It's hard to calculate how much money I might have lost due to this. The one that gets me the most is the water delivery.

*Toilet floor should be 11 cartons not 16
*Buy 20 bags of cement, the tiler should start with that, buy more as work progress.
*78sqm for sitting room is too much, measure your sitting room your self, it shouldn't be more than 30sqm.


600k will comfortably finish the job, it could be less if you are buying Nigerian tiles.

If it includes the final finish and the laite work for the architrave, then 7k per frame is good. But this is average price. It may be more depending on the sophistication of your build. The truth is tradesmen will invoice you relative to the level of finish you are aiming for. So if you're putting up a cut and join kind of build, tradesmen will tend to invoice you less. I'm currently putting together my wooden doors in Warri Delta State for Mahogany wood, the cost is just under 8k per frame finish and to hang the doors is 3.7k per door.

So ask if your 11k includes hanging. I will advice you do it per frame. Don't bother with material, deliver frame as specified at say 9k finish.

Now does he need two pieces per frame? The answer is no and yes. So ask for the drawings​, labelling and measurements of the frame and everything will become clearer.

My peoples, from what I can gather, it would appear Nigerian aluminum profile for windows is costlier but apparently better than imported ones! There appear to be various types mainly Tower economy, Tower standard, Tower quality, and one also called EBM. What are your opinions regarding these - which should I go for in terms of balancing value for money and durability? Many thanks

I don't think I'm familiar with Malina. But for doors and cabinet in Nigeria, Mansonia and Mahogany do stand out. Melina may be good quality, if you settle for it make sure it's readily available to complete the job. No use commissioning the job with Melina and then half way through, no more supply.

From your quotation:

But I will take ur advise... Buy half of all he quoted, bag of white cement and make sure I supervise the work all day and everyday ...

I actually priced the tiles already and told him the sizes for each areas of the house ...

But the quantity quoted still seem outrageous ...

The pics below were taken when I went to price the tiles in January...

1. Bedroom, kitchen and toilet floor - 65sqm
2. Toilet and kitchen walls - 79sqm
3. Sitting room, presit, dinning and bar floor - 78sqm
4. Outside wall - 23sqm

Kindly help me estimate the quantity so I can see how much difference it is ...
That estimate dey scare me o

Just take a measuring tape and measure the areas yourself in length and breadth and add 10% for breakage. Very simple, don't be scammed.

@ Hazantazan, write obi: didn't advised you to buy halve of all your Tiler quoted for, he only advised you to buy the cement batch by batch and reduce the quantity of white cement.

As a matter of fact what your tiles quoted is very correct, expect of that white cement which I believed he did mistake by saying 5bags of white cement, what I believed he mean is 5sachet of 5kg.
when I checked the quote I see that you have 4 toilet in the building which means at least your toilet floor will be 5*5ft. so the toilet floor need there is about 11meters, also the toilet wall each of your toilet wall will be something 16meter *4=64meter, more so the size of your room will be Something 12*12 means each room will take 13meter ×3rm =39m
add 10pec to each area.
same things to others area


about cement at least all toilet and kitchen will take like 17bags of cement , rooms about 8 bags, sitting room ,lobby, dining will take about 16bags, add waste to it total 43bags
so based on experience the quote is fear enough. but that doesn't mean you can't buy all your materials in batch by batch but remember stress, logistic cost ,time etc

Problem is not repentance. It is people doing what they are not trained to do and refusing to get competent people to work with them to cover the deficiencies they have in skill, experience and competency. It is not particular to this guy.

Brabus started as a computer/IT/Graphics designer. How did he become a builder overnight? Was there any training? Did he get competent people to cover his knowledge gap?

There are many people like that. Those that move from selling tiles/sanitary wares to become builder. Those that move from doing DSTV/CCTV installation to become electrical contractors. Those that move from making windows/doors to becoming builders.

It is right to follow your passion (Spyder did). There is however the need to acquire the necessary skill or competencies. Alternatively, employ those with such skills and competencies to work with you.

Reality is that we have many 'quacks' masquerading as professionals and people get carried away with their 'packaging' or relatively 'cheap' quote. Professionals come at a premium. If you make decisions purely on 'price' you are likely to end up with quacks. That's why lowest bidder is not necessary the right person for the job.

The other problem is that some people just lack integrity. They are money driven! Unfortunately it is difficult to discover such until they show their true colors. God help us!

are they spain, italy, dubai or china?
how thick are they?
are they vitrified?

Those prices, are they product of market survey or they are the prices you sell them (if you sell those materials)?. It is good to have an idea of the prices but it is more important you link the prices to the sellers/markets (specifics) where they can be purchased at those prices.
