Well done work sir. I do not support the lintel, it's absolutely not worth it in this modern day work. Lintel is not Just a bridge for doors and window, it serves as a chain to the structure. Bear It in mind that slight force can pull the house apart.

i learnt this method from my expatriate company and we used it in one of Nigerians billionaires house - at Ikoyi

if your foundation is SURE - nothing wld pull a building down (for bungalows), if its a bad foundation, then lintel wont stop it falling either..

I went with different colours for the flats, to give it a unique look different from all other hostel in the area.... at this stage everyone wanted a room in our new hostel.....

I was also busy with new works in Lagos and couldn't travel to take final pics of the project; but what we have here is close to the final pics.

It means Gross developed area Length X Breadth external is 85 square metres or more?

Say N8,500,000/ gross developed area

its a cost saving technic - the beam wld only add to the aesthetics since we didnt put the roof load on the terrace but rather on the main walls....

and we still had our aesthetics thou

Hi NL Property Followers,

I just completed this project some months back and I purposely followed my advice to you all on how to save / reduce cost of construction (see my signature - if you missed those threads) and its time to share them with you....

For each stage, I'll be explaining how cost was saved where we did, and other advice along the way....

Lets start with DAY1 pics below where againt my expectation the 'bushes' on site had not been cleared 100% - so we had to get to business and quickly so.

Lesson 1: Always make sure the site has been cleared days to; on this day we were lucky there was no trees, just overgrown bushes.



JUST ONE QUESTION SIR, HOW MUCH WILL COMPLETE 2 BEDROOM FLAT, HOW MUCH WILL COMPLETE A ROOM AND PARLOUR SELFCONTAIN FOR A YOUNG MAN LIKE ME

A building with NO form of reinforcement is a recipe for disaster. Stingy op should not play with the lives of innocent tenants.

YES - minus cost of land and initial draft fencing - but includes the additional fencing to 2.1m level

land was landed over from Dad to Son

this is one product you cant compromise on - for whatever reason..

Dont just try it...

This your Twyford Hand Flush system is cheap sha.
You should have bought the Top-Press WC because those ones last longer.
These ones you bought will break from usage (the handle and the lifting mechansm inside the Flust tank), especially in a public/commercial building.

Ask those who have used both to tell you which one lasts longest.

But welldone, overall.

unfortunately using quality materials and construction methods - you would spend 1m or more for a self contain... actually more..

for 2 bedroom depending on design and whether u choose to tile the floor, use aluminum roofs etc expect a cost not less than 3m...
