You'll be a tie-wearing executive if you just go around and collect jobs, then hire artisans to do the job and you supervise. It's not bad but I don't work well with those.

I’ve been looking at a lot of narrow lot plans and they are starting to make sense to me.

25’ X 50’ footprint duplex with roof entertainment areas.

It's a Chinese Frankenstein.

I have never seen anything like it.

It looks like some weird combination of surge arrester and mcb

However a three phase surge arrester still has a neutral. This doesn't.

Overall, there are NO REAL benefits obtainable from the choice of Half conduit over Full conduit.

Technically, the only advantage that half conduit can truly provide, is a shorter installation time. (Which doesn't really count if two or three days don't make a world of difference to you). Half conduiting is faster for both piping and cabling stages. In the piping stage you save time by avoiding the ceiling piping altogether, while during the wiring stage , you  do less cable fishing  and more cable “flying”

The savings assumed to be gotten from eliminating the ceiling piping is only superficial, because in the end it is lost to the extra cost of using a more expensive wire type (pvc insulated/pvc sheated)  and sometimes greater wire quanitity.

The correct wire type for a half conduit installation is the multi-core flat cable (pvc insulated/pvc sheated) which is also called  “surface wire”. The pvc sheathing on surface wires exist as protection over the pvc insulation, which is what makes them safer for use in open air. It is very dangerous to use single core wires (pvc insulated) and leave them exposed in roofing spaces.

with regards to increased wire quantity, that scenario will occur during the looping of sockets "IF" you have a half conduit installation where there is no ground piping. Sockets are mounted at a height of about 450mm above finished floor level, so to loop two sockets in the same or different rooms together , the wires will have to go all the way up to the ceiling, then across the room, and then down to the socket. As opposed to ground path (going down to the floor, then across the room, then up to the socket .) which is shorter, since the sockets are closer to the ground than they are to the ceiling.

So, If for a standard three bedroom flat, the difference in the pipe requirement between these two systems  is about a bundle, (Which costs between N2,500 and N7,500 depending on the quality and size you buy). It means  you are risking the numerous disadvantages of the half conduit system in an attempt to save less than N10,000 (which of course will not be possible if you factor the extra cost you will incure via the more expensive cable type and possibly greater cable length).

In a nutshell, Half Conduit is economically and functionally unfavourable.

It's a 3P MCB ( three pole Miniature Circuit Breaker) encased in a plastic enclosure. GoldPlus range from INDOASIAN . A similar setup from a different brand is pictured below.

It does not provide any Surge Protection or Voltage Regulation.

MCBs are for preventing Short-circuiting and Cable Overloading.

Hello, I need advice from Real Estate agents in the house.

For the past few months I've been able to save up to 1.6million naira from my freelance business and I'm still working.
When I told my Parents about the money and how I was thinking of the best way to invest it, they advised me to buy a land. We got a land (100x100ft) at a very good location and already on the verge of paying for it (1.4m)

Now here's my worry. The thought of building a house at this point frightens me. I want to make plans for four units of 3bedroom flat, but I have no idea of how much it would cost me (location: Benin).

My plan is to save like 2m then start building, and take things little by little. Is this a wise decision?

Does anybody here have direct live-in experience with a decked roof (house with flat concrete decking as the roof)? I know all the theories for and against but I will like to hear from someone who is actually under one in our climate. I lived in one for a year in Kuwait. it even had a rooftop pool diagonally above me. It was also a 5-floor apartment complex. Utilities were inclusive with rent so the AC was perpetually on hence I cannot use that as a reliable form of reference plus the weather is no were like Naija. In fact, I have often said that if you stay in the middle east for a few weeks you will become born again; my thinking if this is still earth and it is this hot then I definitely don't want to go to hell. grin

I'm not an agent but I think that Real Estate has always been a sure buy but you have to do your homework to make sure that you're buying properly.

You can build in steps like I am doing and continue in stages as funds, and time as in my case, permit as long as you don't mind some rabid dogs that may bark themselves hoarse saying it's taking you years to build. Rome wasn't built in a day.
