Cement prices are still high o.
Last batch i bought for N2,150 and i enquired today again, its still same price. In a recession, usually spending is down and money is scarce, but this nija version is touching o. Everything has gone up in price, even cost of labour also, workers are complaining about the high cost of living, and its true.

Yet I still see properties being advertised for billions, our engineers/contractors/suppliers, what is the actual situation on the ground ?

Yes price still up and will likely go up more. Well if you have huge need for cement (like a trailer load), I will supply you @ N2000 for classic and N2050 for supaset, I will deliver it to anywhere you want at this price! Cheers

I saw a post on my Facebook showing construction of houses or rather transformation of containers into buildings.
I thought I should post it here to get inputs.
Their price is quite steep but I assume our engineers here can work on something similar also at a cheaper cost.
This concept is nice, we have couple of this in Nigeria, In Nigerdock, and some multinationals, but trust me nijas are addicted to cement and bricks not too sure lot of peeps will embrace this.

It would be nice if the price was more motivating.
Here is the list of their building types I got off their site:
The available ranges of cost and structures, are as follows:
Studio/1 bedroom – N2 000 000 – N2 500 000
2 bedroom flat / bungalow – N3 500 000 – N4 500 000
3bedroom flat / bungalow – N5 000 000 – N6 500 000
3 bedroom terrace – N7 000 000 – N8 500 000
Construction costs range from N50 000 – N75 000 per sqm
depending on final specification and finishes.
It's going to be durable though especially when given sufficient anti rust coat and pop plaster to protect it against fire.

This must be a joke
Containerised house for millions and millions!!!!
What happens to mother earth mud house that I will spend millions on container house when am not in Brixton market. Even in Brixton market where Oyibo people are subtly chasing Jamo's and other blacks out of their age long London surburb sanctuaries, containerised structures aren't that expensive. But what is my own sef!! Even if they cost nothing, It would make more economic sense for me to spend the cost of adapting it to livable space to constructing a super mud house anyday. Except if I have to import mud which is unlikely anywhere in naij. Some building innovations are meant for travellers, transient companies, and campers!! No wonder!!

The bolded is very true!

And it is not that we are addicted to brick and mortar, it is what has proved economical and very viable for our environment, putting into consideration our high environmental Temperature and humidity.

We live in an under-developed environment where "processed" building materials are not readily available until recent copled with iregular power supply, one thing that can make a lot of difference in living style

We also have a knack for "heavy foot-steps" when walking, talking in "normal tones" which some will qualify as "these Nigerians too shout"!.... not to mention our penchant for pounding yam on the first floor! grin

In summary, there is not need for us Nigerians, to be attempting to be an "Eskimo", ....by trying to live in an "Igloo". undecided undecided

"Environment" and "Type of Habitat" there-in, usually go hand-in-hand.

I need advice from the house . . . Currently involved in the construction of my home, and just got feed-back from a plumber I got to take a second look at my plumbing that I should replace the PVC pipes in the house with PPR Materials for water supply and UPVC for discharge. I would like to inquire about what advantages I would get from doing this. I look forward to your responses.

Seconded.

Those wire prices look too cheap. The least Nigeria wire should be around N5,250.

Be guided.

I doubt if your electrician give correct nigeria cable. How can 10mm nigeria cable sell for 15k? Hmmm the cbale he quoted are china cables.

For the pipes, I don't know the size of your house and the number of fittings to be installed.

Solar pays in the long run.
Home owners and prospective home owners should consider solar.
Here's my system. I still reside in a rented apartment which has limitations.
By the time I move to my place.
I have a special dedicated power room for my power gadgets.
16 batteries (6v 225ah flooded)
5kva inverter
96amps mppt charge controller
Surge protection.
3000w solar panels ( to be upgraded to 4kw on reaching my permanent site).

With all these, home automation can be a possibility.

Some of the prices for cable can't be true unless he is buying inferior cable...

How can 1.5mm be 3500?

