Block molding completed (for now) with a total of 4000 6" blocks and 6600 9" done.

Currently preparing the bungalow for demolition by removing the roof and roof structure.

With CofO process on the way for the land, I was advised not to start any form of construction work pending government site visitation. Infact I now intend on waiting to get all necessary approvals before commencing work. The wait should grant me the opportunity to raise money for quick progression.

As I get closer to the commencement of the project, I felt the need to start coming up with ideas of my own.

I want to have a general idea of what I want in drawing before my meeting with my architect. That way, there would be no challenge in expression.

Below is a sketch of what I want, with the rough plan of the ground floor.

I just think the passage will be dark.try create light by providing a window inside to transfer light from outside .great job though.

small suggestion. its possible to have all room ensure with that for area. kitchen can be bigger. lobby space is too much. can't be included in other rooms to increase their floor space. otan.

Why are your rooms no longer ensuite....?
I think you should make them ensuite...apart from the increase in rentage value, it would be more appealing in the years to come.

I can see your spaces are well managed? But I think its too managed, for example, a single window in the lounge is inviting uncomfortable conditions.

Yes. The normal trend in Lagos is to commence building before paper work (if at all). With Lagos drive for revenue generation, several penalties are now levied if you build without building approval (and get caught).
Sadly, you cannot get building approval without a title on the land.
Since the location is under government acquisition with consent to regularize, the Regularization process takes about 6 months to complete. But one can still get building plan approved with the letter of regularization, which takes about 3 month or less to be ready.

Great project sir, I'm a young man, January this year, i acquired a piece of land in port Harcourt and my idea is to develop a storey building with single unit 2 bedroom flat on the ground floor and a single unit 3 bedroom flat on the top floor. I am very scared to start it now because of the rough estimate I am getting from sources.

This is a moral booster to me sir. God grace upon you.

We had the challenge of space. The plot is slightly skewed resulting in smaller buildable area.

My archi suggested all ensuite in flats on the upper floors but after careful deliberations putting all factors into play, we decided to go with the plan as is.

Cant tell cos I dont stay in Lagos.
But here in Ph, we get as low as 24k to 40k depending on the location of drop.
