Hello!
The importance of surveyors in real estate cannot be over emphasised. Many investors have lost a lot of property because they fail to consult a surveyor.
What does a surveyor do as regards to property?
1. A surveyor gives you the right dimensions of the boundary (Perimeter survey)
2. The right position of your property (Satellite imagery and establishing satellite points)
3. A legal document which is called your survey plan. (Map)
4. When the construction of a building is to be done, the Surveyor does the setting out of the building.(Setting out survey). This gives you building the right look as you want it or as drawn by the architect.
5. The surveyor tells you the duration of the building by monitoring the structure. (Soil test and monitoring survey)

A surveyor should be the first and last person to leave the site.
Above all consulting a surveyor in protecting your property is the right step in the right direction!!!!

The soil test is the work of structural engineer.

The work of an Estate surveyor is more encompassing than that of a land surveyor.

Estate Surveyors will rather act as Project managers,. Its our duty to understand and interprete architectural drawing and work with the architect. We will as well liase with the land surveyor and make sure he takes correct reading. The structural engineer cum builder is in charge of the building process, so the estate surveyors duty is to make sure that correct standards and regulations are complied with.
Its just so unfortunate that in Nigeria people employ quacks to oversee and develop their construction project and when theres a flaw or collapse they start screaming to high heavens.
Others are wrong mix of land use, not understanding regulation and codes regarding siting of construction.
If competent building professionals were fully engaged in the building process, things would have been much better in our nation. But due to the fact that people wana cut corners and pay less they keep getting substandard accomodation.
Just imagine paying rent of about 800k and you still battle damped walls and seeping flaws.. Its amazing

@ OP, No. 5 is done by a geotechnical engineer (or basically a civil engineer with adequate knowledge in that aspect).

many of Those calling themselves 'Estate Surveyors' are not professionals. They're mere graduates of estate management.

Actually practicing Estate management graduates are professionals. Even if they arent endorsed by NIESV and ESVARBON(Estate managemnt regulatory bodies in Nigeria). They do have a limitation though as they cant carry our valuation of properties, feasibility and viability appraisal, Facility managemnt. But they sure can carry out other functions.
When i read the course, we delved into every facet of the building process from architecture (Site plan, designs, modelling) , land survey(setting out, use of theodolite et al) Urban and Regional planning, development control, standards, right of wayet al. Building standards, by laws and codes, wlextricals and mechanicals, foundations and finishing from floor to roof.
The only aspect I wasnt groomed was The structural engineering as well as quantity survey. Although armed with all this information, that doesnt mean i can do the architect or town planners duty, I just have a little idea of his job.

Going to Unilag to study law, doesn't qualify to as a lawyer, even if you're working in a law firm since graduation.

Afterall i studied estate management, I have only gone to NIESV office twice in my life. But i still close transactions that the so called certified ones dont close.

Actually, a Surveyor (due to his/her training) is in a better position to set out a building.
However, the OP got it wrong on whose job it is to carry out a soil test. A Geo-technical Engineer is in a better position to carry out a soil test.
