Wagasigiungu: Here is an example of a building with flat roof. This five bedroom flat has a flat roof, as you can see from the picture, the roof is completely hidden and other building geometry is used to provide the necessary esthetics 7 Likes 2 Shares

Hi, I will like to seek your opinion on the comparison between both types of roof styles i.e. the flat roof hidden by parapet wall vs the high pitched style with coated sheets. Comparison in terms of cost, durability, easy of construction, maintenance etc. For sure we know the flat roof with parapet wall is far better aesthetically, but will like to know how the other factors compares assuming the same surface area to be roofed. megacontrol: From my own personal experience, having used both styles of roof, I will summarize there advantage and disadvantage as follows: 1. The low pitch roof with hidden parapet wall is cheaper - The roof area is much smaller which result in lesser quantities of roofing materials - Ordinary long span is used, which is much cheaper per square meters compared to stone coated roofing sheet - The quantity of timber truss required is considerably smaller because of lower hight, longer spacing of purline, fewer number tie-beams, and rafters - Cost of workmanship for both roof truss and workmanship is cheaper because of the smaller job required to be done. 2.Both are similar in durability - this is a very close one between the two, a very good quality stone coated roofing sheet on a high pitch roof will last for a very long time provided that the color remains unchanged.the problem arises from a change of color which may render the roof looking ugly without any damages to the functionality of the building. - A flat roof will make use of ordinary long span aluminum roofing sheet (most preferably 0.5mm gauge and above) which when done properly will last for a very long time, any changes in the appearance of the roofing sheet will have no effect on the look of the building since they are hidden by the parapet wall 3. The flat roof with low pitch and parapet wall is easier to construct than high pitch roof with stone coated roofing sheet 4. The flat roof with parapet is also easier and cheaper to maintain than high pitch stone coated roofing sheet - The high pitch roof is harder and riskier to climbed during repair since the slope of the roof is steep and such can cause slippage easily compared to roof with relative gentle slope For example, It will cost us about 800k plus for the wood, roofing sheet, accessories, logistics and workmanship to do the roof of this building below, While a similar building with high pitch and stone coated roofing sheet will cost about 3million naira 2 Likes |

abdulwastecx: Well said Oga Abdul.. To add a few more things.. The roof you showed of your project is really good to explain some things. Some people eliminate the use of tie-beams and just lap their rafters directly on the wall just to reduce cost. Your roof is not just a flat roof, it has been re-designed with parapet walls which makes it more aesthetically pleasing. If we are considering the cost of roof, we have to add the cost of these parapet walls( blockwork, plastering, **rubber felting, water-proof painting). By then, it almost evens out. There's no doubt flat roof is cheaper than a high pitch roof. The only problem with this type of your parapet wall roof-in-wall design is possible leaking at the point where the woodwork meets the parapet well. Solution is felting which will also drive up cost. Also, a high pitch roof will have more space inside of it for heat dispersion than a flat roof although that can be taken care of by other methods. 1 Like |

Flashmove: Bros these roofs are very possible here but more costly. This is because you have to lay rubber felt on the entire roof because our volume of rain. Concrete slabbed roof. In Africa, Its used mainly in the Northern Africa area (desert area). They have just 2 or 3 rainfalls in an entire year. |

Rubbiish: No. You plaster before POP. Think about it. If you do your POP and start plastering from bottom up, what do you expect to happen when cement mortar starts splashing and messing up your ceiling? Nobody does POP before plastering. |

I will like to know the difference between steptile aluminium sheets made from "foreign coil" and the ones make in Nigeria (e.g Tower). I'm supervising a roofing project in port Harcourt and I was given a price of 2300naira per meter of 0.45mm of steptile. The guys explanation is that, the Nigeria coil is better, durable and never fade. While the foreign coil would fade with time, and the price for 0.45mm/meter is 1900naira. Based on this, l would sincerely like to verify his claims. Thanks |

FastShipping:Since this is up for discussion now, let me ask more direct questions from my confused mind. After plastering, would you advise I install the doors and windows before the POP? Or I should complete the POP? A friend told me to complete the POP first so as not to get the windows damaged and stained. However I'm wondering what happens to the POP with our torrential rain if there's no window. Please help. |
