It can do it according to your specification. 1000 blocks and two bundles of zinc. 20 2*4 ' 60 2*2 wood. The roofing has to be horrizontal and the toilet quat. Honestly since they are in challanges, I might help out free with supervision but the location is far from me. it all depends on the finishing largely. starting from roofing sheets. what am suggesting for the o.p here for instance is zinc roofing sheets and abestors ceiling. so our preferences largely is what affects the cost of houses. But normally you will need about 3700 blocks for that kind (bathroom and kitchen partitioning inclusive) you will need 54 bags of cement for block setting. concrete work required will be determined by nature of land you are building on. I hope I have helped a little?

2 trip load of gravel = #20,000
1 trip of mortar sand = #7500

Buy already made bugalry reinforcement bar = 3 for door, 4 windows = can't estimate that now.
Buy wood 2by 4 = #20,000
Buy 2 by 3 wood = #8000
Nails = #10,000

Workmanship for Capenter = # 40,000 ( beg him to include the lintels and ceiling .

Workmanship for bricklayer = #35,000

Buy bugalry from welder 2 big 4ft by 4ft then 2 small ones for the kitchen and toilet. = #20,000

Buy metal door for the entrance = # 20,000
Buy alluminion window = 60,000 max


Total for now
= #365,100
These prices should serve as a guide and can change by location.

If you have excess money you can Tile etc


Fill the foundation hollow blocks with weak concrete and blind all the blocks putting under it thick construction nylon.

It depends on the price of things around dere. She can meet with a builder and make estimate for 400k. Then the remaining 100k can be used as backup to any other needs dat may arise later. Dat money might raise 2 rooms.

brother my hubby built his two bedroom flat with 350 here in Abuja, kabusa to be precise. dat money will do more than dat she should ask the local. builders around and do thorough. planning. although we still have one room left plaster and put. tiles but the other has been completed.

No, the OP sounds like the lady needs to move cos of their predicament, plastering is not needed, they only need burglary for safety and a roof to cover.

YES! It can do something good from your description. Let's quickly have a rough estimate....


30 bags of cement =3000×30=90,000
Zinc for roofing =15,000 for bundle×3=45,000
Woods and nails =60,000



Then get someone that molds block to mold 25bags bringing 30 blocks per bag, that's 30×25=750blocks, pay him 500 per bag= 500×25=12,500

And I'm sure 70blocks can give 10 by 12 room , that's to say, 140 blocks or less gives 2rooms.

A tanker of water isn't more than 10,000 ×2= 20,000
To fix the 140blocks shouldn't cost more than 10k(I remember when i was still in Villa, each block is calculated at 30naira) And remember the remaining 5bags of cement is for fixing the blocks.


90,000+45,000+60,000+12,500+20,000=227,500

That's to say 230,000 will definitely erect 2bed room flat and you still have 270,000 plaster and pay people to roof it even buy ceiling board and fix it ....the balance can get you about 4 nice wooden doors and windows which i'm sure doors won't be more than 7k each or get a good carpenter to do the doors for you on contract that will be less.

My estimate is based on when the land is available and that's rough calculation, it can be less or more.....

. Which location pls, when cement is the same price whether rich or poor in every location only land and structure makes difference. Please, 500k will be enough and still have change to collect just monitor the bricklayer and carpenter not to waste or still your materials.

Yea you can.....just mould your blocks yourself, after digging the sockaway, don't lay blocks inside.... Make a foundation round it filled with concretes then deck it.... Make sure d sock away won't be anywhere close to where borehole ll be..... N vehicles can't drive on it.....

I will advice that she go ahead with the plan of building a room and a parlour apartment with your specifications, based on the experience I had in constructing a security house and pig pen recently in Benin City, with 500k in warriors area it should take the house to a point where the parents can move in and subsequently they give a a finishing touch.
The figures I will be giving here jamming based on the price in Benin City and last month I am sure there wouldn't be much difference.
For a room and parlour which is two rooms, a small kitchen and bathroom/tiolet.
Around 1080 blocks will be needed
A double trip of sand is 18k
27ags of cement = N2500*27=N67500
27 times N700=N18900
Sub total for blocks is N86400

SETTING ie block work
Bricklayer setts 100 block per day after window is 80 blocks but based onbargaining power you can arrange every work to be 100 blocks all through
Let's say 11 bricklayers at N3000 each service men 5 times N2000, we will have N88500

LITEL and pillar if theres any
10 bags of cement = N25000
Sand bag of granite at 500 per bag times 12 bags = N6000
2 Masons at N4000 each=N8000
3 service at N3500 each =N11500
Sub total= N52900

ROOFING
zink 5 bundles times N17000=N85000 (I even bought at N15500 )
Wood around N80000 maybe less
Carpenter around N25000 or less depend on your bargaining power
Sub total = N190000

SOAK AWAY
Digging 8ft by 10ft =N15000
Let say 120 blocks (but far less than) =N9600
Setting soak away3 brick layers at N4000=12000
2 service atN2500=N5000
The price is higher cos it's a pit work
2 bags of cement =N5000
Sub total =N46600
Slab for covering soak away
Granite N500 per bag times 5=N2500
Cement 3 bags =N7500
Sub total N10000

Grand Total =N474400
Let say the balance can take care of toilet system and maybe miscellaneous at it will get to a stage where they can move in within two weeks or less they can move in and it should be personally supervised maybe by her her father if she isn't that free.

It depends on the location abeg. 500K can build you a 1 bedroom and palour self contained in my location and a little bit above the OP’s specifications.

Don't let anyone deceive you,it will build a room and parlour with normal zinc as the roof.if i was close to you I would have directly supervise it free for you.mould the blocks yourself.i have done it before.

hehehe... so funny! ... it depend on what you want to construct bro! and your location. ... you need blocks... sand, water, rods, planks... woods for roofing. nails... doors...metal or wooden or any other type.. windows... aluminium am sure! then the alumiuim or zinc roofing sheets.

okay... ceiling... pop ceiling, PVC.. wooden ceiling or which other one you feel like using! wiring of the building... and the electrical fittings! digging of sock away! plus plumbing work! ...

okay! finishing!... screeding of the war.., and then painting!

and note every stage of this... demands for people that are doing the job and you are going to be charged no matter how little... from those that will dig the foundation and sock away! .. brick layer... buying of the sand and bricks! ... those handling the lintel ... iron bender... and budding with woods! plus carpenter!

you go pay electrician! plumber... painter! logistics up and down!

before area boys go come for settlement... depend on where you deh! .., when you start ... if its your project! you will know I am not making things up with the figures... if you have constructed a toilet before.., you will know what I mean! your saving grace! might be if you have a lot of friends.., in the construction world!

Yes, I'm not an expert, but one way l to it is to start the plan from a corner, like build up the first room with the toilet and maybe kitchen, roof that part and move in, then continue with the other when there's more money.
