Yeah, it gives you more comfort, but if the land has an excision, or gazette it's also better.

But for those properties that their documents is still in progress, they are relatively cheap compared to those that has been approved, if you go for them, it's an added advantage because once they're approved along the line; the price skyrocket. The most important thing is to deal with reputable real estate companies.
