OWN 246 PLOTS OF LAND WITH 7 MILLION

246 Acres of land at Epe, for clearing and road demarcation. The Land owners want 7 million naira for "OWO IWOKO". Which means, you provide the funds to Clear 246 acres and you will be given 246 plots.

NOTE: Agent Commission is 2 million naira. And the client will give the Agents 46 plots from the 246 plots they will give the client.

The land have being surveyed. The land is free from government acquisition.

After deducting the Agent's plots, cost per plot moves to 45k per plot for 200 plots.

Sponsor's lawyer cones in and charges 10% of 9M = 9,900,000 ÷ 200 plots = 49,500 per plot.

Sponsor's lawyer demands 10% of the land = 24 plots (lawyer would remove from the entire 246 plots) leaves the sponsor with 176 plots at 56,250 per plot.

If that land has not yet been cut into plots and portions for road earmarked, the sponsor would lose one plot per acre for roads. 176plots = 29 Acres. Means 29 plots go for roads. 176 - 29 plots = 147 plots at 67,346 per plot.

There are too many people like you out there. sad My neighbour just lost 5 million to something similar called "owo iwoko" stuff, which would NOT have happened, if the estate agent had done a diligent search to verify if the land was truly owned by a particular family, at the Land Registry. my neighbour was abroad when he took the decision to invest in the land, and sent money to the agent. The lousy agent kept assuring him that proper search had been conducted, and even sent some documents to him by mail. In actual fact, the agent did zero search because he did not want to pay any money to the state govt., to conduct the search. So many scams like this, occur on a daily basis in the property sector. undecided

you are right! the agent did no check the property genuinty, so did the sponsor. probably the agent wasn't experienced enough or being greedy. IF thank God you know about how to know the authenticity of the land. Do you think you really have to condemn what I am selling. Instead of being sure if its genuine land or not?
