zamirikpo: Around 325m. With 18% rate, you'll have 851m. Apparently, with compound interest, every little difference in rate matters. We have to hope rates return and remain around 18 levels. |

zamirikpo: I used this compounded interest calculator that was once posted by chukzyfcbb http://www.moneychimp.com/calculator/compound_interest_calculator.htm I got 351m. But I think rational mind's figure is more accurate sine I had to approximate the 11% per annum to 0.92% per month as against 0.916667%. And like he said, every little increase in interest rate amplifies the compounding effect. As for devaluation, see it as an opportunity rather than...you should position yourself to benefit from it. Thesame devaluation that gave Access Bank an FX loss of N5bn in 2016, gave GTB a gain of N 87bn. |

With this wonderful strategy you would be richer than all the world richest, present and past combined, in the next couple of years, I have run the simulation, it turned out more zeros than my computer can handle. My question is why are you spamming this thread, I don't understand, you have cracked the code to infinite wealth haven't you? Get a loan from GTB or what ever bank you use and conquer the world. Fxmanager:Forex is the worst place to ply the compounding interest formula for years because its very very risky! we are in the Tbills tread because we have low risk appetite. What's the guarantee you will still be in Forex in 20yrs, what is your track record in the last 5yrs as a fund manager What is your portfolio size that you manage, can you upload a PDF/link so we can evaluate your performance in the past years? Trading forex should be with funds that you are comfortable to lose, its like trading Crypto currencies. A 20yr plan should be a mixture of either low risk assets or low -mid risk asset not forex. You wan kpai man pikin? I should dump 20m in forex with a yearly addition of say 2m? I must be jazzed to even think of that 9 Likes |

if someone have 50m to invest in TBill, is it better to deposit it into one Bank and invest it to Tbills with same Bank or better to separate as 25m each and invest in different two Bank |

awesomeJ:You have summoned me back here after low rates sent me to stealth mode. for real estate this has always been my thought. Investing in real estate for cash flow is good but no super smart if you ask me. Land flipping is a much faster way to make it in real estate. Eg If I had 100m naira, rather than buy a plot of land build a 3storey building worth a total of 100m while earning 5-8% (5-8million/p.a) annually , which is the average in Lagos by the way. I would rather buy 5 pieces of land worth 20m naira EACH at several location. I mean ask yourself, what exactly makes a house costly? its typically the LAND and its surrounding economic activities! The structure itself requires a whole lot of maintenance to uphold its value. You have to re-paint , repair roofing sheets over time, plumbing work and etc. Erecting a structure to me is Over hyped! Most people just do it for the prestige that comes with it Land flipping is the real deal. You can have 5pieces of land worth 20m each, in 15 years, each piece of land could be worth 60m or more leaving you with 300m. While the one who erected a structure is battling a depreciated roofing sheets, tenants court cases, filled up soak away and co. I understand most do it for cash flow. which is where Tbills comes to the rescue a place to earn cash flow with no tenant wahala or vacant flats problems. In the end, Its good to spread your investment across different asset class coz you don't know the evil that could befall you. Even the Holy book supports this. cheers! 10 Likes

@awesomej and co...... u guyz are just brilliant Thank u I should reserve 10m and anticipate 11% for 20yrs ,plus a savings of 300k monthly that should take care of my children's inheritance, they should build on that. Next plan is to set aside at least 5 plots of land in different locations , this should help me guard against currency devaluation , cos land never depreciates, so in case my TB suffers any form of currency malfunction I will recoup from my land bank. Executing this plan may cos some discomfort now but anything that ensures some comfort in old age is worth it. That time I won't have the energy to run around like this. Then the big question now is how do I drive a lambo or Porsche within the next 5yrs, or at least a range. my monthly earnings and total savings have been mortgaged.... ....for future gains leaving me with very little today. Food for thought for those in my shoes. 7 Likes |

You guys are too much. I have learnt so much. I am into real estate and treasury bills. Please, always diversify... our economy is still going to experience lots of turbulence in months/years to come. Big investors in Nigeria often like to invest in real estate, because if you have all your life savings invested in bonds or treasury bills or in a fixed deposit with a bank, your account or money could be frozen if you decide to speak truth to government of the day or if you are wrongly accused of a crime you know nothing about at your place of work. Hard earned savings from many Nigerians had been frozen one way or another. Real estate is for patient investors, and location should always be your top priority, don't just buy lands because they are cheap. LOCATION is everything when it comes to real estate. When building for tenants in good locations, always involve a good lawyer to ensure all intending tenants sign a memorandum of understanding that will give you lots of powers to throw their things out or face legal action if they fail to pay up their rents. Be informed that treasury bills and bonds won't be too juicy for decades to come in Nigeria. Things will start to change as soon as Nigeria's economy is fully diversified out of oil. You guys are a bunch of talents, I thought I have learnt enough about investing in treasury bills and real estate, but reading your different inspirational comments had proven me wrong. Comeandcollect: The main issue is, there's no recommendation of any form, no one has come here to vouch for him nor lend credence. Go to the thread on Mfs and see how people recommend investment houses to each other. If what he offers is as good as he claims, he won't be the one telling us about it. People will make recommendations. Even MMM with all it's faults had testimonials from people who made money from it. |
