Can a builder give me a current estimate of building a 3 bedroom bungalow on a standard plot at Epe?

I want to know how many tons of granite, sharp sand or stone dust (undecided yet) and cement I will need. I will be using a concrete mixer (would love to hire KolaShangs mixer but only if it will come with a specific Engineer to make sure that we don't break it grin ).

Varies... depending on your design..
But the major cost are Foundation about 600k
Windows and doors (with current market price) about 1m-1.5m
Roofing (depending on on your choice of roofing material) about 800k - 1.5m
Electrical and plumbing - 750k - more
Tiling about depending on ur pick 500k or more
Plastering, painting.. .. ... There's a lot to be estimated thou.

Roughly 2500 per m3... The more, the more discount you remove.., practical only when u doing big works ie u can't use it for small task like columns etc.

Concrete is base on mix ratio. For concrete floor, ratio 1:2:4 is the standard.

That's 1bag of cement, 4headpans of sharp sand, 8 headpans of granite.

The volume of concrete is 36 M cu.

Estimate 150bags of cement, 20tons of granite, 30tons of sand.

Workmanship should b about 100k.( subject to location).

I'm more comfortable using metres than feet. So, let's convert the building into metres.

Overall area of the building footprint
50' x 80' or 15m x 24m = 360m2

Overall area of the building footprint less the Courtyard
360m2 (Footprint) - 45m2 (Courtyard) = 315m2

Volume of Concrete required for the oversite
315m2 x 100mm (4in thickness) = 31.5m3

Assuming we are using 1:2:4 mix ratio

Quantity of Cement required

For a 1:2:4 cement mixture, divide the volume (in this case 31.5m3) by 7 to get the resulting number of 4.5m3 of cement required for the project.

Therefore 4.5m3 / 0.035 = 128 bags of 50kg cement.

Quantity of Sand required

For a 1:2:4 mix, divide the volume (in this case 31.5m3 by 7 to get 4.5m3 and multiply by 2 (which is the ratio of sand) to get 9m3 which is the quantity of sand required for the project.

To get tonnage, divide 9m3 by 0.654 which gives about 15tons. Allow for shortage, wastages while transporting/transferring sand and those sand that will be stucked in the mixer. Buy 20 full tons.

Quantity of Granite required

For a 1:2:4 mix, divide the volume (in this case 31.5m3 by 7 to get 4.5m3 and multiply by 4 (which is the ratio of sand) to get 18m3 which is the quantity of granite required for the project.

To get tonnage, divide 18m3 by 0.654 which gives about 28tons of granite. Buy 30 tons!

Oga, Abeg no ask me how I got this figures o! Head nearly blow to work this out. With 1:3:6, you'll use less quantity of cement (90 bags or thereabout). The same quantity of sand/granite should work.

Sometimes you need to give free stuff to create value for your profession. People pay for value and if they do not understand your job,role or value you add to their life, you wouldn't get paid.
People are wired not to pay for what they do not understand. Hence explaining a little detail is very good.

Haba...some people actually went to school to study all this. Its like telling a Mechanic to assist you in fixing your car engine. Indirectly, we'll be killing this profession. Why not pay for the service of a Quantity Surveyor.

Meanwhile, for someone to assist you.. you'll need to provide the grade of the concrete.


Because I consider the services of a QS a waste on a small private build. No QS is forced to respond.

It depends on the size of the foundation really. But that's still a shitload of money.

Assuming you are going for a concrete mix of 1:4:5, you will require 133bags of cement, 20 tonnes of sand and 40 tonnes of granite or any other durable coarse aggregate of your choice.

There is nothing like German floor my brother. It is called oversite concrete. Convert your imperial measurement to metric to make it easy. Oversite concrete only have thickness which u referred to as height. Remove d area of d void space from d total area and multiply by thickness to get d volume of your concrete. From there u can get quantities of materials depending on your mix ratio.

For those that might have missed it, this is an old thread.

The german floor (local terminology) was completed successfully.

Pic #1 The completed german floor. As expected but still shocking not to see a finished floor like we have here in the US.
Pic #2 The building at lintel level and ready for roofing.
Pic #3 The space in the middle for the ~500 square feet open courtyard.