Very true
I bought 1.5mm cable for N3,350 coleman original in October 2015, bought same cable last week for N5,000. So I dont believe those prices unless they are brabus stolen ones or fakes.

Not a plumber, but i used primarily PPR pipes for my build, so I can give you a customers point of view. so excuse my lack of expert knowledge

Now, its a good and strong product, but beware of these things.

# It cost a lot more than PVC
# Not as widely available like PVC
# Beware of fakes, there is the original from Turkey or so and then there are other grades of lookalikes
# It has a lot of ceremony compared to PVC
# You will need Generator if there is no electricity
# Can only be used to run hot and cold but not waste, the biggest is not up to 100mm of 4" inches. I think 60 something which they dont really use in Nigeria.

I will touch on the points above briefly, if PVC pipes cost like N1,000, PPR will be like 20-30% more expensive (I dont know the prices as of today). You can rarely interchange the accessories as well, so in my experience I found myself buying 2 sets of materials, the PVC ones and the PPR ones, the PVC ones comes in like different sizes like 15mm, 21mm etc, PPR is like 32mm etc. Sorry i cant remember the exact details, those days of going to Orile are over.

The ceremony i meant is this, when my project was starting I was asked to buy the welding machine, of which I protested that why should I be buying tools for workers, in the end I looked at it that if they finish the welding machine would be mine for later maintenance etc, little did I know that the machine would not last the entire duration of the plumbing works, it spoilt and I suspect misuse on the path of the plumbers, so lets leave that story. I also had to provide Gen for like over 6 months. In fact rental would not have been worth it, I have a gen for site use. This was before I connected to the grid, in fact we still have the Gen on site. With PVC, buy tangit glue, apply to the edges and then join your pipe, end of story.

In the end, a very good product as I believe in doing things well if you are indeed going to do it, but it came at a very high cost. With PVC pipes I can glue it myself which I do in my own house for small repairs (Not nija). After I lost my welding machine due to suspected misuse, I had to buy another from Europe, as I wanted to have one on site for future maintenance etc. I dont like being exploited.

By the time I move to my place.
I have a special dedicated power room for my power gadgets.
16 batteries (6v 225ah flooded)
5kva inverter
96amps mppt charge controller
Surge protection.
3000w solar panels ( to be upgraded to 4kw on reaching my permanent site).

With all these, home automation can be a possibility.

No doubt that Solar pays.... in the long run.
The SUN's energy is free!

It is considerations like space (where it was not planned for in the building drawings or you are renting and cant just do willy-nilly), initial cost outlay and Batteries management that inhibits most people, from using it.

Let me ask: What informed your choice of 6V batteries, instead of 12V or 24V?
IMO, you can achieve your stated capacity using a smaller number/array of batteries than the current setup, if you were to use 12V or even better, 24V.
What is the voltage rating of each of your Panels?

Thanks,

this post is from the solar energy thread posted by user GeorgeD1. Solar though expensive initially will pay for itself in the long run.

bigrovar,
many peeps complaining about the high cost of solar never really sit down to do the maths.
still, many of us trying to wean people off the 'generator mentally' are sometimes at a loss
when faced with such complaints as solar being too expensive. but when we are armed with
facts such as this, the advantages of solar in terms of cost savings becomes staggering.
do you know that even with dollar at 500 naira, solar is still cheaper to set up compared with
the long-term cost of running fuel-guzzling generators over the space of 25 years?

my solar panels are still pumping out juice over 6 years after installation just like they did from
day one. my inverter is still doing great with no issues at all. batteries are performing
marvellously. at this rate, i'm seeing myself coasting through another couple of years before
worrying about any system or component failure.

so, doing the 25year maths for cost of running generators, it will be like this:

522,000*25 = 13,050,000 naira
and if i were to run my generator for double the time, i'e 24hrs everyday (like my inverter presently)
it will amount to:

13,050,000*2 = 26,100,000 naira spent over that space of time.

thankfully though, I don't have to incur this cost anymore thanks to solar.

truly, the sun is the answer!

