Please how much will cost me to build a village house in Enugu.
My land is along the road and accessible.

I want to build a 5 BR duplex with 3 toilets and bathroom .
I am not really sure of the dimension but just seeking for knowledge on how much it wil cost me.
I have some money saved up but it's not upto 10M naira.
What do I do? Start and stop of wait to get more money?

Most of the builders and so-called engineers are afraid to reply. They have been bashed mercilessly here because of the greed they display.

Anyway, dat 10 milla can take you to the roof with good management. Just the shell though.

@op, first thing is to get an architectural drawing, since it's a duplex you will also need a structural drawing with these drawings you should be able to get an estimate from any of the professionals here.

With your 10m on a dry and stable land it should get you to carcass plus roof depending on the type you choose. So I advise you start or the money will grow wings into something else

based on previous building experience, i would ask you to budget 15million, it can finish it if your taste is not too high.

You will go very far with N10m. It will depend on your choices.

1. Local stones vs chippings
2. Personally managed vs contractor managed
3. Parapet type, or no parapet
4. Roofing material (aluminium, stone coated, and types)

Each choice has its merits and demerits, and might add or remove some money from the budget.

From experience as someone practising in enugu,I think I should assist u.u can do something more unique with the 10m.the 5 rooms can be all ensuite. You will be needing 39m to complete the project.

However, the 10m can not take you up to roofing level as advised by some people here. It can only be exhausted just after the decking level.

Start with the 10m so that you can be serious about the work. No procrastination has taken one anywhere

10m will go far, also this your design is not good at all tell your Arch to get you good design, let 2 rooms be on grand floor and store but just have it in mind you will spend up to 15m or more depend on your taste of material for finishing but it better for you to start now so that the money will not go for another project

I expect 10m to be able to build the carcass, roof it, plaster it, install the windows and doors. It may not take you beyond this stage.

With the situation of the country now.. Forex exchange the price of building materials is not stable.. I think u can budget 15m.. But while can't u start something with d money you already save at least that will do something to some level.

You are right, 15 million will go a long way. I am developer in lagos, lekki to be precise. The cost of doing raft here is just were monies are spent but in Enugu, you just do normal foundation cos of the nature of the soil.

Bros, Fear God....39m?....how much to build inside swamp for Lagos.

10m is good bucks. Real estate is a bit overhyped. Just get quotes from reputable engineers and keep comparing prices.

Enter street and meet importers/suppliers of all materials and cut off middle men. You will save a lot.

the thing is, the earlier you start, the better.
the cost of building materials will always go up, even more so in this administration that seems to have sworn to make life harder for Nigerians.
example.. when I was building, the price of cement was 1500, now it's 2000+
so the "earlier the, the cheaper "

must you build a duplex? must it be 5-bedroom? these duplex nigerians crave is rejected in many countries due to its low value proposition. are u aware duplex is bad for the elderly? in the UK after 65 the govt moves ur bedroom from the upstairs to the groudfloor of ur own house? pls it musnt be duplex

Just be careful Bro. Some guys may tell you they would finish the duplex for 10M or less so that they can get the job later on they'll start adding costs. You may end up paying double. Suspect anyone who gives you a bill that looks too good to be true. They are often time and money wasters.

Also, let's hear from developers or builders. Enough of these laymen giving you advice.
