nigerians with good jobs, asked for contribution for road to which 80% of residents contributed, the remaining 20% were told that if they do not contribute, the security would not open the estate gate for them, and by fire by force they all paid up.

Lastly, one piece of advice. If you are going to start construction, dont fence yourself in, leave some parts of the fence, if you are not constructing yet and just want to secure the land, then fence all around.

It is quiet unfortunate that people still deal with Bosun (Brabus). He is a confirmed fraudster and chronic criminal.

I transferred agreed sum of 100K to him for Architectural and Structural drawing in 2014. He acknowledged this payment. He did unprofessional, unsigned and unsealed drawing which was rejected immediately.

I complained about this matter on nairaland when he was not picking my calls again. He called me immediately to beg me that we should settle it offline. He begged me not to post on Nairaland again and promised to refund the 100K.

He suddenly send sms to me offering to pay 60K as final payments in two instalments. I told him to pay the 60K at once. This is over 5months.

Now, he is saying he doesn’t have money and cant even advise when exactly he can pay.

It is quiet unfortunate that such person like Bosun (Brabus) claims to be a profession and keep duping people.

This is sad.

Everyone dealing with Bosun (Brabus) are taking greater risk.

He is a fraudster and criminal. My experience with him is sad.

He can comment on this if I lied against him or if he disagree that he is not a fraudster and criminal.

Same old nonsense. Fraudster packager overpromising the impossible. Pretending to be an architect. Who gave The fraudster stamp that he is threatening not to apply. Anybody who has spent 1day in architecture or building school knows you don't start designing a building until you have the site plan or layout...even though the Client is overreaching, so you finished designing before you realize the building does not fit the site. Prospective clients and builders BEWARE

I share your sentiments, at least a survey plan needs to be in place to ascertain the dimension and shape, otherwise how will you know what you are designing.

I am happy for those that are reading and learning now, at least these mistakes can be avoided, the shylot placed the clients name and account number on the screenshot. Can you imagine what fraudsters will be thinking now, licking thier lips now i guess.

So the resident fraudster is now posting his clients personal information online . Full name ,bank and bank account number. No regard for client privacy.
This is the reason some people have been on this forum constantly on his case. So that new victims do not fall for his frauds.

In my area it would be a fruitless effort.

I just did my fence and it happened to be a savings grace.

I personally wouldn't even approach the neighbors.