My major concern is the batteries.
I had an inverter some years back but the battery did not last that much long.
I guess sit has to do with my over-draining it as l do use it till "it runs out of juice".

Having learnt from others, l have a bigger setup now that is doing better but at the back of my mind, l still worry about the batteries.

Can you confirm that your batteries have used up to six years (the same set of batteries from inception) or did you have to change one or two among the set?
What make of batteries?

Thanks,

Edited: just realised it was a post from another user.
But do you have a Solar setup yourself?

Permit me to answer on behalf of George and dunka.
George has been the inspiration behind most of us.
yes dunka owns a set up. in terms of cost, I think his set up is even more expensive than mine.
I am aware George has been using his batteries since 2013 or even earlier and as at last week when we discussed he confirmed that the batteries are still working as new.
my batteries have been working since June 2014. I want to tell you that, I have been enjoying every moment with them.
as you mentioned earlier, draining Batteries to zero kills them in their prime.
kindly breeze tru the fta solar thread, I bet you will have more reasons to consider solar in your builds.

as for me, I hope to make my solar array 4000 watts by the time I complete my build. I intend to use it to construct a car park. due to scarcity of funds, Ill be using wood instead of galvanised steel to fabricate the legs/supports.

I have invested a lot in the journey into energy freedom. I currently enjoy 24hrs uninterrupted power supply in my house. you will be surprised that I use only maximum of 2 fans , 1tv, decoder and about 8 bulbs(7w led). occasionally pump water 1hp, I iron my clothes on demand (only when going out).
when out of gas, we cook with it till we buy gas the following day.
these are the reasons why I am sure if I get d proper materials, home automation will be very easy for me.
I need ideas especially now that the house is still under construction.

parisbluefox:
I need advice from the house please....I'm about to commence with the construction of a 4 bedroom bungalow and the builder sent me the quotation below for labour/workmanship. Please I would like to know if the amount he's asking for is reasonable!

SITE LOCATION: AGBOR, DELTA STATE.

1. PEGGING:....................30,000
2. DIGGING.....................40,000
3. FOUNDATION CONCREATE BLINDING:.............40,000
4. BLOCK WORK ( FOUNDATION)............180,000
5. FOUNDATION FILLING AND COMPACTION:............70, 000
6. FOUNDATION CONCRATE FLOORING:...................100,000
7. BLOCK WORK FROM DPC TO LINTEL:....................240,000
8. CASTING OF LINTEL:.........................................50,000
9. BLOCK LEVELLING:......................................125,000
10.CARPENTRY WORK:...............50,000
11. IRON WORK:......................40,000

=====================================
TOTAL 965,000 NAIRA.
Well I wouldnt say anything yet on other quotes from this your builder but it is either you mistyped the cost of block levelling @ 125,000 or he may be refering to something else. How can he qoute 240k for blockwork from DPC to Lintel as at No. 7 then charge 125k for levelling as in No. 9 perhaps after the lintel except if he is talking of chaining after last blocks which usually is between 2-3 blocks after lintel depending on structural specifications. If he is talking of just block levelling, the quote didnt make sense @125k given his quote 9 of 240k from DPC to lintel which is usually between 9-12 blocks again depending on design.

Because hypothetically, assumming from DPC to lintel for your building is 10coaches, it then means that his qoute for each coach at that stage round the house is 24K per coach. If that is the case, then a 2or3 block leveling after lintel would workout at either 48 or 72k, which either way is far below the 125k he qouted.
If you happen to find any spurious quote on a qoutation, you will better be on the side of caution as other items qouted are most probably spurious too.

Again if variations are above 5-10% margin from the ordinary, accepting and qualifying the value and integrity of the quote is subjective but for me I wouldn't trust such builder and most likely not accept the quote.
I didnt comment on blockwork for foundation as at No.4 @180k because using the above calculations 4 or 5coaches from foundation would be between 96 and 120k respectively. For most bungalows 4coaches is ideal except if your site is around the Tomopolo's Niger Delta!! grin grin grin
