I will like to know the difference between steptile aluminium sheets made from "foreign coil" and the ones make in Nigeria (e.g Tower).
I'm supervising a roofing project in port Harcourt and I was given a price of 2300naira per meter of 0.45mm of steptile. The guys explanation is that, the Nigeria coil is better, durable and never fade. While the foreign coil would fade with time, and the price for 0.45mm/meter is 1900naira.
Based on this, l would sincerely like to verify his claims. Thanks

The 2300 is definitely not Tower or First Aluminium. THEY are more expensive. So which "Nigerian coil" is he using? Thats the question to ask.

My experience with Concrete Slab Roof (decking) is not pelasant at all.
I like to relax on the roof top at night (privacy) and gaze out at the sky so l decked my house using concrete and l do enjoy the overflow area a lot.
But the downside of this (and what makes me not to attempt it subsequently) is that though it does not leak, it absorbs a lot of heat during the day time and literally pours it down into the house at Night.

You can feel the heat it has soaked-up duing the daytime, pouring down on you at night, even with the 2HP A.C at full blast.
If PHCN takes light, no amount of fan can help you because the fan will just be sucking the heat down on you, from the Concrete Ceiling.


I will strongly advice using other types of Roofing (like Sheets, Aluminium, Slates, et.c) because those ones dont store heat like a Concrete decking.

Actually depends on the materials to be used and the shape of your building. If you use plumbing pipes as downpipes (2" is about 600 naira) instead of downpipes (4000naira) you'd be saving.

Also, Is your building a bungalow? If its a duplex, price is okay.

Why should the price for bungalow differ.. Are they scared of falling or just want to suck out money cause they presumes that who builds a dup have cash....

@Jasmine17, borehole cost in benin depends on the depth and the formation's nature and thicknesses. In Ugbor, they normally drill pass 100m, at times 200m and its mainly of majorly of sands/sandtones (90%). Prepare between 1.5m-3m. Try to have a geophysical investigation done. That's when you can have a definite price.

Infact you can get a borehole drilled at 80k in some part of lagos. In the same lagos, we ve some areas where you will have to spend btw 50-80m. if your house is around arepo, isheri riverview, some part of ojodu....bros its one chance o cheesy

And yes it does matter. Total height of a bungalow is about 3m. For a duplex its about 6m. The materials for water collector system is sold in metres.

There is a new system i used on my own. I live abroad and i have seen a way to make water collector... Easy and you wont even notice that the house a place to collect water down to safety tank.

A few people have "recommended" someone based on their experience and the result was a major disaster (l wont mention names for now).

And what follows/ the person who did the recommendation simply WITHDRAWS the recommendation and that is it! grin grin grin
The Client is left to clear the mess but the Client only acted based on the recommendation (a honest one though) of the 3rd party.

So, l think anyone who wants to stick out their neck for a contractor, should GIVE A GUARRANTEE UNDERTAKING, to MAKE GOOD, whatever the loss the Client suffers from the contractor they recommend. undecided undecided

We must start putting our money where our mouth is (no pun intended for @jabolo).

There are still some good workmen/contractor, someone highly respectable here once said he does not award any contract to NL contractor anymore. I took his advice after some highly inflated quotation. Now i just admire peoples work

I think it is fair since it is a storey building
Bungalows are 140k & above.
Any section of building with height above 6 meters is costly
& What is the size of the land? How buildings do u have on the site plan?
But just see if u can beat it down to 200k

Can u do same for others? If someone is recommending a contractor for u, he is not in any way compelling u to use that particular contractor, but suggesting the contractor to u based on experience. It is now left for u to also carry out your search via any means to ascertain his credibility. People change, who would have thought by now PSQUARE will be competiting against eachother as at 2010? Saying someone recommending a contractor should be responsible for any negative outcome, only bespeaks how f00lish u are. If i may ask, how many projects have u executed using NL contractors? undecided

I don't support flat roof for anything; be it cost or aesthetics. Here in the UK some mortgage lenders will not lend to you with a flat roof. Flat roof is a problem more so in Africa with torrential tropical rain. However to counter the problem of rain water percolating into the walls where the roof meets the wall, felt is an inferior solution especially again in Nigeria with very hot climate. Felt need bitumen (coal tar) as adhesive. Over time the hot sun will melt the coal tar which will then affect the integrity of the felt. The result is a leaking roof where the roof meet the walls.

A superior solution is lead flashband. From the picture it may look like cello tape but not. This is heavy lead coil which is set with mortar into the bricks and bevelled out into the roof. It is normally 15 year guaranteed before maintenance. It hardens into solid metal over time.

Hello house what would sound like a fair price for an electrician laying pipes before plastering of walls? I dint have any quotations, he wouldn't give me; he's relative and he's good.
It's a 3 bedroom flat with a 2 bedroom pent floor making 5 rooms, 2 sitting rooms 6 bathrooms.
