ice4u999:l agree with this, l saw the same thing when l visited a friend during my vacation in Nigeria, bore-hole was dug by the Landlord but pumping of water was done by the tenants with their (individual ) generator, they all have separate meters attach to each flat but the owner put an extra meter solely for borehole use and all the tenants share / reload the PHCN card 1 Like |

Oga Demainman1 Trust you are good. So here is what I did, I had the borehole on a separate circuit (dedicated 3 ping plug for borehole) and deliberately made it a plug type. I will tell you why, by default the plug is supplied by NEPA light, however in cases where there is no light for days etc, since its plug any good Samaritan tenant can bring his/her own Gen to power the borehole, its a plug so its plug and play. And if they choose not to do that, they are on thier own. I just provided this, along with electric meter where the borehole/security lights/security house/power house bulbs are connected to. This meter is topped up by money paid by the tenants for service charge, I keep all records in my spreadsheet and keep all receipts also, the law in Lagos state requires that when service charge is being collected, you need to give a statement of account every 6 months. I had Gen on site during construction, after house opening my Gen gets re-deployed to another site or form part of my Gen backup. Its not a serviced apartment, and about 25 odd years ago (then big gens were the norm, small gens were not so popular then and NEPA wasn't this bad), we had this shared gen stuff with tenants and it was beset with problems (diesel scarcity then, repairs, when it comes on and off etc), so i learnt from that and said NO way am i following that school of thought. This is it, obviously with interlocking in place etc, you cant see the raft in its construction phase, i would need to revisit my archive for that. Initially, tower cost N450k. Made some modifications to it, which did cost extra N100K or so. mufutau55:

diordaves:Guys pls let start doing things differently, these 40 to 80 tail thing is just to crazy in my opinion. Why can't us used portable pressurized pump tank, that one can regulate to what ever pressure as needed. Many of the pressure pumps are automatic that can came up anytime boot up pressure as needed. 2 Likes |

kopell: So what's the normal water holding capacity of a pressurized pump tank? Will it need electric power to run it just to provide the needed pressure? So you don't normally need to build a tower to use the pressurized pump tank? you just place the tank at ground level and it pumps water to upper flats when required automatically? The big advantage of water tower is it runs itself using gravity to pump and distribute water where required. You don't need electric power to get pressure; so long as there is water in your tank you are sure of water supply in-house. Can you dwell more on the mechanism of the pressurized pump tank and possible with pix. All improved building methods and home features are welcome. |

FastShipping: You see that's the thing: power; AC or DC or solar. If the build is a private set up and one does not need to build a tower, I'm all for it. But the dynamics change if the build is rental. So you provide solar panels and the full gizmo for the tenants: all good if the tenants can maintain it. Solar set can be high maintenance. If the tower can be done away with and power arrested, I'm all for it. If anyone has an operational one or knowledge please share. |

I think the issue of pressure pumps was raised some pages back. One of the major downfalls mentioned was the need to have pipes rated to a particular psi and good workmanship to have been exhibited while joining pipes. With the obviously porous market we have, it is difficult to actually believe the ratings on some of the pipes with the exception of a certain type mentioned which I can't remember.... it was more expensive. If you have poor workmanship and you use a pressure pump, then prepare to scoop water from your house. |

Very good point raised. With normal gravity pressure, one can see leaks etc sometimes. I wonder what will happen if its pressured by a pump. Lets also think back, why does almost everyone have a tank tower, because of the dysfunctional government over the lat 30 years, check out how much Lagos state allocates for water resources and also FG, and yet few or nobody can boast of portable water supply. Personal house, i am all for the pump thing (if it was tested with a pump for 6 hours a day non-stop for 4 weeks in a row before the pipes were buried in the wall to show no leaks) also if its can be solar with a backup battery for on demand water especially at night, rental - I would not try it. battleaxe: |

Tutorials needed here my people in the house, want to learn a thing or two here. Can one cast the pillars after block setting to lintel level of an upper floor first before doing the chain beam or can one cast the pillar and the chain beam TOGATHER after block Setting to lintel level. Thank you |

So in the tenancy agreement (no signing, no key as I dont joke with this), its usually stated that service charge needs to be paid etc. If one refuses to pay, my view is that they should not enjoy the services that the service charge covers, so for example if they drive car security should not open gate for them , can't use communal bin, water might be disconnected because its the service charge money that is being used to operate the pumping machine (they are however free to use the aboki well next door) etc. The above are just my views, I have not had a case like this, but payment should be strongly encouraged. Perhaps our learned lawyers can chip in here or experienced landlords like Haji/Gabbytabby et all. In another building, when we noticed that tenants were not serious about taking on a guard, it was converted to a shop. We have no time for nonsense, if we didnt do that before you know it, tenants will start putting belongings inside mai-guard house or even put thier brother there self. euromilion: 1 Like |

Not a civil engineer, so mind that I would have thought the latter because i had this conv with a friend 2yrs ago and he said something along the lines that, if you want it to lap very well, do your blocks + lintel first, that way everything else sits ontop or around it, if its the other way, what if the measurement is not right and then u are having to patch with mortar. back2sender: |

Hard to give u a price mate. As Egun mentioned, get 2/3 quotes and compare. The tower aluminium, I believe there is like 3 grades if memory serves me right. So make sure you know what you are paying for. Might also be worth asking about others, like China imported/hard or whatever they call it.0 Ojebe: 1 Like |

Nigerians can be very difficult sometimes,this service charge of a thing is one of those necessities,critical and sensitive at the same time.one day some stubborn tenant will surely come up with some silly excuses e.g like things are not going well this month I will pay next month oga landlord,before you know it one month turn to six months. Try not to put your maigard on a collision course unless you live in the house. The service charge issue did not work for me. I am currently working on an all inclusive rent figure. There has been a revolt leading to some vacancies at times its for the best as it has allowed me to get ride of all none payers. To keep the cost down and because I was funding the bulk of this personally I converted the maiguard room to shop after they failed to arrange this themselves and it was unused for close to 2 years. I kept the add on service to a bare minimum. Some tenants who had to go round and do the collection are happy about this development as it keeps interactions with tenants over money to a minimum. mavverick: 1 Like |
