In that case, there is scope for chopping some things. As you said its rental, just get the basics/important bit right, i.e the substructure and superstructure (Foundation and the rest of the things that are on it to make a house). I assume you are on ground, there are some places you can make savings. Rent - Know what the area commands from a rent perspective, there is usually a low/medium/high bar, and also a rent ceiling that is, rent in X area cannot be more than X amount, if your location cannot command the high bar, why would you want to spend so much finishing/designing the house after all, even if he fine pass Adenuga house, the rent cannot still hit the high bar. Room sizes - The bigger the more expensive, more cement, more tiles, more materials, more for pop etc. Wood - Buy used good ones (used once) or rent marine if you have access to it, note with marine you will still need wood but just reduced quantity especially 1 by 12. Theft - Reduce theft to the minimum. Scope of works - Try to group works together so that it can be done all at once, so when I negotiate with some of my workers I group all the work together instead of separate negotiations, then I pay based on stages/milestones. Tiles - Choose cheap tiles in less important areas (bathroom wall is an example in my case) and you dont have to tile bathroom/kitchen up to ceiling, but get the parlour/kitchen one right and flashy/bold neutral colours if you can. Paint - In my case I did mix and match, outside which is my jurisdiction I used highest quality paint to attract interest, inside which is outside my jurisdiction during a tenancy I used cheap paints that did the job and used the colour wheel very well, in places where I needed to be bright I did, in places where I needed to be subtle, I used subtle colours and in the end the feedback was great. The 4 bed duplex, is that for rent as well. I wouldn't do it in current state of Nigeria, most people dont have more than 2 kids now because of the cost of raising them, in my days education was more or less free nowadays if you have not sent kids to private school, you have not sent them to a school and there is I BETTER PASS MY NEIGHBOUR. Most big properties often have big families and big BUKATA, so they usually pay first year rent but after that you are on your own, they will either tell you that the money has been used for school fees or to build thier own house in Lekki, unless dem carry and get decency. Increase in price of materials does not usually mean increased rent, because the people renting mostly have not built a house, so they dont know what the price of cement is, and as i said before each area usually has its own low/medium/high rent bar. This is I think what you need to focus on and drive your decision making unless u wan show people that you have hammered. Caution yourself - Don't let emotions enter, go for quality products but not necessarily the most flashy expensive one. We are all guilty of it, especially if its your first house. mavverick: thanks bro, for the sound analysis, i appreciate it. yup all 3 apartments are for rent, woji-peter odili axis, thus i believe the 4br duplex would be rentable, good 3br goes for btw 700k and 1m, so intend to put the rent in a sweet spot to attract a 3beroomer to just add small thing and upgrade to 4br duplex . from this thread and research..hv deduced that the foundation would gulp btw 3m and 4m [old price], dont know with this increment what it would be now. wanna just do the foundation and come out, then pause and observe the country 1 Like |

No problem. With the name I think its in the East of which I dont know anything about, my knowledge area is mainly Lagos. For 3 bed to go for 700k - 1m, it means its in a good area considering the cost of building in the East. If you have a detailed quotation, you can get an idea by costing up materials now, then add a markup for labour as well. earthrealm: |

twinskenny: Kenny, when you want to compare two things, make sure they are exactly "Like for Like"! Though your work appears neater but you did not show us the inside of the two panels, in "their own work" .... in those pictures But you showed us the inside of your own Panels. What if the inside of their own Panel was better than yours, how do we know? In such comparison, it appears you are intentionally giving "undue advantage" to your own work. Why would I want a PIR sensor light in Nigeria ? I thought most people would want security lights on most of the time especially at night. Is it a security thing whereby once there is motion, the light will come on to make the person know that "we see you oo, we know you have landed". I just wonder.. allCopacetic: |

The question should be, why would you want your perimeter light on at all times in the first place....when for the larger percentage of the time it is neither providing illumination to anybody around, nor deterring intrusion.... Which do you think is more deterring... A light that just sits there ON,... or one that suddenly comes on upon approach which by the way also draws attention because of the sudden illumination, Not to speak of the psychological twist of making the intruder wonder what other suprises this building could spring or might have in stock. BTW: Since it is meant for "outdoor", ; am sure IP56 is the general "standard rating" for outdoor security products like this. Can you not get it in IP56 or give buyers the option of choosing either IP44 or IP56. What prices are we looking at (for small Boys Pocket) Lastpage! *** Aside the "element of surprise" involved in products like this (motion sensors/PIR's), there is also the advantage of "energy savings" as the light only comes up when motion is detected. This means that it is only ON when someone needs illumination to see the pathway (at night) or when it needs to expose an intruder. Apart from those scenarios, your bulb is "OFF" and not using your electricity. |

First off, I used the adjective "true" to empahsize that the lamp is actually tested and certified to possess the stated level of ingress protection as indicated by Philips. I for one know that 90% percent of the outdoor lamps we have here just have IP ratings inscribed on them for inscription sake. Even when you can see gaping holes in a lamp, you'll see it carry an IP56 rating. Now about the rating , i believe ( could be wrong) IP56 would apply to more sensitive items like machines and a different water source. From a nozzle, jet propelled for instance Rain and other light splashes are what i believe lamp enclosures are typically designed around. Plus the top of this is so beautifully designed that rain would practically just roll off the curved top. N11,000 kpere 1 Like

In Nigeria, when I am inside the house and look out through the window. I don't like darkness in my compound especially when NEPA strikes and you happen to have gen on and some dont have gen, I like to be able to see stuff irrespective or whether there is someone there or not to trigger motion (PIR). I do however like the combination of the 2 (PIR & non PIR) as i have used this successfully, from a maintenance perspective also If light is not working, I change bulb job done (simples), I dont want layers of complexity of electrician telling me sensor is bad (they need to bring in PIR engineer just to exploit you). I had Solar lights fitted, worked for about 2 months after that stopped working, which was strange but the electrician just said its the solar panel, even though its only been 2 months. I think its something else. When something is very complex, i like to avoid it in Nigeria unless i am on ground to give instructions in my presence. I have no gain in spoiling your market, i am just expressing my views, which I am entitled to hold. allCopacetic: 3 Likes |

The more we deviate from the norm in Nigeria, the more complex things get for the end user. I have learned that the hard way. But for those that are expert in certain technology, they need to push the Envelop and educate the rest of us learner on the benefits and challenges within. Architect should build " delicious" home; Engineers should build " Mad Houses" and Mechanic should drive the " Baddest Beast". That's how I see things. mavverick: |
