Many letting agencies will ask for deposit far more than equivalent of one month rent which is ridiculous.

I don't think so, you may get a discount for insuring more than one house with one insurer

We are saying more or less the same thing.

You can get landlords insurance for £70 if you have one property. If you have about 5 properties you can get it for about £200. That’s why I used that price range.

Look at landlord insurance as a trade insurance car dealers use...


One trade insurance covers many vehicles..... Same principle applies with landlord insurance. A landlord can bundle all properties under the same policy and get a considerable discount........

The fact that is NOT a requirement by law does t mean a landlord will be wrong to put it as a caveat to HIS/HER property.

If renting a 2 bed or 3 bed property for 2 individuals, will referencing be done on both persons or just one?

We've focused really on bad tenants, but this goes both ways. How do we protect ourselves from bad landlords? Can prospective tenants carryout checks on these LL as well?

You will pay for both individuals separately once you declare and money Don dey rise small small be that after deposit (now usually 6weeks rent or more)

It swings both ways, I would try my best to present all scenarios........

It might be best to carry out referencing on one person, you save spending funds on 2 referencing cost.....

If one person signs the rental agreement, he/she is legally bound to honour the terms of contract.....

Assuming they are couples, after signing the contract, their relationship goes sour...... The person that did not have their names on the contract, can simply just hop, skip and run. Leaving the other party responsible to fully honour the contract and continuously make all payments or face having a CCJ registered against them and been chased by debt collectors.......

While the other party simply walks free from all the drama..


So best to think about it properly, because the signed tenant/ victim might be left carrying the baby and the can.....

If both names are on the tenancy agreement then yes.


Unfortunately there is no way , if you want to avoid being a rogue landlord victim use a reputable estate agent. You will pay more but you will have your rest of mind. I have heard stories of tenants getting scammed off gumtree, showing properties they don't own and collecting multiple deposits from multiple tenants. Its not only in Nigeria that you get this kind of fraud, so in the process of trying to save a few pennies, you end up losing a lot.
The truth is majority of landlords are straight forward but you will always get that small no that gives them a bad name. So shine your eyes well, always ask for proof of ownership when dealing privately. If the Landlord can ask you to identify yourself, so can you. if you smell a rat like cash payment insistence , just run as fast as your legs can take you.

An additional point for those renting leasehold properties be sure that your landlord gets a licence to sublet the property from the freeholders or management agents. Always ask and get in writing, if not your tenancy will be void and illegal. The freeholders will come after the landlord for breach of his leasehold and eventually you will have to leave. (This is the worst case scenario).

There was this incidence, and I have actually seen this happen . This was a gated premises and the tenant was about to move in unaware that a Sublet Licence was required and was not allowed entrance into the development . The tenant and removal company was stranded and it was a Friday late afternoon and he (the tenant and his family) had to book into a hotel for the weekend and keep his things in storage. Until the landlord got the licence on the Monday.

1. Naric is used in place of ielts for UKVI
2. Just go naric website and choose the applicable route (should usually be the red route)
3. You use degree certificate
4. Application online is usually faster but you can use post if time permits

If its a married couple, then the chances of one party walking away is more remote, than a casual relationship.....

Your deposit should be deposited with the govt scheme(TDP) tenancy deposit protection. basically as soon as your landlord deposit the money they will email you and ask you to create an online account and a copy of the deposit certificate will be emailed to you too

And if your Landlord doesn't do this within a certain time frame (I think 3months not sure) you can sue him and get back 2 months rent.

Not everyone enjoys driving that long distance. I have done it like 5 times and it's the best. Planning to do South of France soon!

It's probably the shortest drive once you crossover..... Not unless you fly in or use Eurostar.......

Not really, calais to Central Paris is about 3hrs on the autoroute....not too bad if you have company.
