Like others have said, it depend on your design, taste and finishing. I am presently working on one, my brother is by his Grace considering the cost of things now. Things I can remember cos at a point I lost count on keeping record. 4 bedroom bungalow with two sitting rooms, all room ensuit and big kitchen. Total sqm is 200. Roofing using longspan .45mm , wood and labour including transport=980k POP= 3500*200= 700k Window casement and burglaries= 630k Conduct and Wiring plus labour= 600k but wire was stolen so I will have to do the wiring again Tiles plus labour= 1m 4500 blocks @ 170 = 765k Laying of block= 247k Plastering in and out= 320k Casting of parapet ( cement,granite, iron rod, wood and labours) =580k Garman floor= cannot remember how much Total numbers of cement used for foundation, laying of blocks, plastering, cement for tiles. Not included cos I cannot remember again. Toilet seats= 5 @ 65k= 325k Doors for toilets with store = 6 @ 23k=138k Internal room doors with kitchen = 6@30=180k Wall screeding 300 Sam @ 300= 90k excluding materials Exit doors 2 (3ft) @ 85k each and 4ft @120k =290k excluding installation Also mechanical (plumbing work) forgotten amount spent Soak away, facing security house. Cannot remember amount spent. I and am still trying to finish. 5 Likes |

Is it reasonable to dig a foundation with 45000 thousand naira. the guy drawing my plan say that will be the amount for a 4bedroom bungalow . And also he says it cost 55naira to set one block. is it cheaper to buy blocks than moulding. Please everyone I need your contribution. Thank you for your time. |

couragemath: very wrong advice. it is far cheaper to mold your own block. one bag of cement gives about 30pcs block ,I can't recollect the exact amount I spent on the labour for brick layer .but over all it was far cheaper molding my own block. you can check post on my building experience on this forum and the project was exactly as yours... 4bed room bungalow |

As said by chukazu, I calculated that moulding blocks is really cheaper than buying. but is it reasonable to pay someone 8k for moulding 10 bags of cement. please I look forward to you guys reply. couragemath: the calculation should be based on " a Day's job" and in if you calculate a day wage , the bricklayer should be able to exhaust the 10 bags of cement in two days and so 5k should be a good wage for the duration as much as possible, do more of direct labour... what I mean, I had an experience where someone quoted 120k for plastering the house ,I tried negotiations and the least offer I had was around 90k but some1 suggested we hire labourers and pay them on daily basis which I did, at the end I ended up spending about 45k now that is massive. so don't pay base on contract but on direct labour with maximum supervision 2 Likes |

couragemath:mould your own block. Pegging is 8k, digging and pouring should be 8 persons at 3500 each. Laying of blocks is 50 naira per block 3 Likes |

Thanks to you guys. Foundation went so well. Is funny how people try to exploit you but thanks to you guys for your contribution. Now that the foundation is done, does anyone know the cost of digging a 10 feet soakaway. Someone told me 70k. I was thinking of digging the soak away so I can use the sand for filling. Secondly, how many tipper load of sand will be needed for the filling. My foundation is really high (5 coach of block). At this stage, how much should move the progect from the foundation to lintel level. It has 8 pillars because of parapet. Thanks again to you guys. SEOManiac: So Bros this your friend used 9.5 million (that is excluding 4.5m for land, 4m for roof and 1m for lights) to build, plaster, paint, tile, interlock, put amenities in a 6bed duplex? Please there is a lot you are not telling us. Give us a rough breakdown of how that was achieved. I ask because am directly involved in my own low cost build. 1 Like |
